Overview

Structural design that is safe and does not waste material

The structure is the one part of a building you cannot easily change later. Structural design decides the size of foundations, columns, beams and slabs, and the amount and arrangement of steel in each. Done properly, it keeps the building safe under its own weight, occupancy loads, wind and earthquakes. Done by rule of thumb, it tends to be either unsafe in places or heavier and costlier than needed.

We analyse the building as a frame and design members in line with the relevant Indian Standards, including IS 456 for plain and reinforced concrete, IS 875 for design loads and IS 1893 for earthquake resistance. Delhi NCR falls in a seismic zone where earthquake detailing is required, so column-beam joints, stirrup spacing and lap locations are shown clearly rather than left to site judgement.

Foundation design depends on soil conditions. For larger or taller buildings, or where the soil is doubtful, we recommend a soil investigation; for smaller houses we state the assumptions used so they can be confirmed on site during excavation.

The design is coordinated with your architectural plan so beams do not cut through windows, columns do not land in the middle of a room, and depths leave space for ceilings and services. A bar bending schedule can be added on request, so your contractor can order and cut steel accurately and reduce wastage. During construction, we answer site queries on the drawings so the structure is built as designed.

How It Works

Your project in 4 clear steps

  1. 01 Review plans and soil data

We study the architectural drawings, number of floors, intended use and any soil report.

  2. 02 Frame planning and analysis

Column positions are fixed with the architect and the structure is modelled and analysed.

  3. 03 Member design and detailing

Foundations, columns, beams and slabs are designed and detailed in drawings.

  4. 04 Check and issue

Drawings are checked, issued in stage order and site queries are answered during construction.

Why Panache

Reasons clients choose us

  • Architecture, interiors, engineering & approvals in one team
  • Written scope and fees before work starts
  • Coordinated, construction-ready drawings
  • One point of contact throughout
  • Local knowledge across Delhi NCR
  • 10+ years, 3,500+ projects
How fees work

Engineering fees are quoted per square foot of built-up area or as a fixed amount per discipline (structural, electrical, plumbing). Supervision is quoted per visit or as a package for the whole construction period.

Client Voices

What our clients say

"We handed over an empty 3BHK and got back a home that finally feels like us. The team listened to how we actually live — not how a catalogue thinks we should — and it shows in every corner."

R Rohit & Meera KhannaHomeowners, DLF Phase 4, Gurgaon

"The modular kitchen is the star of my house now. Soft-close everything, a pull-out for my masala dabbas, and not a single wasted inch. My mother-in-law approves, which is the real 5 stars."

S Sana QureshiHomeowner, Sector 78, Noida

"What sold me was the 3D walkthrough — what I saw on screen is exactly what got built. No surprises, no 'arre sir yeh possible nahi hai' after booking."

Questions about structural design

For multi-storey buildings, basements, large plots or filled-up land, a soil investigation is strongly recommended because the foundation depends on it. For a small house on known ground, a design based on stated safe bearing assumptions may be reasonable, provided the soil is checked when the trenches are opened. We advise case by case.
Yes. If you plan to add floors later, tell us at the start. We design the foundations and columns for the final number of floors and note this on the drawings. It costs a little more now but is far cheaper and safer than strengthening an existing structure later.
Usually not. Engineered design sizes each member for its actual load, which often reduces steel and concrete compared with thumb-rule construction where everything is made heavier just in case. Where the design needs more steel, it is because the load or seismic requirement genuinely calls for it.
Yes, for sheds, mezzanine floors, rooftop structures and similar work we can design structural steel members and connections. Most houses and builder floors in Delhi NCR are RCC framed, and that remains our most common scope, but the choice depends on span, speed and budget.
