A house plan 30x60 is designed for an 1,800 sq ft plot, which is exactly 200 gaj, and it comfortably fits a 4BHK duplex with two-car parking, or two independent 3BHK floors over a stilt. With roughly 1,250–1,350 sq ft of covered area per floor after setbacks, the question is no longer whether rooms fit, but how to bring light into a 60-ft-deep house and how to split it between family, guests and tenants. This guide covers three 30x60 layouts with room sizes, a duplex section strategy, orientation notes, 3D and elevation advice, and indicative 2026 construction costs for Delhi NCR.

What a 30x60 Plot Gives You

A 30×60 ft plot is 1,800 sq ft, which is 200 gaj (square yards) or about 167.2 sq m. It is a common size in older Delhi colonies, in Gurugram and Faridabad sectors and in many plotted developments. Its 1:2 proportion is its main planning challenge: the frontage is the same as a 30×40 plot, but the house runs 50 per cent deeper, so the middle of the plan can easily end up dark.

Ground coverage, FAR, setbacks, stilt rules and height limits are set by your local authority and vary with the city, colony type and road width. The layouts below assume about 1,300 sq ft covered per floor as a working figure. Verify the permissible limits for your specific plot, and our FAR and FSI calculator is a useful first check before you brief an architect.

  • Frontage: 30 ft takes two cars side by side with a pedestrian entrance beside them.
  • Depth: 60 ft needs at least one internal light source: a courtyard, a skylit stair or a double-height void.
  • Typical builds: G+1 duplex villa, stilt plus two or three independent floors, or a ground-floor home with a first-floor rental unit.

Layout 1: 30x60 Duplex Plan with a Double-Height Living Room

For a single family, the 30x60 duplex plan is the most rewarding option. A double-height space over the living or dining area connects both floors and pulls daylight deep into the plan.

Ground floor (about 1,300 sq ft covered)

  • Porch with two-car parking: 18'×18'
  • Entrance foyer: 6'×8'
  • Formal drawing room: 13'×16', at the front
  • Double-height family lounge and dining: 14'×20', at the centre of the plan
  • Kitchen: 10'×12', with a 5'×8' utility and store
  • Parents' bedroom: 12'×13', with attached bathroom 5'×8', at the rear
  • Powder room: 4'×6'
  • Staircase: 7'×13', with a 5'×5' lift shaft beside it
  • Rear garden or service court: about 8' deep

First floor (about 1,050 sq ft covered, plus the void)

  • Master suite: bedroom 14'×15', dressing 6'×8', bathroom 6'×9', rear balcony
  • Bedroom 3: 12'×12', with attached bathroom 5'×7'
  • Bedroom 4: 11'×12', with attached bathroom 5'×7'
  • Gallery overlooking the double-height lounge: 4' wide
  • Front balcony: 5'×14'

The double-height void costs floor area, so owners who want maximum rooms can slab it over later if the structure is designed for it. A second floor can carry a gym, home theatre or terrace room.

Layout 2: Stilt Plus Independent 3BHK Floors

This is the builder-floor format common across NCR on 200 gaj plots, where the authority permits it. Each floor is a self-contained 3BHK, often with one floor for the owner and the others for family or rent.

  • Stilt: parking for two to three cars in tandem, lobby, meter room, stair and lift
  • Living-dining: 14'×22'
  • Kitchen: 9'×12', with a utility balcony 4'×8'
  • Master bedroom: 13'×14', with attached bathroom 5'×8'
  • Bedrooms 2 and 3: 11'×12' each, one with attached bathroom
  • Common bathroom: 5'×7'
  • Study or servant room: 8'×10'
  • Front balcony: 5'×14'

Lifts, fire safety, structural design and separate services become essential at this scale. Our detailed guide to 200 gaj house design compares villa and builder-floor options for the same land.

Layout 3: Owner's Home Below, Rental Unit Above

Many 30x60 owners want a large ground-floor home for themselves and a smaller income unit upstairs, with no shared doors.

  • Ground floor 3BHK: living 13'×16', dining 11'×12', kitchen 9'×11', three bedrooms of 12'×13', 11'×12' and 11'×11', two attached bathrooms and one common
  • External or separate-lobby stair: 4' wide flight to the first floor, entered from the front setback
  • First floor 2BHK rental: living-dining 13'×18', kitchen 8'×10', two bedrooms 11'×12', two bathrooms, balcony
  • Terrace: shared access through the stair, with separate tanks for each unit

This layout keeps the owner's garden and ground-floor privacy intact while earning from the upper floor.

Orientation, Light and Vastu on a Deep Plot

On a 60-ft-deep plot, where the light comes from matters as much as which road the plot faces.

Zone of the planLight sourceBest use
Front 18–20 ftRoad-side windows and balconyParking, drawing room, front bedroom upstairs
Middle 20–25 ftCourtyard, skylit stair or double-height voidFamily lounge, dining, stair
Rear 15–18 ftRear open spaceKitchen or bedrooms, depending on facing

North- and east-facing plots let the living spaces enjoy the front, while west- and south-facing plots benefit from parking and the stair placed as a heat buffer at the front. Vastu texts traditionally recommend the kitchen in the south-east and the master bedroom in the south-west; on a 30-ft-wide plot most of this can be accommodated by mirroring the plan. Our approach is architect-led: function first, Vastu where it fits, and remedies without demolition.

30 by 60 House Plan 3D and Elevation

A 30 by 60 house plan 3D model is especially useful here, because the internal void, courtyard and stair are hard to judge from a 2D drawing. It also shows whether the facade is balanced across 30 ft of frontage.

  • Villa front: a large projecting frame over the first-floor master, a recessed porch and stone cladding on one side.
  • Builder-floor front: repeated balcony bands with glass railings and a vertical louvre strip on the stair side.
  • Heat control: deep balconies, fins or a jaali screen on west and south fronts.

More facade directions are collected in our guide to modern house elevation designs.

30x60 House Construction Cost (2026)

Indicative 2026 costs at the NCR base rate, using ₹1,650–2,050 per sq ft (basic), ₹2,050–2,850 (standard) and ₹2,850–4,200 (premium) on about 1,300 sq ft per floor. Figures cover structure and finishing and exclude land, design fees, approvals, boundary wall, lift and interiors.

Ground floor only~1,300 sq ft₹21.5 – 26.7 lakh₹26.7 – 37.1 lakh₹37.1 – 54.6 lakh
G+1 duplex~2,600 sq ft₹42.9 – 53.3 lakh₹53.3 – 74.1 lakh₹74.1 lakh – ₹1.09 crore
Stilt + 2 floors~3,900 sq ft₹64.4 – 80.0 lakh₹80.0 lakh – ₹1.11 crore₹1.11 – 1.64 crore

Gurugram1.08₹57.6 – 80.0 lakh
Delhi1.05₹56.0 – 77.8 lakh
Noida1.00₹53.3 – 74.1 lakh
Faridabad, Ghaziabad, Greater Noida0.97₹51.7 – 71.9 lakh

A double-height void does not reduce cost much, because it still needs walls, glazing and structure. A lift, basement or imported stone will add significantly. Try your own combination in the construction cost calculator.

Get Your 30x60 Plan Drawn Properly

At 200 gaj the stakes are higher: more floors, more structure and often more than one household. Before construction, make sure you have:

  1. A site survey with exact dimensions, levels and the location of sewer and water connections.
  2. Working drawings with furniture, parking and car turning drawn in.
  3. Structural drawings by a qualified structural engineer, designed for the final number of floors and the lift.
  4. Electrical, plumbing, fire and drainage layouts, with separate services for each unit if floors will be let.
  5. Sanction drawings in your authority's format.
