Overview

Getting the plinth stage right before the walls go up

Several authorities in Delhi NCR require the owner to report when construction reaches DPC (damp proof course) or plinth level. At this stage the authority may inspect the site to confirm that the building footprint, setbacks and levels match the sanctioned plan before the superstructure is built. Whether this step applies, and in what form, depends on the authority and the conditions of your sanction.

The plinth stage matters because it is the last easy point to correct a mistake. If a wall has been set out a little into the setback, or the footprint does not match the approved plan, fixing it now is far simpler than dealing with a deviation once floors have been built above it.

Before the application, we visit the site and check the plinth work against the sanctioned drawings: setbacks on all sides, overall dimensions, the position of the building on the plot and the plinth level. If we find a mismatch, we tell you clearly, with measurements, and advise what needs correcting before the inspection so that you and your contractor can act on it.

We then prepare the DPC or plinth level application with the required drawings, photographs and forms, help with submission and coordinate the inspection date. Where the authority raises a query, we respond and follow up. The certificate itself is issued at the discretion of the authority.

FAQs

Questions about dpc / plinth level certificate assistance

Can’t find your answer? Call or WhatsApp us — we reply quickly.

It is a confirmation, required by several authorities, that construction up to plinth or DPC level matches the sanctioned plan, especially the footprint and setbacks. The authority may inspect the site before issuing it. The exact requirement and name of the document varies by authority, so we check what applies to your sanction.
Ideally a little before the plinth work is complete. That gives us time to check the setbacks and footprint while corrections are still simple, and to prepare the documents so the application can go in once the plinth is ready. Contacting us after the walls are up makes any correction harder.
We tell you exactly where and by how much it differs and advise on the options. Small setting-out errors can often be corrected at this stage. Where the variation is larger, you may need to revise the plan or take other steps as per the applicable bye-laws. We explain these honestly before anything is submitted.
Not always, but it is often helpful. Where the authority schedules an inspection, we can coordinate the date and be on site to explain the drawings and measurements to the inspecting official. The outcome of the inspection is decided by the authority.
