A good house plan 25 x 50 turns a 1,250 sq ft plot into a comfortable 2BHK on one floor or a 3BHK with covered car parking over ground plus one. After setbacks you can usually cover around 900–1,000 sq ft per floor, which is enough for generous rooms if the staircase, car and light shafts are placed carefully. This guide gives three practical 25 by 50 house plan layouts with room sizes, facing notes, elevation and 3D advice, and indicative 2026 construction costs for Delhi NCR.

What a 25x50 Plot Gives You

A 25×50 ft plot is 1,250 sq ft, which is about 139 gaj (square yards) or 116 sq m. Compared with the more common 25×40, the extra 10 ft of depth is valuable: it lets you add a full band of rooms, a rear open area or an internal courtyard without shrinking the living room. The 25 ft frontage stays the constraint, so the width must be split carefully between parking, living room and staircase.

Actual buildable area depends on ground coverage, FAR, setbacks and height limits set by your local authority, which vary between Delhi, Gurugram, Noida, Faridabad and panchayat areas and with road width and colony type. The layouts below assume roughly 950 sq ft of covered area per floor. Confirm the permissible figures for your own plot before you finalise a design.

  • Frontage (25 ft): fits one car bay plus a living room, or a living room plus a side staircase.
  • Depth (50 ft): allows four bands of space — front open area, living, kitchen and dining, bedrooms — plus a rear margin.
  • Light: on a deep, narrow plot the middle rooms need a light shaft or courtyard, especially if neighbours build on both sides.

Layout 1: 25x50 2BHK on a Single Floor

This suits a small family, retired parents, or anyone building in phases. The extra depth lets a single floor hold a proper dining area and a small courtyard, which a 25×40 cannot.

  • Front open area with two-wheeler parking and a small garden: about 25'×8'
  • Living room: 12'×15', facing the road
  • Dining: 10'×11', opening onto a 6'×10' internal courtyard or light shaft
  • Kitchen: 8'×11', with a 4'×6' utility behind it
  • Master bedroom: 12'×13', with attached bathroom 5'×8' and a wardrobe wall
  • Second bedroom: 11'×11', with a common bathroom 4'6"×7'
  • Staircase to terrace: dog-legged, about 7'×11', along one side wall

Design the foundation, columns and stair for the final number of floors from day one. A single-floor phase costs little extra when it is planned this way, and it saves demolition and strengthening work later. For the pros and cons of staying on one level, see our guide to the single floor house plan.

Layout 2: 3BHK on G+1 with Car Parking

The most requested 25x50 configuration. One car goes in the front, living spaces and a parents' room sit on the ground floor, and the main bedrooms go upstairs.

Ground floor (about 950 sq ft covered)

  • Covered car parking: 10'×17'
  • Living room: 12'×15', beside the parking
  • Dining: 10'×12', open to the kitchen
  • Kitchen: 8'×11', with utility 4'×6'
  • Parents' bedroom: 11'×12', with attached bathroom 5'×7'
  • Powder room: 4'×5', tucked under the stair landing
  • Staircase: 7'×11', in the middle third of one side wall

First floor (about 950 sq ft covered)

  • Master bedroom: 12'×14', with attached bathroom 5'×8' and dress area
  • Bedroom 3: 11'×12', with attached bathroom 4'6"×7'
  • Family lounge: 11'×14', over the car parking
  • Front balcony: 4'×12'; rear balcony or drying area: 4'×10'

Keep the stair in the middle of the plan rather than at the back: it cuts corridor length on both floors and lets a skylight above it light the centre of the house. Stack all bathrooms and the kitchen on one side so drainage runs straight down.

Layout 3: Stilt Plus Independent 2BHK Floors

Where your authority permits stilt parking and additional floors, a 25x50 plot can hold a small builder-floor building. The stilt takes the cars, entrance lobby and stair, and each upper floor becomes a self-contained 2BHK or compact 3BHK.

  • Stilt: one car comfortably, and a second in tandem thanks to the 50 ft depth; side-by-side is tight at 25 ft once columns are placed
  • Each floor: living-dining 12'×20', kitchen 8'×10', master bedroom 12'×13' with attached bath, second bedroom 11'×11', common bath, optional 10'×10' study, front balcony 4'×12'
  • Lift: reserve a 5'×5' shaft next to the stair even if you install it later

This works for joint families and for owners who want rental income. Plan separate meters, a common stair that never passes through a flat, and services stacked floor over floor. We cover the three-storey version in detail in our G+2 house design guide.

Facing, Setbacks and Vastu

The same room list plans differently depending on which side faces the road.

Plot facingWhat the front getsPlanning notes for 25x50
NorthSoft, even daylightLiving room and balcony in front; kitchen in the rear south-east corner
EastMorning sunEntrance and living in front; master bedroom at the rear south-west
WestHarsh afternoon sunDeep balcony, louvres or jaali on the front; keep large glass shaded
SouthStrong sun most of the dayPut parking, stair or store in front as a heat buffer; bedrooms towards the rear north

Vastu texts traditionally recommend a south-east kitchen, a south-west master bedroom and a light, open north-east. On a 25-ft-wide plot most of this can be achieved by mirroring the plan. Our approach is architect-led: function and daylight first, Vastu applied where it fits, and practical remedies rather than demolition.

25x50 Elevation and 3D Design

A 25 ft front is wide enough for one confident idea. Options that work well:

  • Projecting box frame: a concrete or ACP frame around the upper balcony and lounge gives a clean modern face.
  • Vertical louvres: aluminium or HPL louvres in a wood finish screen the stair window and west sun.
  • Stone strip with plaster: natural stone or cladding on one vertical band, textured plaster elsewhere; limit the facade to two or three materials.
  • Planter parapet: a built-in planter on the balcony softens the front and shades glass.

Many people search for a 25x50 house plan 3D before deciding, and it is worth it: a 3D model built from your real drawings shows whether rooms feel tight and whether the front is balanced. Our 3D visualisation service produces exterior views and walkthroughs from your actual plan, so what you approve is what gets built.

25x50 House Construction Cost (2026)

Indicative 2026 costs at the NCR base rate of ₹1,650–2,050 per sq ft (basic), ₹2,050–2,850 (standard) and ₹2,850–4,200 (premium), on about 950 sq ft per floor. Figures cover structure and finishing and exclude land, design fees, approvals, boundary wall and interiors.

Get Your 25x50 Plan Drawn Properly

A downloaded 25x50 plan does not know your road side, setbacks, neighbours' windows or sewer position. Before construction starts, you should have:

  1. A site survey with exact dimensions — many "25×50" plots are a few inches off, which matters for stairs and parking.
  2. Working drawings with furniture, door swings and wardrobe depths drawn in.
  3. Structural drawings by a qualified structural engineer, designed for the final number of floors.
  4. Electrical, plumbing and drainage layouts coordinated with the structure.
  5. Sanction drawings in your authority's format, prepared with our building approvals team where needed.
