Overview

The engineering behind a reliable farm house

A city house plugs into municipal water, sewers and a steady power supply. A farm house often has to provide these for itself. Water may come from a borewell, waste goes to a septic tank or small treatment plant, power cuts need backup, and the property needs a boundary that keeps it secure while it is empty. These systems decide whether a farm house is a pleasure to visit or a list of problems each weekend.

Structure comes first. Farm land around Delhi NCR can have varied soil, high water tables in some areas and fill in others. We recommend soil testing where the building warrants it and design foundations, columns, beams and slabs to suit the soil and the architecture, including large verandah spans and open living areas.

For water and drainage, we plan the borewell location, overhead and underground tanks, pumps, a clear supply layout, rainwater harvesting where suitable, and a septic tank or STP sized for the house and guests and placed well away from the water source. Storm water drainage is planned with the site levels.

The electrical design covers the load for the house, pool, pumps and outdoor lighting, a sensible distribution layout, earthing and protection, and provision for a generator, inverter or solar system. Boundary walls, gates and guard rooms are detailed for security and appearance. You receive a coordinated drawing set your contractor can build from.

Who this is for
  • Every farm house build
  • Owners building on undeveloped land
  • Properties with no municipal services
  • Owners upgrading an older farm house

Questions about structure, services & utilities

For most farm houses, yes, especially with more than one floor, large spans or a pool. Soil conditions vary across the NCR, and a soil test tells the structural engineer what bearing capacity and water table to design for. For very light single-storey structures, we advise whether a test is necessary after seeing the site.
It depends on the number of people using the property, the available land, the local rules and how you want to reuse water. A septic tank with a soak pit suits many smaller farm houses. Larger properties, farm stays or event venues often need an STP. We recommend the system after reviewing occupancy and site conditions.
Yes. Farm houses usually have good roof and ground space for solar panels. We plan panel location, inverter and battery space, and cable routes in the electrical design, so a solar system can be installed now or later. Sizing is done with your solar vendor based on your expected load and budget.
The borewell and septic tank or soak pit should be kept well apart, and the borewell placed away from any source of contamination. Both also need vehicle access for maintenance. We locate them on the master plan with these separations in mind, and away from lawns and entertaining areas.
