Overview

A realistic budget before you commit to building

Most cost overruns on houses and builder floors begin with a budget that was never written down properly: a per-square-foot figure heard from a neighbour, with no clarity on what it included. A preliminary construction estimate replaces that guess with a documented figure tied to your actual building and your chosen level of finish.

We work from your architectural drawings or, at an earlier stage, from an area statement listing floors, built-up areas and the number of rooms, toilets and kitchens. You choose a specification level for items such as flooring, doors and windows, sanitaryware, electrical fittings and external finishes, and we record those choices in a specification sheet that sits alongside the estimate. The cost is then broken into civil and structure, finishing, electrical and plumbing heads, and shown area-wise and stage-wise.

Every estimate states its assumptions clearly, along with a contingency allowance and a note on price escalation. Material and labour rates in Delhi NCR move over the course of a project, so the estimate is a planning figure for the stated purpose and date, not a fixed price. Accuracy improves as drawings and specifications are finalised, and a detailed BOQ is the next step when you are ready to invite contractor quotes.

If you only want a rough figure first, you can try the self-serve cost calculators on our website under Tools. The written estimate is for when you need a figure you can rely on for decisions.

Client Voices

What our clients say

"We handed over an empty 3BHK and got back a home that finally feels like us. The team listened to how we actually live — not how a catalogue thinks we should — and it shows in every corner."

R Rohit & Meera KhannaHomeowners, DLF Phase 4, Gurgaon

"The modular kitchen is the star of my house now. Soft-close everything, a pull-out for my masala dabbas, and not a single wasted inch. My mother-in-law approves, which is the real 5 stars."

S Sana QureshiHomeowner, Sector 78, Noida

"What sold me was the 3D walkthrough — what I saw on screen is exactly what got built. No surprises, no 'arre sir yeh possible nahi hai' after booking."

Questions about preliminary construction estimate

Can’t find your answer? Call or WhatsApp us — we reply quickly.

The self-serve calculators on our website give a quick range from a few inputs such as area and finish level. A written estimate is prepared by our team from your drawings or area statement and your specifications, broken into cost heads and stages, with assumptions stated. It is suitable for planning, phasing and discussing finance.
At minimum, the plot size, number of floors, the built-up area per floor and the type of building. Architectural drawings, even preliminary ones, make the estimate more reliable. You should also have a view on finish level, though we can help you choose by showing the cost difference between options.
The construction estimate covers the cost of building works. Professional fees, approval charges, utility connection fees, furniture and loose items are listed separately as exclusions unless you ask us to include an allowance for them. This keeps the building cost clear and avoids mixing it with costs that vary by authority.
Yes. If the drawings change, you add a floor or you revise the specifications, the estimate can be updated. Revisions are quoted based on how much changes. Many clients update the estimate once drawings are final, and then move to a detailed BOQ before appointing a contractor.
