A 50 gaj house design has to fit a full home on just 450 sq ft of land, so it almost always means building upwards: a 1BHK or compact 2BHK per floor, with the staircase and light shaft planned before anything else. Done well, a 50 gaj plot comfortably houses a family of four across ground plus one or two floors, or gives an owner's floor plus rental income. This guide covers common plot shapes, four practical layouts with room sizes, elevation ideas and indicative 2026 construction costs for Delhi NCR.
What 50 Gaj Means in Feet
One gaj is one square yard, or 9 sq ft. So 50 gaj is 450 sq ft, about 41.8 sq m. Plots of this size are common in Delhi's residential and regularised colonies, and in Ghaziabad, Faridabad and older Noida and Gurugram sectors. The dimensions matter more than the area, because the width decides whether a car, a staircase and a room can sit side by side.
| Plot size | Area | What the width allows |
|---|---|---|
| 15'×30' | 450 sq ft | One room plus a side stair; car only on a stilt with the stair at the rear |
| 18'×25' | 450 sq ft | Wider rooms, shorter depth; easier to light the middle of the house |
| 12'×37'6" | 450 sq ft | Very narrow; single-file rooms, stair on one wall, light shaft essential |
| 20'×22'6" | 450 sq ft | Near-square; best for two rooms side by side on each floor |
Ground coverage, FAR, setbacks, stilt rules and height limits for small plots vary by authority, colony and road width, and some colonies have their own conditions. The layouts below assume roughly 400 sq ft covered per floor on a 15'×30' plot. Treat this as a working figure and confirm the permissible limits for your plot.
Layout 1: Simple 50 Gaj House Design, 1BHK Ground Floor
The most economical start, and a sensible first phase if you plan to add floors later. It suits a couple or a small family on a tight budget.
- Front open area or verandah: 15'×4', for two-wheeler parking and shoe storage
- Living room: 11'×12', at the front
- Kitchen: 6'×9', open to the living room with a counter, so both feel larger
- Bedroom: 10'×11', at the rear with a window onto the rear margin or a light shaft
- Bathroom: 4'6"×6'6"
- Staircase: 3'-wide dog-legged stair in a 6'6"×9' core along one wall
Even on a single floor, have a qualified structural engineer design the foundation and columns for the final number of floors. Adding floors on a foundation designed for one storey is expensive and sometimes not possible.

The typical family choice: living spaces downstairs and bedrooms upstairs, like a compact duplex.
Ground floor
- Living room: 11'×13'
- Dining and kitchen: 11'×10' combined, with a 3'×5' utility
- Common bathroom: 4'6"×6'
- Staircase: 6'6"×9', with storage or a washing-machine niche under it
First floor
- Master bedroom: 10'×12', with attached bathroom 4'6"×6'6"
- Second bedroom: 9'×11'
- Front balcony: 3'×10'
The terrace above becomes usable outdoor space for drying, a water tank and a few planters. Stack the upstairs bathroom directly above the ground-floor bathroom and kitchen to keep plumbing short and leak-free.
Layout 3: One Floor Per Unit on G+2
Where permitted, building three floors lets each floor work as an independent 1BHK: one for the owner, the others for grown-up children, parents or tenants.
- Each floor: living-dining 11'×13', kitchen 6'×9', bedroom 10'×11', bathroom 4'6"×6'6", balcony 3'×10'
- Stair: a common stair at one side, reached from the entrance without passing through any unit
- Services: separate electricity meters and water connections planned from the start
This is the most practical rental format on 50 gaj. For the structural and cost side of three-storey homes, see our G+2 house design guide.
Layout 4: Stilt Parking with Two Floors Above
Getting a car inside a 450 sq ft plot is possible only on the right dimensions and where stilt parking is allowed. On a 15'×30' plot, one car (about 9'×16') fits on the stilt with the stair core and a small entry lobby at the rear. On an 18'×25' plot the car fits across part of the front with the stair beside it. Above, each floor carries a 1BHK or a compact 2BHK with a 9'×10' second bedroom. It is tight, so the structural grid must be drawn around the car, not the other way round. Check the ramp, the gate width and the turning space from the road before committing: on a narrow lane a 9-ft-wide stilt may be usable only by a small hatchback. If the car cannot fit comfortably, it is usually better to use the ground floor as living space and park outside where local rules allow.
Making a Small Plot Feel Bigger
On 50 gaj, a few design decisions do more than any finish upgrade:
- Light shaft or skylight over the stair: a 3'×6' shaft or a polycarbonate skylight above the stair lights the middle of the house on every floor.
- Open kitchen: a counter instead of a wall between kitchen and living adds visual space; plan a good chimney.
- Full-height built-in storage: wall-to-ceiling wardrobes and a loft over the bathroom door replace freestanding furniture.
- Taller floor-to-ceiling height: around 10' where permitted makes small rooms feel less boxed in.
- Sliding or pocket doors: they save door-swing space in bathrooms and bedrooms.

50 Gaj House Elevation and 3D Design
With a 15–20 ft front, keep the elevation simple and vertical. A single stone or tile strip on the stair side, textured plaster elsewhere, a slim metal railing and a projecting frame around the balcony look clean and age well. Avoid mixing more than three materials. A 50 gaj house design 3D view of your actual plan is worth doing before construction: on small plots it quickly shows whether the balcony projection, window sizes and stair window line up. Our 3D visualisation team can produce this from your drawings.
50 Gaj House Construction Cost (2026)
Indicative 2026 costs at the NCR base rate, on about 400 sq ft per floor: ₹1,650–2,050 per sq ft (basic), ₹2,050–2,850 (standard) and ₹2,850–4,200 (premium). Excludes land, design fees, approvals and interiors.
| Configuration | Built-up area | Basic | Standard | Premium |
|---|---|---|---|---|
| Ground floor 1BHK | ~400 sq ft | ₹6.6 – 8.2 lakh | ₹8.2 – 11.4 lakh | ₹11.4 – 16.8 lakh |
| G+1 2BHK | ~800 sq ft | ₹13.2 – 16.4 lakh | ₹16.4 – 22.8 lakh | ₹22.8 – 33.6 lakh |
| G+2 (three units) | ~1,200 sq ft | ₹19.8 – 24.6 lakh | ₹24.6 – 34.2 lakh | ₹34.2 – 50.4 lakh |
For the G+2 option at standard specification, city multipliers shift the range to roughly ₹25.8–35.9 lakh in Delhi (1.05), ₹26.6–36.9 lakh in Gurugram (1.08) and ₹23.9–33.2 lakh in Ghaziabad or Faridabad (0.97). Small plots often land at the upper end of a range because the staircase, foundation and site logistics cost nearly as much as on a bigger plot.
