Overview

Fire safety planned into the drawings, not added later

Commercial buildings, schools, hospitals, hotels, banquet halls, factories and taller residential buildings usually need fire-related clearance from the fire department before and after construction. Which buildings need it, and at what stage, depends on the building use, height, area and occupancy as per the applicable fire and building regulations.

Fire requirements affect the basic plan: the number and width of staircases, travel distances to exits, corridor widths, refuge areas, fire-rated doors and space for tanks and pump rooms. When these are considered while the building is being designed, they fit naturally into the layout. When they are discovered later, after the structure is fixed, they often mean costly redesign or compromises that neither the owner nor the fire department is comfortable with.

We prepare the fire layout drawings showing exits, staircases and escape routes, along with the fire-fighting layout indicating hydrants, sprinklers, extinguishers, detection and alarm systems as required for your building type. Where a specialist fire consultant or system installer is involved, we coordinate with them so that the architectural and fire drawings match.

We then help compile the documents for the fire NOC or fire certificate, support the submission and follow up on queries and inspections. For existing buildings, we can review the current layout and advise what may need to change. The clearance itself is granted only by the fire authority after its own inspection.

FAQs

Questions about fire-related approvals & certificates

Can’t find your answer? Call or WhatsApp us — we reply quickly.

It depends on the building use, height, built-up area and occupancy, as per the applicable fire and building regulations. Commercial, institutional, hospitality and assembly buildings, as well as taller residential buildings, commonly need one. We review your drawings and building details and tell you what is likely to apply.
No. We handle the architectural side: fire layout drawings, escape planning and documentation. The fire-fighting systems are designed and installed by specialist fire consultants and contractors, and we coordinate with them so that the drawings submitted to the fire department are consistent.
Yes. We can survey the building, prepare drawings of the existing layout and identify gaps such as insufficient exits, staircase widths or missing provisions. Some gaps can be addressed easily, others need structural or layout changes. We explain the options before any documentation is prepared.
Not always. There are often separate stages, such as clearance on the building plans and a certificate after the systems are installed, and some certificates need periodic renewal. The exact stages depend on the building and the fire authority, and we help you understand which apply to your case.
