Overview

Getting the big decisions right before the details

Most of the cost and comfort of a building is decided in the first few weeks. How many floors, where the staircase goes, which side the living areas face, whether parking sits in the stilt or the front setback: these choices shape everything that follows. Concept planning is the stage where we make them deliberately, instead of letting them happen by accident on the drawing board.

We begin with a detailed conversation about how you want to use the building, who will live or work in it, and what you expect it to become in ten or fifteen years. Alongside that, we study the plot itself: its size and shape, road width, orientation, neighbouring buildings and the ground coverage, FAR, height and setback rules that apply under the bye-laws of the relevant authority, whether that is the MCD or DDA in Delhi, the Noida or Greater Noida authority, DTCP in Gurugram or the local body in Ghaziabad or Faridabad.

From this we prepare two or three zoning and massing options. Each one shows a different way of arranging the building on the plot, with its advantages, compromises and likely cost implications explained in plain language. You compare them with us, mix and match where it makes sense, and we agree one direction to develop.

The outcome is a signed-off concept that the layout, drawings, structure and approvals can all build on, so later stages move faster and with far fewer changes.

"The modular kitchen is the star of my house now. Soft-close everything, a pull-out for my masala dabbas, and not a single wasted inch. My mother-in-law approves, which is the real 5 stars."

Questions about concept planning

Can’t find your answer? Call or WhatsApp us — we reply quickly.

Jumping straight to a floor plan fixes important decisions such as the number of floors, staircase position and parking without testing alternatives. Concept planning compares a few genuine options against the plot, bye-laws and budget first, so the layout that follows is built on a considered choice rather than the first idea that fitted.
A copy of the sale deed or allotment letter, any existing site plan or survey, and the plot dimensions are enough to begin. If you have an old approved plan for an existing house, share that too. Where information is missing, we can arrange a site measurement or survey as part of the appointment.
Yes. Some clients take the concept stage on its own to evaluate a plot or compare ideas before committing to a full appointment. You receive the concept drawings and notes, and if you continue with us later, the work carries directly into layout planning without starting over.
The concept focuses on arrangement: where spaces sit, how many floors, how the building occupies the plot. Simple massing views are included to show the overall form. Detailed elevations and 3D views are developed in later stages, once the layout is settled and the facade design can be done properly.
