A 30x50 house plan works on a 1,500 sq ft plot and comfortably fits a 3BHK on a single floor, or a 4BHK with parking for two cars across ground plus one. After setbacks you can usually cover around 1,050–1,150 sq ft per floor, which is enough to stop compromising and start planning for light, storage and a proper entrance. This guide walks through three 30 by 50 house plan layouts with room sizes, orientation notes, elevation and 3D advice, and indicative 2026 construction costs for Delhi NCR.
What a 30x50 Plot Gives You
A 30×50 ft plot is 1,500 sq ft, which is about 167 gaj (square yards) or 139.4 sq m. Compared with a 30×40 plot, the extra 10 ft of depth is what changes the plan: it lets you add a full band of rooms, a rear open area or an internal courtyard without squeezing the living room. The 30 ft frontage is also wide enough for two cars side by side, or one car plus a generous entrance and a front room.
Buildable area is set by your local authority through ground coverage, FAR, setbacks and height limits, and these vary across Delhi, Gurugram, Noida, Faridabad and panchayat areas and with road width. The layouts below assume roughly 1,100 sq ft of covered area per floor as a working figure. Confirm the permissible limits for your plot before design is frozen.
- Frontage: 30 ft fits two cars (about 18–20 ft) plus an entrance lobby or a 10 ft wide room.
- Depth: 50 ft allows four bands: parking and entry, living, kitchen and dining, bedrooms.
- Typical builds: single-floor 3BHK, G+1 4BHK, or stilt plus independent floors where permitted.
Layout 1: Single-Floor 3BHK with a Rear Courtyard
A 1,500 sq ft plot is one of the smallest sizes where a complete 3BHK fits on the ground floor without cramped rooms. This suits families with elderly parents who want step-free living, and owners who plan to add a floor later.
- Covered car parking: 10'×17', front corner
- Entrance foyer: 5'×7', with a shoe cabinet and a view through to the courtyard
- Living room: 13'×15', at the front beside the parking
- Dining: 10'×11', in the centre, open to the kitchen
- Kitchen: 9'×11', with a 4'×7' utility and wash area
- Master bedroom: 12'×14', with attached bathroom 5'×8' and a 2'×7' wardrobe wall
- Bedroom 2: 11'×12', with attached bathroom 4'6"×7'
- Bedroom 3 or study: 10'×11'
- Common bathroom: 4'6"×7'
- Staircase to terrace: dog-legged, about 7'×11'
- Courtyard or light well: 8'×10', between the dining and the bedrooms
The courtyard is what makes a deep single floor work. Without it, the dining area and middle bedroom depend on side windows that face a neighbour's wall. Design the foundation and columns for the final number of floors from day one if expansion is likely.

This is the configuration most families choose on a 30x50 plot: parking and shared spaces below, bedrooms upstairs, and one bedroom retained on the ground floor for parents or guests.
Ground floor (about 1,120 sq ft covered)
- Parking for two cars: 18'×17', open or covered
- Drawing room: 12'×15', beside the parking
- Family lounge and dining: 12'×18', open to the kitchen
- Kitchen: 9'×11', with a 4'×6' store
- Guest or parents' bedroom: 11'×12', with attached bathroom 5'×7'
- Powder room: 4'×5', near the drawing room
- Staircase: 7'×12', with the lift shaft reserved beside it
First floor (about 1,100 sq ft covered)
- Master bedroom: 13'×14', with walk-through wardrobe 5'×7' and bathroom 5'×9'
- Bedroom 3: 11'×12', with attached bathroom 4'6"×7'
- Bedroom 4: 11'×11', with attached bathroom 4'6"×7'
- Family lounge or home office: 11'×13', over the parking
- Front balcony: 4'6"×14', rear balcony 4'×8' for drying clothes
Keep the first-floor bathrooms stacked over the ground-floor kitchen and bathrooms, and route all drainage down one shaft. If a lift may come later, leave a 5'×5' shaft in the structure now; retrofitting one is expensive and disruptive.
Layout 3: Stilt Parking with Independent 3BHK Floors
Where stilt parking and additional floors are permitted, a 30x50 plot becomes a very efficient small building. The stilt takes parking, meters and a lobby, and each upper floor is a self-contained 3BHK of about 1,100 sq ft.
- Stilt: two cars side by side, two-wheelers, meter room and a lobby with stair and lift
- Each floor: living-dining 13'×20', kitchen 8'×11', master bedroom 12'×13' with attached bath, two bedrooms 11'×11', common bath, front balcony 4'×12'
- Services: separate water tanks, meters and a shared stair that never passes through a flat
This model suits joint families who want privacy between generations, and owners planning rental income. Check early whether your authority counts the stilt towards FAR and what clear height it requires, because that decides whether this layout is possible at all.
Orientation and Vastu for a 30x50 Plot
With 30 ft of frontage you have more freedom than on narrow plots to move rooms around, so the facing should shape the plan rather than force compromises.
| Road side | Good use of the front | Where the bedrooms go |
|---|---|---|
| North | Living room, large windows, balcony | Rear, with the master in the south-west |
| East | Entrance, living and puja area | Rear south-west and south |
| West | Parking and stair as a heat buffer, shaded balcony | Rear, away from afternoon sun |
| South | Parking, staircase, store | Rear north side for softer light |
Vastu texts traditionally recommend the kitchen in the south-east, the master bedroom in the south-west and an open, light north-east. On a 30-ft-wide plot most of this can be achieved by mirroring the plan. Where something does not fit, our approach is architect-led: function and daylight first, and practical remedies rather than demolition.
30x50 Elevation and 3D Design
Thirty feet of frontage is wide enough to compose the facade in two parts: a solid volume on one side and a lighter, open volume on the other. Approaches that work well:
- Offset box frames: a projecting frame around the first-floor lounge, with the balcony recessed beside it.
- Stair tower as a feature: clad the stair side in stone or vertical louvres and let it rise above the parapet.
- Deep balcony with planters: a 4'6" balcony shades the living room glass and softens a west or south front.
- Two or three materials only: textured plaster, one stone or cladding, and metal or wood-finish louvres.
A "30x50 house plan 3D" is worth having before construction. A 3D model built from your real drawings shows whether the parking entry is easy, whether rooms feel right and whether the elevation is balanced. Our 3D visualisation service turns your approved plan into exterior views and walkthroughs.
30x50 House Construction Cost (2026)
Indicative 2026 costs at the NCR base rate, using ₹1,650–2,050 per sq ft (basic), ₹2,050–2,850 (standard) and ₹2,850–4,200 (premium) on about 1,100 sq ft per floor. Figures cover structure and finishing and exclude land, design fees, approvals, boundary wall and interiors.
| Configuration | Built-up area | Basic | Standard | Premium |
|---|---|---|---|---|
| Single-floor 3BHK | ~1,100 sq ft | ₹18.2 – 22.6 lakh | ₹22.6 – 31.4 lakh | ₹31.4 – 46.2 lakh |
| G+1 4BHK | ~2,200 sq ft | ₹36.3 – 45.1 lakh | ₹45.1 – 62.7 lakh | ₹62.7 – 92.4 lakh |
| Stilt + 2 floors | ~3,300 sq ft | ₹54.5 – 67.7 lakh | ₹67.7 – 94.1 lakh | ₹94.1 lakh – ₹1.39 crore |
The same G+1 home at standard specification, adjusted for city:
| City | Multiplier | G+1, ~2,200 sq ft, standard |
|---|---|---|
| Gurugram | 1.08 | ₹48.7 – 67.7 lakh |
| Delhi | 1.05 | ₹47.4 – 65.8 lakh |
| Noida | 1.00 | ₹45.1 – 62.7 lakh |
| Faridabad, Ghaziabad, Greater Noida | 0.97 | ₹43.7 – 60.8 lakh |
A lift, basement, heavy stone cladding or large spans without columns add to these figures, while an open stilt usually costs less per sq ft than a finished floor. To test your own area, floors and city, use the construction cost calculator.
Get Your 30x50 Plan Drawn Properly
A downloaded plan cannot account for your road side, your authority's setbacks, a slope towards the drain or the position of your neighbour's windows. Before construction starts, you should have:
- A site survey with exact dimensions and levels; many plots sold as 30×50 are a few inches out of square.
- Working drawings with furniture, door swings, wardrobe depths and car turning drawn in.
- Structural drawings by a qualified structural engineer, designed for the final number of floors and any lift.
- Electrical, plumbing, drainage and rainwater layouts.
- Sanction drawings in your authority's format.
If your plot is shorter, compare with our 30x40 house plans and elevation guide; if it is deeper, see the 30x60 house plan for 200 gaj plots.
