An 800 sq ft house plan fits a comfortable 2 BHK on one floor, with two bathrooms, a proper kitchen and a living-dining room that seats six, provided corridors are kept to a minimum. If 800 sq ft is your plot rather than your built-up area, you will typically cover about 600–650 sq ft per floor and build G+1 for a 3 BHK. This guide gives four 800 sq ft layouts with room sizes in feet, tips for planning a home that can grow, orientation and Vastu notes, and 2026 construction costs for Delhi NCR.
800 Sq Ft Built-Up vs an 800 Sq Ft Plot
A house plan in 800 square feet can describe two different projects:
- 800 sq ft built-up: the covered area of one floor, including walls, on a plot of around 1,100–1,200 sq ft (for example 30×40 or 35×35) or on a village plot with open land around it. This gives roughly 640–680 sq ft of carpet area.
- An 800 sq ft plot: usually 20×40, 25×32 or about 89 gaj. Front open space and any rear setback reduce the covered area, so families build upward.
The narrow 20×40 plot has its own planning rules, which we cover in detail in our 20x40 house plan guide. This article focuses on 800 sq ft of built-up area on wider or squarer plots, and on starter homes designed to grow.

| 2. Square 2 BHK with central living | 35×35 or village plot | G | 800 sq ft | 2 |
| 3. Starter 2 BHK built to grow | 30×40 | G now, G+1 later | 800 → 1,600 sq ft | 2 → 4 |

800 Sq Ft 2 BHK Layouts
1. Wide-front 2 BHK with two bathrooms
A 30-ft frontage lets two rooms sit side by side, which is the easiest shape to light. At the front: living room 12'×14' beside the master bedroom 11'×12'. The master bedroom has a 4'6"×7' attached bathroom and a 6'-long, 2'-deep wardrobe along the wall shared with the living room, which also dampens sound. The middle band holds a dining space 8'×10' open to the living, and the kitchen 7'×10' with a straight or L-shaped platform and a 3'×6' wash area. At the rear: bedroom two 10'×11' and a common bathroom 4'6"×7' next to the kitchen, so all wet areas share one plumbing wall. A 3'-deep sit-out at the front completes the home. The only corridor is a 3'6"×6' lobby between the dining and the rear bedroom.
2. Square 2 BHK with central living
On a near-square footprint of about 28'×28', put the living-dining in the centre and arrange rooms around it. Living-dining 12'×18' in the middle, with a clerestory or ventilator band above the roofline of the surrounding rooms to pull daylight in. Master bedroom 11'×12' with attached bathroom 4'6"×7' in one rear corner, bedroom two 10'×11' in the other, kitchen 8'×9' at the front corner beside the entrance, and a common bathroom between the bedrooms. Every room opens directly off the central space, so there is no corridor at all. This plan works well as a village home with a verandah on two sides; for rural plots, our village house design guide adds courtyards, cattle sheds and storage.
3. Starter 2 BHK built to grow
Many owners build 800 sq ft now and add a floor in five or ten years. Plan for that from day one:
- Stair position: build the staircase (about 7'×11') now, along a side wall near the entrance, even if it only leads to the roof for the first few years. Adding a stair later usually wrecks a room.
- Structure: have a qualified structural engineer design foundations and columns for G+1 (or G+2), not for the single floor you are building today.
- Services: run a plumbing shaft and a spare electrical conduit to the roof, and keep the water tank position flexible.
- Room list today: living-dining 11'×18', kitchen 7'×9', master bedroom 11'×12' with bathroom, bedroom two 10'×11', common bathroom 4'6"×7'.
The future first floor then takes two more bedrooms, a lounge and a balcony, or becomes an independent 2 BHK to rent.
3 BHK on an 800 Sq Ft Plot
4. G+1 3 BHK on a 25×32 plot
A 25-ft frontage gives slightly easier parking and wider rooms than the 20×40 shape of the same area. Ground floor (about 650 sq ft): two-wheeler or compact-car parking in the front open space, living 11'×14', kitchen 7'×9' with dining 8'×9' beside it, a parents' bedroom 10'×11' and a common bathroom 4'6"×7'. The stair, about 7'×11', runs along a side wall. First floor: master bedroom 11'×12' with attached bathroom, second bedroom 10'×11', a common bathroom and a 4'-deep front balcony. If you need one more room, compare with the larger options in our 1000 sq ft house plan article.
Orientation, Setbacks and Vastu
On a small home, orientation matters more than finishes:
- Put the living room and kitchen where they get north or east light, and keep bedrooms off the west wall where possible.
- Give each room two openings on different walls for cross-ventilation; where that is impossible, add a ventilator above the door or a small shaft.
- Use chajjas, a verandah or a balcony to shade south and west windows.
- Front and rear open spaces, coverage and permitted floors vary by authority (MCD, DTCP Haryana, Noida, Greater Noida, GDA, or the panchayat for village land), so confirm them before fixing the plan.
Vastu texts traditionally recommend a north or east entrance, the kitchen in the south-east and the master bedroom in the south-west. On 800 sq ft, you will usually satisfy the main ones and handle the rest through room use and colour rather than a cramped plan. We keep Vastu architect-led: function first, no demolition-based remedies.

800 Sq Ft House Plan 3D Ideas
Most people searching for an 800 sq ft house plan 3d want to answer one question: will it feel cramped? A furnished 3D model built from your real dimensions answers that honestly. Ask for these views:
- The living-dining space from the entrance, with a sofa, TV unit and six-seater table placed.
- The master bedroom with bed, wardrobe doors open and the bathroom door swing.
- The kitchen platform, showing chimney, fridge and window positions.
- The front elevation in two options, such as a simple plaster-and-paint front and a version with one strip of stone or brick cladding.
A 3D view is a planning aid only; the contractor builds from the dimensioned 2D and structural drawings.
800 Sq Ft House Construction Cost (2026)
These are indicative ranges at our calculator's NCR base rates (Noida = 1.0): ₹1,650–2,050 per sq ft basic, ₹2,050–2,850 standard and ₹2,850–4,200 premium. They cover structure and finishing, not land, design fees, approvals, boundary wall or interiors.
| Floor / configuration | Built-up area | Basic | Standard | Premium |
|---|---|---|---|---|
| Single-floor 2 BHK (layouts 1–3) | 800 sq ft | ₹13.2–16.4 lakh | ₹16.4–22.8 lakh | ₹22.8–33.6 lakh |
| Starter home: future first floor | 800 sq ft | ₹13.2–16.4 lakh | ₹16.4–22.8 lakh | ₹22.8–33.6 lakh |
| Starter home: G+1 total | 1,600 sq ft | ₹26.4–32.8 lakh | ₹32.8–45.6 lakh | ₹45.6–67.2 lakh |
| 800 sq ft plot, G+1 3 BHK | ~1,300 sq ft | ₹21.5–26.7 lakh | ₹26.7–37.1 lakh | ₹37.1–54.6 lakh |
The single-floor 800 sq ft home at standard specification, by city:
| City | Multiplier | 800 sq ft, standard |
|---|---|---|
| Gurugram | 1.08 | ₹17.7–24.6 lakh |
| Delhi | 1.05 | ₹17.2–23.9 lakh |
| Noida | 1.00 | ₹16.4–22.8 lakh |
| Faridabad, Ghaziabad, Greater Noida | 0.97 | ₹15.9–22.1 lakh |
The future floor is shown at today's rates; material and labour prices will likely be higher when you build it. Designing the structure for G+1 now adds a modest amount to the first phase but avoids far costlier strengthening later. Run your own numbers in the construction cost calculator.
Get Your 800 Sq Ft Plan Drawn Properly
On 800 sq ft, six inches decide whether a wardrobe opens or a dining table fits. A proper drawing set includes a measured site survey, furnished floor plans, structural drawings by a qualified structural engineer designed for your final number of floors, electrical and plumbing layouts, a front elevation, and sanction drawings in your authority's format. Downloaded plans skip most of this and rarely match your plot's setbacks or road side.
