Overview

Planning the whole plot, not just the building

On a small urban plot, setbacks largely decide where the building goes. On a farm house in Chhatarpur or Sohna, a school campus in Greater Noida or an institutional site on the edge of Faridabad, there are real choices to make, and they shape how the property works for decades. Site planning is the stage where those choices are made with care.

We begin with the land itself: its boundaries, levels, existing trees, approach roads and surroundings. We study the sun path and prevailing winds to decide which way the main building should face, where shade is needed and which areas will be pleasant to use through a Delhi NCR summer and winter.

Next comes movement. The main entrance, driveway, visitor and staff parking, service access and pedestrian paths are laid out so they do not conflict with each other. Open areas such as lawns, courts, play areas and gardens are placed where they are most usable, and the site is graded so rainwater drains away from buildings rather than collecting against them.

Finally, we plan the practical infrastructure that is often decided too late: underground and overhead water tanks, septic tank or STP location, electricity meters and transformer space, borewell and service trenches. With these fixed early, the building, landscape and engineering can all proceed without costly relocation later.

Questions about site planning

Can’t find your answer? Call or WhatsApp us — we reply quickly.

For larger plots, farm houses and campuses, a proper survey showing boundaries, levels and existing features is strongly recommended. Site planning based on assumptions can lead to drainage problems or buildings placed in the wrong spot. If you do not have a survey, we can arrange one as part of the appointment.
On a typical urban plot, setbacks and road access decide most of the site layout, so site planning is usually handled within concept and layout planning. A dedicated site planning stage is most valuable on larger plots, farm houses, institutions and campuses, where the building position involves real choices.
Site planning fixes the zones for lawns, gardens and open areas along with levels and drainage. Detailed landscape design, including planting, hardscape and irrigation, can follow as a separate stage handled by our landscape team, so the building and outdoor spaces are planned together.
We consider distance from the building and water sources, access for cleaning vehicles, ground levels for drainage and any requirements of the applicable authority. Fixing its position early avoids placing it under a future lawn or driveway, or too close to a borewell or water tank.
