A 1 BHK house plan needs about 400 to 550 sq ft of built-up area: one bedroom, one hall (living room), a kitchen and a bathroom, with a dining corner and utility at the larger end of that range. It is the right format for a young couple, a retired pair, a rental unit or the first phase of a home you will extend later. Below are five one BHK house plan layouts with room sizes in feet, including a village plan and a rental floor, plus orientation notes and 2026 construction costs for Delhi NCR.
What a Good 1 BHK Plan Needs
Because every room does double duty, a 1 BHK is less forgiving than a larger home. These are the sizes we typically start from:
- Living room (hall): 10'×12' minimum, 12'×14' comfortable
- Bedroom: 10'×11' minimum for a queen bed and a wardrobe; 11'×12' comfortable
- Kitchen: 6'×8' for a straight platform, 7'×9' or more for an L-shape
- Bathroom: 4'6"×7' minimum, 5'×8' if you want a separate shower area
- Dining: a 7'×8' corner for a four-seater table, open to the kitchen or living
- Utility / wash area: 3'×6' to 4'×8', for the washing machine and utensil washing
The most common mistake is a corridor. In a 450 sq ft home, a 3'-wide passage of 10 ft eats 30 sq ft, which is about 7% of the house. Rooms should open off the living room or a tiny lobby.

1 BHK Layouts for Homes and Starter Plots
1. Compact 1 BHK (about 400 sq ft)
Living room 10'×12' at the front with the entrance door on one corner, so the rest of the wall can take a sofa. Behind it, a kitchen 6'×8' with a straight platform and a window, and a 4'×6' wash area off the kitchen. At the rear, the bedroom 10'×11' with a 2'-deep sliding-door wardrobe, and a bathroom 4'6"×7' opening off a 3'×4' lobby shared with the kitchen. Put the kitchen and bathroom on the same wall so they share one plumbing line. On a 15-ft frontage, the plan becomes linear: living, then kitchen and bath, then bedroom.
2. Family 1 BHK with dining and utility (about 500 sq ft)
An extra 100 sq ft buys a real dining space and better storage. A 4'×5' foyer with a shoe cabinet opens into a living room 12'×13'. An 8'×8' dining corner sits between the living room and a 7'×9' L-shaped kitchen with a 4'×6' utility behind it. The bedroom is 11'×12' with a full-wall wardrobe, and the bathroom is 5'×8' with a separate shower. A 3'-deep balcony off the bedroom or living room gives space for plants and drying clothes. This layout works well for elderly parents, since everything is on one level with short walking distances.
3. 1 BHK house plan in a village (about 550 sq ft)
On village land, space is less tight than money, so spread out and use the outdoors. An 8'-deep front verandah across the full width serves as a sitting and working area. Behind it, a living room 12'×14' and a bedroom 12'×12'. The kitchen, 8'×10', opens onto a rear courtyard or back verandah for washing and a chulha or gas corner. Keep the bathroom 5'×7' at the rear corner, with its soak pit or septic tank well away from any borewell or hand pump. Village homes also benefit from a 6'×8' store for grain and tools. Plan the stair to the roof outside, along a side wall, so a second floor or rooftop room can be added later.
1 BHK Plans for Rental Income
4. Two 1 BHK units per floor on a 30×40 plot
1 BHK units rent easily near offices, colleges and metro stations, and two per floor use a plot efficiently. With about 950 sq ft covered per floor, place a shared stair, about 7'×11', at the centre of the front, with each unit on one side. Each unit gets living 10'×12', kitchen 6'×8', bedroom 10'×11' and bathroom 4'6"×7', around 425–450 sq ft. Mirror the two units so their bathrooms and kitchens sit back to back on a shared shaft. Give each unit its own meter and water connection from the start. Our guide on house plans for rental income covers separate entries, owner floors and parking.
5. Rooftop 1 BHK over an existing house
Adding a 1 BHK on the terrace is a popular way to create space without buying land: living 10'×12', kitchenette 6'×8', bedroom 10'×11', bathroom 4'6"×7' and the rest of the terrace left open. Two checks come first. A qualified structural engineer must confirm that the existing columns and foundation can take the extra load, and the addition must be allowed under the floors and FAR permitted on your plot, with sanction where required. Lightweight walls such as AAC blocks help reduce the load.
Orientation, Setbacks and Vastu
With few rooms, each one needs good light and air:
- Place the living room on the side with the best light, ideally north or east, and keep the bedroom away from direct west sun or shade its window with a chajja.
- Give the bedroom and living room two openings each where possible; a ventilator over the bathroom door helps small plans breathe.
- Front and rear open spaces, coverage and permitted floors vary by authority, and panchayat areas have their own rules, so confirm them before fixing the plan.
- Vastu texts traditionally recommend the kitchen in the south-east, the bedroom in the south-west and a north or east entrance. In a 1 BHK, prioritise the entrance and kitchen, and handle the rest through room use rather than a cramped plan.
Setback, coverage and floor limits differ by authority; verify them on the official portal before building.
1 BHK House Plan 3D and Interiors
A 1 bhk house plan 3d view is worth asking for, because in small rooms furniture decides everything. Check that the sofa does not block the bedroom door, that the wardrobe shutters clear the bed, and where the TV, fridge and washing machine go. Built-in storage matters more than decoration: lofts above the bathroom and kitchen, a bed with drawers and a wall-mounted TV unit free up floor space. Our 1 BHK interior design ideas article covers furniture and storage in detail.
1 BHK House Construction Cost (2026)
Indicative ranges at our calculator's NCR base rates (Noida = 1.0): ₹1,650–2,050 per sq ft basic, ₹2,050–2,850 standard and ₹2,850–4,200 premium. They exclude land, design fees, approvals, boundary wall and interiors.
| Configuration | Built-up area | Basic | Standard | Premium |
|---|---|---|---|---|
| Compact 1 BHK | 400 sq ft | ₹6.6–8.2 lakh | ₹8.2–11.4 lakh | ₹11.4–16.8 lakh |
| Rooftop 1 BHK | 450 sq ft | ₹7.4–9.2 lakh | ₹9.2–12.8 lakh | ₹12.8–18.9 lakh |
| Family 1 BHK | 500 sq ft | ₹8.3–10.3 lakh | ₹10.3–14.3 lakh | ₹14.3–21 lakh |
| Village 1 BHK | 550 sq ft | ₹9.1–11.3 lakh | ₹11.3–15.7 lakh | ₹15.7–23.1 lakh |
| Two rental units, per floor | 950 sq ft | ₹15.7–19.5 lakh | ₹19.5–27.1 lakh | ₹27.1–39.9 lakh |
The 500 sq ft family 1 BHK at standard specification, by city:
| City | Multiplier | 500 sq ft, standard |
|---|---|---|
| Gurugram | 1.08 | ₹11.1–15.4 lakh |
| Delhi | 1.05 | ₹10.8–15 lakh |
| Noida | 1.00 | ₹10.3–14.3 lakh |
| Faridabad, Ghaziabad, Greater Noida | 0.97 | ₹9.9–13.8 lakh |
Small homes cost more per sq ft than large ones, because the kitchen, bathroom and structure are spread over fewer square feet, so expect to land in the upper half of each band. Village homes can come in lower where local materials and labour are cheaper; rooftop additions can cost more because of material lifting and any strengthening. Check your own figures in the construction cost calculator.
