A house plan 20 x 50 is designed for a 1,000 sq ft plot that is long and narrow, and it fits a 2BHK with car parking on the ground floor or a 4BHK across ground plus one. With about 750–850 sq ft of covered area per floor after setbacks, the whole design turns on one problem: getting light and air into the middle of a house that runs 40-plus feet deep with blank walls on both sides. This guide covers three 20 by 50 house plan layouts with room sizes, light-well and ventilation strategy, orientation notes, and indicative 2026 construction costs for Delhi NCR.

The 20x50 Plot: Long, Narrow and Workable

A 20×50 ft plot is 1,000 sq ft, about 111 gaj (square yards) or 92.9 sq m. It has the same area as a 25×40 plot, but plans very differently. Only 20 ft of frontage means the house is essentially a single row of rooms with a side passage or a straight-through spine, and the neighbours' walls usually close off both long sides.

  • Width: 20 ft fits a car (about 9–10 ft) beside a 9–10 ft room or stair, but not two cars side by side.
  • Depth: 50 ft gives four bands of space, and at least one of them should be open to the sky.
  • Party walls: on most mid-row plots, the only windows are at the front, the rear and around internal shafts.

Coverage, FAR, setbacks and stilt rules vary by authority, colony and road width. The layouts below assume about 800 sq ft covered per floor; confirm the permissible limits for your plot before finalising. If your plot is 10 ft shorter, our 20x40 house plan guide covers that size, and for a slightly wider plot of similar depth see the 25x50 house plan.

Layout 1: Ground Floor 20x50 House Plan, 2BHK with Car Parking

The extra depth over a 20×40 plot is what makes this possible: a covered car, a full living room and two bedrooms on one level.

  • Covered car parking: 10'×17', front, beside a 9'×10' entrance and shoe store
  • Living room: 12'×15', behind the parking with a window onto the front open space
  • Light well: 6'×9', open to the sky, at the centre of the plot
  • Dining: 9'×10', opening onto the light well
  • Kitchen: 8'×10', with a 3'×6' utility
  • Master bedroom: 11'×12', at the rear with attached bathroom 4'6"×7'
  • Second bedroom: 10'×11', with a window onto the light well
  • Common bathroom: 4'6"×7'
  • Staircase: 3'6" wide, dog-legged, about 7'×11', along the side wall near the light well

Without the central light well, the dining area and second bedroom would have no outside window at all. Build the foundation and columns for the final number of floors even if only the ground floor is built now.

Layout 2: 4BHK on G+1 for a Growing Family

Split the bedrooms across two floors and a 20x50 plot becomes a full family home.

Ground floor (about 820 sq ft covered)

  • Covered parking: 10'×17'
  • Drawing room: 9'×12', beside the parking
  • Family lounge and dining: 12'×18', around the light well
  • Kitchen: 8'×11', rear, with utility yard behind
  • Parents' bedroom: 11'×12', rear, with attached bathroom 5'×7'
  • Staircase: 7'×11', mid-plot

First floor (about 800 sq ft covered)

  • Master bedroom: 12'×13', front, with attached bathroom 5'×8' and balcony 4'×12'
  • Bedroom 3: 10'×12', with window onto the light well
  • Bedroom 4: 10'×11', rear, with attached bathroom 4'6"×7'
  • Common bathroom: 4'6"×7'
  • Passage: 3'6" wide along the light well, with a railing or glass so it feels part of the space

Put the stair beside the light well and it becomes the lung of the house: a skylight or ventilator at the top pulls warm air up and out, and daylight drops down through all floors.

Layout 3: Stilt Parking with a 2BHK on Each Floor

Where the authority permits stilt parking and extra floors, a 20x50 plot can hold two cars in tandem under the building and independent 2BHK floors above.

  • Stilt: two cars in tandem, two-wheelers, meter panel and stair lobby
  • Each floor: living-dining 12'×20', kitchen 7'×10', master bedroom 11'×12' with attached bath, second bedroom 10'×11', common bath, front balcony 4'×10', light well continued from ground
  • Lift: reserve a 5'×5' shaft beside the stair from the start

Tandem parking only works if the owners of both cars live together or agree on the sequence, so it suits one family better than two tenants. More parking options are discussed in our guide to car parking design for homes.

Light, Ventilation and Orientation on a Deep Narrow Plot

Most complaints about narrow houses are about darkness and stuffiness, and both are design decisions rather than plot limitations.

ElementTypical sizeWhat it solves
Central light well5'×8' to 6'×10'Daylight and cross-ventilation for the middle rooms
Skylit staircaseSkylight over the stair head roomStack ventilation, light on every landing
Rear open space5'–8' deepWindows for rear bedroom and kitchen, utility space
Bathroom ventilation shaftAbout 3'×3'Exhaust for inner bathrooms

North and east fronts suit living rooms and balconies; on west and south fronts, place the parking and stair at the front and shade any glass with a deep balcony or louvres. Vastu texts traditionally recommend the kitchen in the south-east and the master bedroom in the south-west; on a 20-ft-wide plot mirroring the plan achieves much of this, and our architect-led approach puts function and daylight first, with remedies rather than demolition.

20x50 Elevation and 3D Views

A 20 ft front looks taller and narrower than it is, so the elevation should either celebrate that height or calm it with strong horizontals.

  • Vertical emphasis: a full-height strip of stone or wood-finish louvres on the stair side.
  • Horizontal frames: a projecting box around each floor's balcony to break the height.
  • Screen facade: a perforated metal or jaali screen on west fronts, shading the glass behind.

A 3D model of your actual plan is particularly useful on long plots, because it shows how much light the light well really delivers and how the house reads from a narrow street.

20x50 House Construction Cost (2026)

Indicative 2026 costs at the NCR base rate, using ₹1,650–2,050 per sq ft (basic), ₹2,050–2,850 (standard) and ₹2,850–4,200 (premium) on about 800 sq ft per floor. Figures cover structure and finishing and exclude land, design fees, approvals, boundary walls and interiors.

Narrow plots between existing buildings can need extra care during excavation to protect neighbouring foundations, which adds cost and should be assessed by a structural engineer. Test your own figures in the construction cost calculator.

Get Your 20x50 Plan Drawn Properly

On a long, narrow plot, a generic plan almost always gets the light well, stair and bathroom stacking wrong. Before construction, you should have:

  1. A site survey with exact dimensions and the condition of neighbouring walls.
  2. Working drawings with furniture, car parking and door swings drawn in.
  3. Structural drawings by a qualified structural engineer, designed for the final number of floors.
  4. Electrical, plumbing, drainage and rainwater layouts, including light-well drainage.
  5. Sanction drawings in your authority's format.
