Overview

An honest assessment of an existing building

Many buildings in Delhi NCR differ in some way from their sanctioned plan: an extra room on the terrace, a covered balcony, a changed staircase, reduced setbacks or additional floor area. Some were built without any sanction at all. These issues often surface when the owner wants to sell, take a loan, apply for a completion certificate or add another floor.

Authorities may allow certain deviations to be compounded or regularised on payment of charges, within limits set by their bye-laws and policies. Other deviations may not be permissible at all and may need to be removed or corrected. The rules differ between authorities and change from time to time, so each case has to be assessed on its own facts.

We start with an accurate site measurement and prepare as-built drawings of the building as it stands. We then compare them with the sanctioned plan, if one exists, and with the applicable bye-laws, and list each deviation along with our view on whether it may be compoundable, may need correction, or falls outside what the rules allow.

You receive a straightforward assessment, even when the answer is not what you hoped for. Where a regularisation or compounding route appears available, we prepare the drawings and documents needed and support the application. We never suggest that an impermissible deviation can be approved, and the final decision always rests with the authority.

FAQs

Questions about regularisation guidance

Can’t find your answer? Call or WhatsApp us — we reply quickly.

No. Authorities allow some deviations to be compounded or regularised within limits set by their bye-laws and policies, but others are not permissible and may need to be corrected or removed. Each case depends on the type and extent of the deviation and the rules of the authority, which is why we assess it individually.
The terms are used differently by different authorities. Broadly, compounding usually refers to accepting minor deviations from a sanctioned plan on payment of charges, while regularisation often refers to bringing an unsanctioned construction or change into the record where a policy allows it. We explain what applies under your authority.
Yes. We can review the sanctioned plan, measure the building and tell you where it differs and how significant those differences may be. This helps you understand possible issues before you commit. It is a technical assessment and does not replace legal due diligence on the title.
We can survey the building, prepare as-built drawings and give you a technical assessment of the deviations mentioned in the notice. For the legal aspects of responding to a notice, you should also consult a lawyer. We can work alongside your lawyer on the technical side.
