A 600 square feet duplex house plan usually means a ground-plus-one home on a 600 sq ft plot (such as 20×30 ft), giving about 1,000–1,150 sq ft of built-up area across two floors: enough for a 2BHK with a study or a compact 3BHK. The two decisions that shape everything are where the staircase goes and whether the house is one family home or two independent units. This guide covers three small duplex house plan layouts with room sizes, the internal versus external staircase choice, a smaller 600 sq ft total duplex option, and indicative 2026 costs by floor.
Two Meanings of a 600 Sq Ft Duplex
People search for a 600 sq ft duplex house plan with two different situations in mind, and the layouts differ a lot:
- A 600 sq ft plot built G+1: the most common case in NCR colonies and sector plots. After front open space and any other setbacks, each floor is typically 480–560 sq ft covered, so the whole house is about 1,000–1,150 sq ft.
- A 600 sq ft total home split over two floors: about 300 sq ft per floor, usually on a small plot, a farm cottage or a rooftop extension. This is a 1BHK duplex, covered in Layout 3.
For single-floor 1BHK and 2BHK options on the same plot size, see our 600 sq ft house plan guide. This article focuses only on the two-floor versions.
The Staircase Decides the Plan
On a 20-ft-wide plot, a dog-legged stair takes about 7'6"×10' on each floor, roughly 15% of the floor plate. Where it goes, and whether it is inside or outside, fixes the rest of the layout.
| Factor | Internal staircase | External staircase |
|---|---|---|
| Best for | One family using both floors | Renting or separating one floor |
| Floor area used inside | About 75 sq ft per floor | Little or none inside the house |
| Privacy between floors | Shared; floors connect freely | Fully independent entries |
| Weather | Protected | Needs a canopy, anti-skid finish and drainage |
| Setback impact | None | Whether a stair may sit in open space varies by authority |
Design details, materials and safety for exterior stairs are covered in our guide to outside staircase design.

This is a small duplex house plan for one family, with living below and bedrooms mostly above.
- Ground floor (about 520 sq ft covered):
- Front open space used as car or two-wheeler parking
- Living room: 11'×14'
- Open dining: 8'×9'
- Kitchen: 7'×10', with a wash area 3'×6' at the rear
- Parents' bedroom: 10'×11'
- Bathroom: 4'6"×7'
- Dog-legged staircase: 7'6"×10', along the side wall, with shoe and storage cabinets beneath
- First floor (about 560 sq ft including balcony):
- Master bedroom: 11'×12', with attached bath 4'6"×7'
- Second bedroom: 10'×11'
- Common bathroom: 4'6"×6'6"
- Family sitting area at the stair landing: 7'×8'
- Front balcony: 4'6" deep
Stack the upstairs bathrooms directly over the ground-floor bathroom and kitchen, so all drains run down one shaft. If you want ideas for elevations, double-height spaces and duplex zoning on larger plots, read our duplex house design ideas.
Layout 2: Two 1BHK Units with an External Stair
If rental income or an independent floor for a grown child is the goal, move the staircase outside and make each floor a self-contained 1BHK.
- Ground floor 1BHK (about 520 sq ft): living 11'×13', kitchen 7'×9', dining nook 7'×8', bedroom 10'×12', bathroom 5'×7', small utility.
- First floor 1BHK (about 540 sq ft): the same room list, plus a 4'-deep front balcony. The external stair lands at a small covered entrance lobby.
- Separate meters and tanks: plan separate electricity meters, water tanks or valves, and a shared or separate terrace access from the start.
An external stair along the side boundary needs roughly 3'6"–4' of width, so check that your side open space and the local bye-laws allow it before choosing this layout.
Layout 3: 600 Sq Ft Total, 1BHK Duplex (300 sq ft per Floor)
A compact duplex with about 300 sq ft on each level suits a very small plot, a guest cottage on a farm or a rooftop studio. It works only with a very tight stair.
- Ground floor: living-dining 10'×13', straight kitchen 6'×9' along one wall, powder room 4'×5', and a straight or quarter-turn stair of about 3'×10' against the side wall.
- Upper floor: bedroom 10'×11', bathroom 5'×7', wardrobe wall 2' deep, and a 3'-deep balcony or a window seat.
Keep the stair comfortable even here: a very steep or winder-heavy stair is the most common regret in small duplexes. A spiral is acceptable only as a secondary route, not the daily one.
Setbacks, Light and Vastu Notes
- Setbacks and floors: front open space, coverage, height and the number of floors allowed vary across Delhi, Gurugram, Noida, Faridabad and panchayat areas. Confirm them on your authority's official portal or with your architect before finalising.
- Light: on a 20-ft frontage with neighbours on both sides, rooms at the middle and rear need either the stair well as a light well or a 3'×4' shaft.
- Heat: the first floor bears the roof's heat. Insulate or use a reflective finish on the terrace and shade west-facing windows.
- Vastu: Vastu texts traditionally prefer the staircase in the south, west or south-west, climbing clockwise. On a 20-ft plot the road side often decides it, so we prioritise the preferences that matter most to you and adjust the rest with planning rather than demolition.
600 Sq Ft Duplex Construction Cost (2026)
Costs below use the calculator's base rates for structure and finishing (multiplier 1.0). They exclude land, design fees, approvals, the boundary wall and interiors.
| Floor / configuration | Built-up area | Basic | Standard | Premium |
|---|---|---|---|---|
| Ground floor (Layouts 1 and 2) | 520 sq ft | ₹8.6 – 10.7 lakh | ₹10.7 – 14.8 lakh | ₹14.8 – 21.8 lakh |
| First floor (Layouts 1 and 2) | 560 sq ft | ₹9.2 – 11.5 lakh | ₹11.5 – 16.0 lakh | ₹16.0 – 23.5 lakh |
| Total G+1 on a 20×30 plot | 1,080 sq ft | ₹17.8 – 22.1 lakh | ₹22.1 – 30.8 lakh | ₹30.8 – 45.4 lakh |
| Layout 3: 600 sq ft total duplex | 600 sq ft | ₹9.9 – 12.3 lakh | ₹12.3 – 17.1 lakh | ₹17.1 – 25.2 lakh |
An external steel or RCC stair for Layout 2 is an additional line item. City factors apply on top: about 8% more in Gurugram, 5% more in Delhi and 3% less in Faridabad, Ghaziabad and Greater Noida. Small duplexes cost slightly more per sq ft than larger homes because the stair, kitchen and bathrooms are spread over fewer square feet. Check your own figures in our construction cost calculator.
Get It Drawn Properly
On a 600 sq ft plot, an error of a foot decides whether a wardrobe fits or a stair meets the rules. A proper drawing set should include a site survey, a bye-law check for your plot, furniture layouts on both floors, a staircase section showing risers, treads and headroom, structural drawings by a qualified structural engineer for the final number of floors, and electrical and plumbing drawings with stacked wet areas. Sanction drawings, where needed, should be prepared in your authority's format.
