A well-designed house plan single floor puts every room on one level, so there are no stairs to climb, construction is simpler, and the home suits children, elderly parents and anyone planning to age in place. The trade-off is land: a single floor needs a larger plot than a G+1 home of the same size, and it costs slightly more per sq ft of floor area because the whole house needs its own foundation and roof. This guide gives four single floor house design layouts from 2BHK to 4BHK with room sizes, the plot each needs, orientation advice and indicative 2026 costs.
Single Floor vs G+1: Which Suits You?
Before choosing a layout, it helps to be clear about what a one-storey house gives you and what it asks for.
| Factor | Single floor | G+1 (two floors) |
|---|---|---|
| Plot needed for ~1,400 sq ft home | Larger, typically 1,800–2,000 sq ft or more | Around 1,000–1,200 sq ft |
| Accessibility | Step-free; ideal for elderly and wheelchair users | Needs stairs or a lift for the upper floor |
| Cost per sq ft | Slightly higher: more foundation and roof per sq ft of floor | Slightly lower: foundation and roof shared by two floors |
| Build time | Shorter; one slab cycle | Longer; two slab cycles plus stair |
| Heat on top floor | Whole house under the roof; roof insulation matters | Only the upper floor under the roof |
| Privacy between zones | Achieved by wings and corridors | Achieved naturally by floors |
If land is available, as on a farm plot, a village plot or a larger colony plot, a single floor is often the most comfortable choice. On a small urban plot, going up is usually the only way to get enough rooms; our G+1 house design ideas cover that route.
Layout 1: Compact 2BHK, About 700 Sq Ft
Suits plots of about 1,000 sq ft (such as 25'×40') and small families or retired couples.
- Living-cum-dining: 12'×16'
- Kitchen: 7'×9', with a 3'×5' utility
- Master bedroom: 11'×12', with attached bathroom 4'6"×7'
- Second bedroom: 10'×10'
- Common bathroom: 4'6"×7', back to back with the attached bath
- Front verandah: 5'×10'
Keep circulation to a short lobby between the two bedrooms. A future stair can be placed outside the house footprint, along the side margin, if you may add a floor later.

Suits plots of about 1,350–1,500 sq ft, such as 30'×45' or 30'×50'.
- Living room: 12'×15'
- Dining: 10'×11', open to the living room
- Kitchen: 8'×10', with utility 4'×6' and a small store
- Master bedroom: 12'×13', with attached bathroom 5'×8' and wardrobe wall
- Second bedroom: 11'×12', with attached or common bathroom 4'6"×7'
- Pooja or study niche: 4'×5'
- Car porch: 10'×17', in the front open area
Put the living and dining in the centre and the two bedrooms at opposite ends. This gives each bedroom privacy and lets the central spaces take light from both sides.
Layout 3: 3BHK Around a Courtyard, About 1,400 Sq Ft
Suits plots of about 1,800–2,000 sq ft, such as 30'×60' or 40'×50'.
- Drawing room: 12'×14', at the front
- Family lounge and dining: 12'×18', around a central courtyard of 8'×10'
- Kitchen: 9'×11', with utility and store
- Master bedroom: 12'×14', with bathroom 5'6"×8'
- Bedrooms 2 and 3: 11'×12' each, one with an attached bathroom
- Common bathroom: 5'×7'; powder room near the drawing room
On a deep single floor the middle of the house tends to be dark. A courtyard or a skylight over the lounge solves this and pulls hot air out through high vents. Our 200 gaj house design guide shows this layout on a standard 30×60 plot.
Layout 4: 4BHK Farmhouse-Style, About 2,200 Sq Ft
For large plots and farmland, where the house can spread out as an L or U around a lawn.
- Entrance foyer: 8'×10'; formal living: 15'×18'
- Family lounge and dining: 15'×22', opening to a verandah 10'×25'
- Kitchen: 11'×13', with a separate 6'×10' utility and store
- Master suite: 14'×16', with a 7'×10' bathroom and walk-in wardrobe
- Three bedrooms: 12'×13' each, all with attached bathrooms
- Staff room with bathroom near the service entry
Put the living wing and bedroom wing on different arms of the L so guests never walk through private areas. Farmhouse approvals and land rules differ from urban plots; our farm house design service handles both the design and the permissions side.
Orientation, Roof and Vastu for One-Storey Homes
- Long side facing north and south: easier to shade, with less low-angle east and west sun hitting the walls.
- Roof insulation: the entire house sits under the roof slab, so specify insulation or a reflective coating with proper waterproofing; it makes a real difference to summer comfort and cooling bills.
- Verandahs: a deep verandah on the west or south shades the walls and gives useful outdoor space.
- Cross ventilation: give every bedroom windows on two walls where the plan allows.
Vastu texts traditionally suggest a south-east kitchen, a south-west master bedroom and an open north-east, which a spread-out single floor usually accommodates easily. We apply Vastu the architect-led way: function and daylight first, with remedies rather than demolition.
Designing a Single Floor for Future Expansion
Many families build one floor now and want the option of adding another when children grow up or a rental unit becomes useful. Deciding this at the start costs little; deciding it later can mean demolition.
- Foundation and columns: have a qualified structural engineer size them for the future load, even if the upper floor is ten years away.
- Stair position: reserve a spot for an internal stair, or plan an external stair along the side margin so an upper unit can be independent.
- Services: run a spare plumbing stack and electrical conduit to the roof, and keep the overhead tank position clear of the future room layout.
- Roof slab: leave column starter bars properly protected, or plan column extensions with the engineer, so the waterproofing is not compromised in the meantime.
Single Floor House Construction Cost (2026)

| Layout | Built-up area | Basic | Standard | Premium |
|---|---|---|---|---|

Apply your city factor: Gurugram about 1.08, Delhi 1.05, Noida 1.0, and Faridabad, Ghaziabad and Greater Noida about 0.97. Because a single floor spreads the foundation and roof over less floor area, expect to land in the upper half of each range. If you want to add a floor later, a strengthened foundation and columns add a little now and save a lot later. Try your own numbers in the construction cost calculator.
