An L shaped house plan design arranges the home in two wings that meet at a corner, leaving an open courtyard or garden in the angle between them. It works best on corner plots and on plots at least 40–45 ft wide, where it gives every room two sides of light, a private outdoor space and a natural split between living and sleeping zones. This guide covers when the L shape is the right choice, three worked layouts with room sizes, setback and orientation notes for Delhi NCR, and indicative 2026 construction costs by floor.

When an L Shaped House Makes Sense

A house plan L shape is not automatically better than a rectangle. It earns its place when the plot and the brief suit it:

  • Corner plots: the two wings can face the two roads, giving a strong elevation on both sides while the inner corner stays private.
  • Wide, shallow plots: a 60×40 ft or wider plot has more width than a single rectangle of rooms needs; folding the plan into an L uses the width without long corridors.
  • Village, farm and large suburban plots: where coverage limits are relaxed, the L creates an aangan-style courtyard that is shaded for much of the day.
  • Families wanting zoning: one wing for living, dining and kitchen; the other for bedrooms, with the corner acting as the hinge.

On narrow plots of 20–30 ft width, an L shape usually wastes area and creates dark corners. There, a compact rectangle with a light shaft does the job better.

Layout 1: Single-Floor 3BHK on a Corner Plot (about 1,450 sq ft)

For a corner plot around 50×50 ft, this L shaped house design india families often prefer keeps everything on one level, which suits elderly parents.

  • Front wing (along the main road): porch and car parking 11'×18', foyer 6'×8', living room 14'×18', dining 11'×12', kitchen 9'×12' with a 5'×8' utility, powder room 4'×6'.
  • Side wing (along the second road or side boundary): master bedroom 13'×14' with attached bath 6'×9' and dressing 5'×7', bedroom two 11'×12' with attached bath 5'×8', bedroom three or guest room 10'×12', common bathroom 5'×7'.
  • Corner hinge: a 5'-wide passage with glazing onto the courtyard, doubling as a reading nook.
  • Courtyard: about 18'×20' in the inner angle, reachable from the living and dining rooms.

Keep the kitchen near the corner so it serves both the dining room and the courtyard, which becomes the everyday outdoor eating space.

Layout 2: Wide-Plot 4BHK, Living Wing and Bedroom Wing (about 1,900 sq ft)

On a 60×45 ft plot, a longer L gives a clear public-private split.

  • Living wing: entrance porch, living room 15'×20', dining 12'×14', kitchen 10'×13', store 6'×8', pooja 5'×6', guest bedroom 11'×12' with bath.
  • Bedroom wing: master bedroom 14'×15' with bath and walk-in wardrobe, two bedrooms 11'×13' each with attached baths, a family lounge 10'×12' at the corner.
  • Outdoor: courtyard lawn in the angle, with a pergola or verandah 8' deep along the living wing.

Because both wings have windows on two sides, this plan stays cool with shading and cross-ventilation. Our guide to courtyard house design goes deeper on sizing and shading the open space.

Layout 3: G+1 L Shaped Home (about 2,400 sq ft)

Where the plot allows only moderate ground coverage, build the full L on the ground floor and a first floor over one arm only. The other arm gets a terrace.

  • Ground floor (about 1,400 sq ft): living 14'×18', dining 11'×13', kitchen 9'×12' with utility, parents' bedroom 12'×13' with bath, powder room, and a U-shaped staircase about 8'×11' at the corner.
  • First floor (about 1,000 sq ft): master bedroom 13'×14' with bath and dressing, bedroom 11'×12' with bath, family lounge 10'×12', and a 300–400 sq ft usable terrace over the ground-floor living wing.

Placing the staircase at the hinge means it serves both wings without a long upstairs corridor. The terrace also leaves the option of enclosing it later as a third bedroom.

Setbacks, Orientation and Vastu Notes

  • Corner plot setbacks: many authorities treat both road-facing sides as fronts, which can mean a larger open space on two sides. Rules differ between Delhi, HUDA/HSVP and DTCP areas in Haryana, Noida and Greater Noida authorities and panchayat land, so confirm the setbacks and coverage for your plot before fixing the L.
  • Orientation: in NCR's climate, an L that opens its courtyard to the north or east gets soft light and shade from the building in summer afternoons. A courtyard facing south or west needs a pergola, trees or deep verandahs.
  • Roof drainage: the inner corner collects water from two roofs; design the slopes and rainwater outlets carefully, and consider linking them to rainwater harvesting.
  • Vastu: Vastu texts traditionally prefer regular built forms, and many consultants treat a missing corner as more significant in some directions than others. We handle this practically, choosing which corner the open angle falls in at the design stage, rather than with demolition or costly remedies later.

Structurally, the junction of two wings needs attention: a qualified structural engineer should decide whether an expansion joint is needed where the arms meet, particularly on longer plans.

Rates below are the calculator's base rates (multiplier 1.0) for structure and finishing. They exclude land, design fees, approvals, the boundary wall, landscaping of the courtyard and interiors. Because an L has more external wall, expect to land in the upper half of each range.

Get It Drawn Properly

An L shape looks simple in a sketch but has more decisions than a rectangle: where the arms meet, how the roofs drain, which corner stays open and how the courtyard is shaded. A proper design set should include a site survey, a setback check for both road sides, furniture layouts in every room, structural drawings including the junction of the wings, plumbing and drainage for the inner corner, and a 3D view of the courtyard so you can see how it feels before it is built.
