A 5 BHK house plan typically needs 3,000 to 4,000 sq ft of built-up area, which in Delhi NCR usually means a G+1 home on a plot of about 250–300 sq yd, a G+2 home on 200 sq yd, or a single-storey villa on a farm plot. The best 5 bedroom house plans in India are designed around how a joint family actually lives: parents on the ground floor, each couple with a private suite, and shared spaces that bring everyone together. Below are four 5 BHK layouts with room sizes, zoning and Vastu notes, and 2026 construction costs by floor.
Planning a 5 BHK for a Joint Family
A 5 room house plan is less about fitting bedrooms and more about privacy and shared life. Settle these questions before any drawing:
- One kitchen or two? Many joint families now want a main kitchen plus a pantry or second kitchenette on the upper floor for early breakfasts and late snacks.
- Who lives where? Elderly parents usually need a ground-floor bedroom with a step-free bathroom; younger couples prefer upper floors.
- Lift or not? On G+2, a lift is close to essential for older members. Even on G+1, reserve a shaft of roughly 5'×5' next to the stair.
- Guests: decide whether one of the five rooms is a dedicated guest room or a flexible study.
Typical 5 BHK room sizes we start from: master suites 14'×16' with a 6'×9' bathroom and a 6'×7' dressing area; other bedrooms 12'×13' to 12'×14', each with an attached bathroom; drawing room 15'×18'; family lounge 13'×15'; dining 11'×14' for eight to ten seats; kitchen 10'×13' with utility and store; pooja room 6'×6'.
Four 5 BHK Layouts by Plot Size
| Layout | Plot | Floors | Approx. built-up | Parking |
|---|---|---|---|---|
| 1. Classic G+1 5 BHK | 40×60 (about 267 sq yd) | G+1 | ~3,200 sq ft | Two cars |
| 2. Floor-per-generation G+2 | 30×60 (200 sq yd) | G+2 | ~3,300 sq ft | Two cars |
| 3. Single-storey courtyard villa | Farm or plot of 1,000 sq yd and above | G | ~3,500 sq ft | Porch, open parking |
| 4. Twin-household 5 BHK | 50×60 corner or larger | G+1 | ~4,000 sq ft | Two to three cars |
1. Classic G+1 5 BHK on a 40×60 plot
About 1,600 sq ft per floor. Ground floor: two-car parking in the front open space, a 6'×8' foyer, drawing room 15'×18', dining 11'×14', kitchen 10'×13' with a 5'×8' utility and store, a pooja room 6'×6', a parents' bedroom 13'×14' with a step-free 6'×8' bathroom, a guest bedroom 12'×13' with bathroom, and a powder room. First floor: two master suites of 14'×15', each with bathroom and dressing, a fifth bedroom 12'×13' with bathroom, and a family lounge 13'×15' opening onto a front terrace. A dog-legged stair of about 9'×15' sits at the centre, with a lift shaft reserved beside it. This is the natural step up from the layouts in our 4 BHK house plan guide.
2. Floor-per-generation G+2 on a 30×60 plot
About 1,100 sq ft per floor, with a lift. Ground floor: parking, drawing room 13'×16', dining 10'×12', main kitchen 9'×12' with utility, parents' bedroom 12'×13' with bathroom and a pooja room. First floor: two bedrooms of 12'×13' with attached bathrooms and a family lounge 12'×14' with a small pantry counter. Second floor: master suite 13'×15' with dressing and bathroom, a fifth bedroom or study 11'×12' with bathroom, and a covered terrace sit-out. Each generation gets a floor, and everyone meets in the ground-floor dining. Whether a third floor, stilt parking or a lift machine room is permitted, and how they count towards height and FAR, varies by authority; our guide to stilt parking house design covers the stilt alternative.
3. Single-storey courtyard villa
On a farm or very large plot, a 5 bedroom house plan can sit on one level around a central courtyard of about 16'×20'. The public wing takes a drawing room 16'×20', dining 12'×16' and kitchen 11'×13' with a service yard. The two bedroom wings take a master suite 15'×16' with dressing and bathroom and four bedrooms of 13'×14', each with a bathroom and a door or window onto the courtyard. Deep verandahs on the south and west shade the walls. It is the easiest 5 BHK for elderly members and the best for cross-ventilation, but it uses the most land and roof. Farmland building rules differ by state and zone, so confirm what is permitted on your land first.
4. Twin-household 5 BHK on a 50×60 corner plot
For two brothers' families sharing a plot, give each household its own identity under one roof. About 2,000 sq ft per floor. Ground floor: a shared drawing room 15'×18' and dining 12'×14' at the corner, the main kitchen 10'×13', parents' bedroom 13'×14' with bathroom and a pooja room. First floor, split by the central stair and lift: household A has a master suite 14'×15' and a child's bedroom 12'×13'; household B has the same, and each side has a lounge 11'×13' with a kitchenette. The two road frontages let you give the upper floor a separate entrance if the families want independence later.

On a large home, setbacks, ground coverage, FAR and height limits decide whether you can build G+1, G+2 or stilt plus more. These rules differ between MCD, DTCP Haryana, the Noida and Greater Noida authorities and GDA, and they change over time.
- Use the stair, lift, stores and bathrooms along the west or south-west as a heat buffer.
- Give the drawing room and family lounge north or east glazing; shade west glass deeply.
- Stack bathrooms floor over floor on shared shafts; five or six bathrooms scattered across a plan add real plumbing cost.
Vastu texts traditionally place the eldest couple's bedroom in the south-west, the kitchen in the south-east, the pooja room in the north-east and guest rooms in the north-west. With five bedrooms there is usually enough flexibility to follow most of these. Our approach is architect-led: function and daylight first, and remedies that do not need demolition.
Bye-law limits vary by authority and plot; always verify them on the official portal before submitting drawings.
5 BHK Construction Cost by Floor (2026)
Based on our calculator rates at NCR base (Noida = 1.0): ₹1,650–2,050 per sq ft basic, ₹2,050–2,850 standard and ₹2,850–4,200 premium, using the classic 40×60 G+1 layout. Figures cover structure and finishing, excluding land, design fees, approvals, boundary wall, lift and interiors.
| Floor | Built-up area | Basic | Standard | Premium |
|---|---|---|---|---|
| Ground floor | 1,600 sq ft | ₹26.4–32.8 lakh | ₹32.8–45.6 lakh | ₹45.6–67.2 lakh |
| First floor | 1,600 sq ft | ₹26.4–32.8 lakh | ₹32.8–45.6 lakh | ₹45.6–67.2 lakh |
| G+1 total | 3,200 sq ft | ₹52.8–65.6 lakh | ₹65.6–91.2 lakh | ₹91.2 lakh–₹1.34 crore |
The other layouts, totalled:
| Configuration | Built-up area | Basic | Standard | Premium |
|---|---|---|---|---|
| G+2 on 30×60 | 3,300 sq ft | ₹54.5–67.7 lakh | ₹67.7–94.1 lakh | ₹94.1 lakh–₹1.39 crore |
| Single-storey villa | 3,500 sq ft | ₹57.8–71.8 lakh | ₹71.8–99.8 lakh | ₹99.8 lakh–₹1.47 crore |
| Twin-household G+1 | 4,000 sq ft | ₹66–82 lakh | ₹82 lakh–₹1.14 crore | ₹1.14–1.68 crore |
Most 5 BHK homes are built at standard or premium specification. For the 3,200 sq ft G+1 at standard rates, city multipliers give about ₹70.8–98.5 lakh in Gurugram (1.08), ₹68.9–95.8 lakh in Delhi (1.05) and ₹63.6–88.5 lakh in Faridabad, Ghaziabad and Greater Noida (0.97). A home lift, basement or swimming pool is additional. Run your own figures in the construction cost calculator.
5 BHK House Plan 3D and Walkthroughs
At this scale, a furnished 3D walkthrough pays for itself. Use it to check the view from the foyer, the stair and lift arrangement, the width of the dining table zone and how the elevation reads on a wide frontage. For a joint family, walking every member through their own suite in 3D before construction settles many arguments that would otherwise surface on site.
