Overview

Setting-out drawings that put the building in the right place

A layout drawing translates the architectural plan into dimensions a site team can mark on the ground. It fixes the position of every column and wall from a reference line, usually the plot boundary or a fixed point agreed at the start. If this stage is wrong, the error carries through the foundation, the frame and every floor above, and it is expensive or impossible to correct later.

We prepare the centre-line layout showing wall and column centres, the column layout with grid references matching the structural drawings, and the excavation and footing layout showing trench widths and footing sizes. Plinth levels and floor levels are marked with respect to the road or a site benchmark, so drainage and entry steps work as intended.

On typical Delhi NCR plots, where buildings go up to the boundary on two or three sides and setbacks are fixed by the approved map, small dimensional errors matter. A column that shifts by a few inches can eat into a staircase, a parking width or a mandatory setback. Our layouts are checked against the sanctioned or proposed plan and the actual plot measurements before they are issued.

Layout drawings are issued together with, or ahead of, the structural drawings so the contractor has one consistent set. Where the site measurements differ from the documents, we flag it before excavation rather than after.

Scope of Work

What the layout package covers

01

Centre-line layout

Wall and column centre lines dimensioned from a fixed reference on the plot.

02

Column grid layout

Column positions and grid marks that match the structural drawings exactly.

03

Excavation layout

Trench and pit outlines with widths and depths for the foundation work.

04

Footing layout

Footing sizes and positions shown on plan for marking and checking.

05

Levels and plinth

Plinth, floor and road levels tied to a site benchmark.

06

Plot and setback check

Layout verified against plot dimensions and the approved or proposed setbacks.

How It Works

Your project in 4 clear steps

  1. 01 Collect plan and plot data

We take the architectural plan, approved map if any, and the actual measured plot dimensions.

  2. 02 Fix grid and reference

Column grid and a fixed reference line or benchmark are agreed for the whole project.

  3. 03 Prepare layouts

Centre-line, column, excavation and level drawings are prepared and cross-checked with the structure.

  4. 04 Issue and clarify

Drawings are issued to you and your contractor, with clarifications before marking starts.

Why Panache

How fees work

Engineering fees are quoted per square foot of built-up area or as a fixed amount per discipline (structural, electrical, plumbing). Supervision is quoted per visit or as a package for the whole construction period.

Client Voices

What our clients say

"We handed over an empty 3BHK and got back a home that finally feels like us. The team listened to how we actually live — not how a catalogue thinks we should — and it shows in every corner."

Questions about layout design

A centre-line drawing shows the centre lines of walls and columns with running dimensions so they can be marked with string and lime on site. A column layout shows each column position against a grid, matching the structural drawings. Most framed buildings need both, and they must agree with each other exactly.
Yes. We work from the actual measured plot and the approved or proposed plan, and point out any difference between them before drawings are issued. Where the gap affects setbacks or room sizes, we discuss the options with you so the building fits the real plot rather than the paperwork alone.
Usually yes. A floor plan shows rooms and finished wall sizes, but it is not dimensioned for setting-out from a fixed reference. The layout drawing gives the site team centre-line dimensions, column positions and levels in the form they actually use to mark the ground and check the work.
The contractor or mason normally marks the layout using the drawings. If you want, we can include a site visit to check the marking before excavation begins, which is a sensible point to catch errors. This visit is quoted as part of the scope or under our site supervision service.
