Overview

Estimate documents prepared for your loan file

When you apply for a home construction loan, a plot-plus-construction loan or a top-up loan for adding a floor, the lender usually asks for a construction cost estimate from an architect or engineer, along with drawings and an area statement. Disbursement is then linked to construction stages, so the estimate also needs a stage-wise schedule the bank can release funds against.

We prepare the construction estimate for the loan file based on your approved or proposed drawings and agreed specifications. It is laid out in the way lenders commonly ask for: area statement, cost per floor, cost heads and a stage-wise breakup. Supporting drawings and the area statement are attached, and we sign and stamp the documents as the preparing firm.

Requirements vary from bank to bank and sometimes from branch to branch. Some lenders have their own template, some ask for particular certificates, and many carry out a separate technical and legal assessment through their own empanelled valuer. Our documents support your application; they do not replace the bank's own process, and the final loan amount and approval are decided by the lender.

During construction, some lenders ask for a stage completion or progress statement before releasing the next tranche. Where this is needed, we can visit the site and prepare the statement for the stated stage, quoted per visit.

Who this is for

Questions about loan-related estimate & documentation

Can’t find your answer? Call or WhatsApp us — we reply quickly.

We prepare estimates in the format banks and housing finance companies commonly ask for, and adapt to a specific template if you share it. Acceptance depends on each lender's own process. Many banks also carry out an independent technical assessment through their empanelled valuer, which our documents support but do not replace.
Most lenders want the sanctioned building plan for a construction loan, though some accept proposed drawings at the in-principle stage and ask for the approval before disbursement. Check with your bank. If your plans are not yet approved, we can prepare the estimate on proposed drawings and update it once the approval is received.
No. The estimate reflects the realistic cost of the building works for the stated drawings and specifications. Inflating it creates problems at the bank's technical assessment and during stage-wise disbursement. If you need more finance, a higher specification level, properly documented, is the legitimate way to reflect a higher cost.
It is a breakup of the construction cost by stage, such as foundation, each slab, brickwork, plastering and finishing. Lenders release the loan in parts as each stage is completed. A clear schedule helps you plan your own contribution and avoids delays when requesting the next release from the bank.
