A 25x40 house plan gives you 1,000 sq ft of land, enough for a comfortable 2BHK on a single floor or a 3BHK with car parking across ground plus one. After setbacks you can usually cover around 750–850 sq ft per floor, so the real design question is where the car, the staircase and the light go. This guide covers three practical 25 by 40 house plan layouts with room sizes, facing and setback notes, elevation and 3D advice, and indicative 2026 construction costs for Delhi NCR.
What a 25x40 Plot Gives You
A 25×40 ft plot is 1,000 sq ft, which is about 111 gaj (square yards) or 92.9 sq m. It is one of the most common sizes in NCR colonies and in many plotted societies, and its proportions are forgiving: 25 ft of frontage fits two rooms side by side, and 40 ft of depth gives a clean front-to-back sequence of living, kitchen and bedrooms.
How much you can actually build depends on the ground coverage, FAR, setbacks and height limits set by your local authority, which differ between Delhi, Gurugram, Noida, Faridabad and panchayat areas and change with road width and colony type. The layouts below assume about 800 sq ft of covered area per floor. Treat that as a working figure and confirm the permissible limits for your plot before finalising anything.
- Frontage: 25 ft fits one car plus a room, or a living room plus a staircase, across the front.
- Depth: 40 ft allows three bands of rooms, with space for a small rear open area or light shaft.
- Floors: most owners build G+1 or stilt plus two or more floors where bylaws permit.
Layout 1: 25x40 House Plan 2BHK on a Single Floor
This is the simplest and most economical option, ideal for a small family or a first phase before adding an upper floor. It assumes two-wheeler parking in the front open space rather than a covered car bay.
- Living-cum-dining: 13'×18', at the front with the main window facing the road
- Kitchen: 8'×10', with a 3'×6' utility or wash area behind it
- Master bedroom: 11'×12', with attached bathroom 4'6"×7'
- Second bedroom: 10'×11'
- Common bathroom: 4'6"×7', placed back to back with the attached bath
- Staircase to terrace: dog-legged, about 6'6"×10', along one side wall
Build the staircase, foundation and columns for the floors you will add later, even if you only build the ground floor now. If you need a car inside the plot on a single floor, something has to give: usually the second bedroom moves upstairs, which is exactly what Layout 2 does.

The most popular 25x40 configuration. The car takes one front corner, and the bedrooms are split between floors so older parents can stay on the ground floor.
Ground floor (about 830 sq ft covered)
- Covered car parking: 10'×16'
- Living room: 12'×14', beside the parking
- Dining: 9'×10', open to the kitchen
- Kitchen: 8'×10'
- Guest or parents' bedroom: 10'×11', with attached bathroom 4'6"×7'
- Staircase: 6'6"×10', near the centre of one side wall
First floor (about 800 sq ft covered)
- Master bedroom: 12'×13', with attached bathroom 5'×8'
- Third bedroom: 11'×11'
- Common bathroom: 4'6"×7'
- Family lounge or study: 10'×12', over the car parking
- Front balcony: 4'×12'
Stack the first-floor bathrooms directly over the ground-floor ones and the kitchen. It simplifies plumbing and cuts the risk of leakage into rooms below. The lounge over the parking gives the front elevation a solid upper volume, which reads far better from the street than an open car porch with nothing above it.
Layout 3: Stilt Parking with Independent Floors
Where your authority permits stilt parking and additional floors, a 25x40 plot becomes a small builder-floor building: the stilt holds parking, the entrance lobby and a stair core, and each upper floor is a self-contained 2BHK.
- Stilt: one car comfortably, with two-wheeler and meter space; two cars side by side is very tight at 25 ft once columns and the stair are placed
- Each floor: living-dining 12'×18', kitchen 7'×10', master bedroom 11'×12' with attached bath, second bedroom 10'×11', common bath, front balcony 4'×10'
- Lift: reserve a 5'×5' shaft next to the stair from day one, even if the lift comes later
This works well for joint families or owners who plan to rent a floor. If rental is the goal, plan separate meters, stacked services and a shared stair that does not pass through any flat. The stilt-plus-floors approach on a slightly wider plot is covered in our 30x40 house plans and elevation guide, and the narrower version in our 20x40 house plan article.
Facing, Setbacks and Vastu for a 25x40 Plot
The same room list plans differently depending on which side faces the road.
| Plot facing | Front of house gets | Planning notes |
|---|---|---|
| North | Soft, even daylight | Living room and balcony at the front; kitchen can sit in the rear south-east |
| East | Morning sun | Entrance and living at the front; master bedroom at the rear south-west |
| West | Harsh afternoon sun | Deep balcony, louvres or a jaali on the front; keep large glazing shaded |
| South | Strong sun most of the day | Use the front for the staircase, parking or store; bedrooms towards the rear north |
Vastu texts traditionally recommend the kitchen in the south-east, the master bedroom in the south-west and a light, uncluttered north-east. On a 25-ft-wide plot most of these can be accommodated by mirroring the plan, and whatever cannot fit is better handled through layout and use than by giving up daylight. Our approach is architect-led: function first, Vastu applied where it fits, and practical remedies rather than demolition.
25x40 Elevation and 3D Design
With 25 ft of frontage, the elevation has room for one strong idea rather than several weak ones. Approaches that suit this width:
- Box frame over the upper floor: a projecting concrete or ACP frame around the balcony and lounge gives a clean, modern front.
- Vertical louvres on the stair side: aluminium or HPL louvres in wood finish hide the stair window and add height.
- Stone band plus plaster: natural stone or cladding on one vertical strip, textured plaster elsewhere; limit the facade to two or three materials.
- Planter parapet: a built-in planter on the balcony softens the front and shades the glass.
Most people searching for a "25 40 house plan 3D" want to see the house before committing, and that is sensible: a 3D model of the plan and elevation shows whether rooms feel tight and whether the front is balanced. Our 3D visualisation service produces exterior views and walkthroughs from your actual drawings, so what you approve is what gets built.
25x40 House Construction Cost (2026)
Indicative 2026 costs at the NCR base rate, using ₹1,650–2,050 per sq ft (basic), ₹2,050–2,850 (standard) and ₹2,850–4,200 (premium) on about 800 sq ft per floor. Figures cover structure and finishing and exclude land, design fees, approvals, boundary wall and interiors.
| Configuration | Built-up area | Basic | Standard | Premium |
|---|---|---|---|---|
| Ground floor 2BHK | ~800 sq ft | ₹13.2 – 16.4 lakh | ₹16.4 – 22.8 lakh | ₹22.8 – 33.6 lakh |
| G+1 3BHK | ~1,600 sq ft | ₹26.4 – 32.8 lakh | ₹32.8 – 45.6 lakh | ₹45.6 – 67.2 lakh |
| Stilt + 2 floors | ~2,400 sq ft | ₹39.6 – 49.2 lakh | ₹49.2 – 68.4 lakh | ₹68.4 lakh – ₹1 crore |
The same G+1 home at standard specification, adjusted for city:
| City | Multiplier | G+1, ~1,600 sq ft, standard |
|---|---|---|
| Gurugram | 1.08 | ₹35.4 – 49.2 lakh |
| Delhi | 1.05 | ₹34.4 – 47.9 lakh |
| Noida | 1.00 | ₹32.8 – 45.6 lakh |
| Faridabad, Ghaziabad, Greater Noida | 0.97 | ₹31.8 – 44.2 lakh |
A stilt floor usually costs somewhat less per sq ft than a finished floor, while a lift, basement or heavy elevation cladding adds to it. Get Your 25x40 Plan Drawn Properly
A generic 25x40 plan from the internet does not know your road side, your setbacks, your neighbour's windows or where the sewer connection sits. Before construction, you should have:
- A site survey with exact plot dimensions (many "25×40" plots are a few inches off, which matters on stairs and parking).
- Working drawings with furniture, door swings and wardrobe depths drawn in.
- Structural drawings by a qualified structural engineer, with foundations and columns designed for the final number of floors.
- Electrical, plumbing and drainage layouts.
- Sanction drawings in your authority's format, with any required certificates planned for later stages.
