A well-planned 600 sq ft house plan comfortably fits a spacious 1BHK or a compact 2BHK on one floor, and a 3BHK if you build ground plus one. The trick is to cut corridors to almost nothing, open the living, dining and kitchen into one zone, and give every bedroom an outside wall for light and air. This guide walks through three tested 600 square feet house plan layouts with room sizes, the duplex option, orientation and Vastu notes, and indicative 2026 construction costs for Delhi NCR.

What a 600 Sq Ft House Plan Actually Means

Before you compare layouts, be clear which 600 you are talking about. Owners use the same number for two very different things:

  • A 600 sq ft plot (about 66.7 gaj or 55.7 sq m), for example 20×30 ft or 15×40 ft. After setbacks, the covered area on each floor is usually less than 600 sq ft, and many owners build two or three floors.
  • A 600 sq ft built-up home on a larger plot, such as a single-floor cottage on a village or farm plot, or one floor of a builder floor.

Built-up area includes walls, the staircase and balconies, so a 600 sq ft built-up home gives you roughly 480–520 sq ft of usable carpet area. Always check which figure a plan or builder quote is using before comparing them. The layouts below assume about 600 sq ft of covered area per floor; if your plot's bylaws allow less, the same logic applies with slightly tighter rooms.

Common 600 Sq Ft Plot Shapes and How They Plan

The same area behaves very differently depending on frontage. Wider fronts are easier to light and park on; narrow fronts need a stacked, linear plan.

Plot sizeAreaPlanning characterBest suited to
20 × 30 ft600 sq ftTwo rooms across the width; shallow, so most rooms get a window2BHK single floor or compact G+1
24 × 25 ft600 sq ftNear-square; efficient central living with rooms around it1BHK with study, or 2BHK
15 × 40 ft600 sq ftOne room wide; rooms follow each other front to backG+1 or G+2 with bedrooms upstairs
12 × 50 ft600 sq ftVery narrow; needs a light shaft mid-planMulti-floor home, one room per level zone

Narrow plots have their own playbook, covered in detail in our 15x40 house plan guide. On a 20-ft-wide plot, the two-rooms-across approach below works well even at 30 ft depth.

Layout 1: Spacious 1BHK in 600 Sq Ft

A 1BHK is where 600 sq ft feels genuinely generous. It suits a couple, a retired pair, a rental unit or the first phase of a house you will extend upward later. A typical room list:

  • Entrance foyer with shoe storage: 4'×5'
  • Living room: 12'×14'
  • Dining nook opening onto the kitchen: 8'×8'
  • Kitchen: 8'×10', with a platform on two walls
  • Bedroom: 11'×12', with a 2'-deep wardrobe along one wall
  • Bathroom: 5'×8', with a separate shower area
  • Utility or wash area: 4'×8'

Place the living room at the front, the kitchen and dining in the middle and the bedroom at the rear for privacy. With a 20-ft frontage, put the kitchen and bathroom on the same side so they share one plumbing wall. The extra space over a minimal 1BHK can go into a 7'×8' study or pooja corner, which becomes a second bedroom's worth of flexibility when guests stay.

Layout 2: 600 Sq Ft 2BHK Plan

A 600 sq ft 2BHK plan is the most asked-for version, and it works only if nothing is wasted. The key moves are an open living-dining room, a straight kitchen and a tiny central lobby that serves both bedrooms and the bathroom.

  • Living-cum-dining: 11'×15'
  • Kitchen: 7'×9', single-wall or L-shaped platform
  • Master bedroom: 10'×11'
  • Second bedroom: 9'×10'
  • Common bathroom: 4'6"×7'
  • Small attached toilet to the master bedroom (optional): 4'×6'
  • Central lobby: about 3'6"×6'

If you drop the attached toilet, the master bedroom gains a walk-in wardrobe niche or the kitchen gains a utility. Keep bedroom doors on the lobby, not off the living room, so the second bedroom works for a teenager or a tenant. Wardrobes should be built-in and full height; freestanding almirahs eat the circulation space a small bedroom depends on. Layout 3: 600 Sq Ft Duplex House Plan (G+1)

On a 600 sq ft plot, going up is how you get a family-sized home. A typical 600 sq ft duplex house plan splits public and private zones:

  • Ground floor: parking or porch at the front, living room 11'×13', kitchen 7'×10', dining 8'×9', a guest or parents' bedroom 10'×11', one bathroom 5'×7' and a dog-legged staircase roughly 7'×10'.
  • First floor: master bedroom 11'×12' with attached bath, second bedroom 10'×11', common bathroom, a 5'-deep front balcony and a small family sitting area at the stair landing.

That gives a 3BHK in about 1,100–1,200 sq ft of built-up area. The staircase decision matters most: an internal stair keeps one family home, while an external stair lets you rent one floor independently. We compare both approaches, with room-by-room options, in our dedicated 600 sq ft duplex house plan article.

Orientation, Setbacks and Vastu Notes

On a small plot, a few feet of setback or a wrong-facing window changes how the house lives.

  • Setbacks and coverage: front (and sometimes rear) open space, ground coverage and floor limits are set by the local authority and vary between Delhi colonies, sector plots in Gurugram or Noida, and panchayat areas. Confirm them for your plot before the layout is fixed.
  • Orientation: in NCR's climate, bedrooms on the south or west need shading, such as a chajja, a balcony or louvres. North light is the most comfortable for living rooms and study areas.
  • Cross-ventilation: try to give each room two openings on different walls. Where a room is landlocked, a 3'×4' shaft or a ventilator above the door keeps air moving.
  • Vastu: Vastu texts traditionally recommend the kitchen in the south-east, the master bedroom in the south-west and a light, open north-east. On 600 sq ft these rarely all fit perfectly, so we treat them as preferences, placing the most important ones first and handling the rest with layout or colour rather than demolition.

600 Sq Ft House Construction Cost (2026)

The table uses indicative 2026 rates of ₹1,650–2,050 per sq ft (basic), ₹2,050–2,850 (standard) and ₹2,850–4,200 (premium) at the NCR base rate. They cover structure and finishing but exclude land, design fees, approvals, the boundary wall and interiors.

ConfigurationBuilt-up areaBasicStandardPremium
Ground floor only (1BHK or 2BHK)600 sq ft₹9.9 – 12.3 lakh₹12.3 – 17.1 lakh₹17.1 – 25.2 lakh
G+1 duplex (3BHK)1,200 sq ft₹19.8 – 24.6 lakh₹24.6 – 34.2 lakh₹34.2 – 50.4 lakh
G+2 (owner + rental floor)1,800 sq ft₹29.7 – 36.9 lakh₹36.9 – 51.3 lakh₹51.3 – 75.6 lakh

City matters too. Applying the calculator's city multipliers to a 600 sq ft single-floor home at standard specification:

CityMultiplier600 sq ft, standard tier
Gurugram1.08₹13.3 – 18.5 lakh
Delhi1.05₹12.9 – 18.0 lakh
Noida1.00₹12.3 – 17.1 lakh
Faridabad, Ghaziabad, Greater Noida0.97₹11.9 – 16.6 lakh

Small homes carry a slightly higher cost per sq ft than large ones because fixed items (the staircase, kitchen and bathrooms) are spread over less area. Run your exact area, floors and finish level through our construction cost calculator; it uses the same rates and city factors as the tables above.

Get Your 600 Sq Ft Plan Drawn Properly

Downloaded plans rarely fit a real plot: they ignore your setbacks, road side, neighbour walls and where the sewer line is. On 600 sq ft, a plan that is 1 ft off in the wrong place loses a wardrobe or makes a stair illegal. A proper design set should include:

  1. A measured site survey and a check of the bylaws that apply to your plot.
  2. Furniture layouts drawn into every room, including door swings and wardrobe depths.
  3. A structural design from a qualified structural engineer, especially if you plan to add floors later; the foundation and columns must be sized for the final height from day one.
  4. Electrical and plumbing drawings so points are not decided on site.
  5. Sanction drawings in the format your authority accepts.

A 3D view of the plan and front elevation is well worth it at this size, because it shows before construction whether a room will actually feel cramped.
