Overview

Knowing what your property is worth, and why

Families dividing a house between siblings, owners deciding whether to sell or rebuild, and partners settling their shares all need the same thing: a fair, reasoned view of what the property is worth. A number without reasoning tends to start arguments; a documented valuation that shows how the figure was reached is far easier to discuss.

Our valuation begins with a site inspection. We measure the plot and the built-up areas, note the construction type, age, quality of materials and finishes, and record the condition of the structure and services. We then look at land value with reference to the location, road width, surroundings and the prevailing market in that locality, and at building value based on the cost of construction adjusted for age, condition and remaining life.

The findings are brought together in a valuation report that sets out the property details, the approach used, the assumptions and the value arrived at. Every valuation is prepared for a stated purpose and date, such as family partition or sale planning, and should be read in that context. A figure prepared for one purpose is not automatically suitable for another.

Some purposes, including bank lending, court matters and certain tax or statutory filings, require a valuer with a specific registration or empanelment. Bank-panel requirements vary by bank. Tell us your purpose at the start and we will tell you whether our report fits it, before any work begins.

Questions about property valuation

Banks usually require valuation by a valuer on their own panel, and panel requirements vary by bank. Our reports are prepared for purposes such as family partition, sale planning and owner decisions. If you need a valuation for a bank or another institution, tell us first and we will advise whether our report is suitable.
Land and building are usually considered separately. Land value depends on location, size and the local market. The building is valued on its construction cost adjusted for age, condition and remaining useful life. In older houses, the land often accounts for most of the value, which the report shows clearly.
No. The circle rate is the minimum rate set by the government for stamp duty and registration. Market value can be higher or, occasionally, lower. Our valuation considers the actual property and the local market, and the report may mention the circle rate for reference where relevant to the stated purpose.
Yes. A reasoned valuation report is often most useful where family members hold different views. We inspect the property and explain the basis for the figure in writing. We are not a mediator and do not decide shares, but a documented value gives everyone a common starting point for discussion.
