Overview

Plan the land first, then the buildings

The most expensive mistakes on a farm house are usually made on day one: a house built too close to the road, a pool placed where it gets no sun, a septic tank sitting in the future lawn, or a driveway that cuts the land in two. None of these are easy to fix later. A master plan prevents them by deciding where everything goes before construction starts.

We begin with a survey or measured sketch of the land, noting levels, existing trees, access roads, neighbouring plots, overhead lines and any water bodies. We then zone the property: an arrival area and parking, the main house and outbuildings, lawns and gardens, the pool or water feature, a service zone for staff, storage, borewell, tanks and septic, and any orchard or farming area.

Levels and drainage get particular attention. Many farm lands around Delhi NCR are flat with poor natural drainage, and monsoon water needs somewhere to go. We plan plinth heights, lawn slopes and storm water routes so the house and garden stay dry. Existing trees are mapped and, wherever sensible, kept as features of the design.

If you plan to build in stages, the master plan shows the phases: what is built now, what comes later, and where services must be laid in advance. This makes each stage straightforward and keeps the final property coherent.

The house is only one part of the property. Its position affects the lawn, views, privacy, driveway length, drainage and where services can go. Fixing the master plan first means the house is designed for the right spot, and the other elements fit around it instead of being squeezed into leftover space.
For most farm lands, yes. A proper survey records boundaries, levels, trees and existing structures accurately, which the master plan depends on. For small, flat plots, a detailed measured sketch may be enough. We advise which is suitable after reviewing your land papers and a first look at the site.
Yes, and this is one of the main reasons to have a master plan. We show what is built in each phase, reserve space for future buildings, and plan services such as water lines, drainage and electrical cables so they can be extended later without digging up finished lawns and paving.
We map existing trees early and look for layouts that keep healthy mature trees, as they take many years to replace and add a lot to the property. Sometimes shifting the house slightly works well. Where a tree truly must go, we discuss it with you and plan replacement planting.
