A 1500 sq ft house plan gives you a comfortable 3 BHK with three bathrooms, a separate dining area and a pooja room on a single floor, or a 4 BHK if you build ground plus one on a 1,500 sq ft plot. The right layout depends on whether 1,500 is your built-up area or your plot size, which way the plot faces and whether you want one floor or two. Below are four tested layouts with room sizes in feet, orientation notes and 2026 construction costs by floor for Delhi NCR.
1500 Sq Ft Built-Up or a 1500 Sq Ft Plot?
A house plan of 1500 square feet can mean two quite different homes, so settle this first:
- 1,500 sq ft built-up on one floor: the covered area including walls, which needs a plot of roughly 2,000 sq ft or more (for example 40×50 or 45×50) once front, rear and side open spaces are left. This is the single-storey family home many people picture.
- A 1,500 sq ft plot: usually 30×50 ft, about 167 gaj or 139 sq m. After setbacks, you typically get around 1,000–1,150 sq ft of covered area per floor, so a larger family builds G+1 or more.
Built-up area also includes the staircase, shafts and wall thickness, so 1,500 sq ft built-up gives roughly 1,200–1,280 sq ft of usable carpet area. Ground coverage, setbacks and permitted floors vary by authority, so the real footprint on your plot must be checked against current bye-laws. If your plot is exactly 30×50, our dedicated 30x50 house plan guide covers elevations and parking for that shape.

Single-Floor 1500 Sq Ft 3 BHK Plans
1. Single-floor 3 BHK with separate dining
This is where 1,500 sq ft starts to feel generous rather than efficient. Enter through a 5'×6' foyer with shoe storage into a living room of 14'×16'. Behind it sits a separate dining space of 10'×12' that opens to the kitchen, 9'×11', with a 4'×8' utility and a 4'×5' store. The bedroom wing runs along one side: master bedroom 13'×14' with a 5'×8' attached bathroom and a 6'×6' dressing niche, bedroom two 11'×12' with its own 5'×7' bathroom, and bedroom three 11'×11' served by a common bathroom that also works for guests. A 5'×5' pooja room fits between the dining and the living, and a 4'-deep sit-out runs across the front.
Keep the three bathrooms back to back in pairs so they share two plumbing shafts rather than three. A short 4'-wide lobby, not a long corridor, should connect the bedrooms; on a single floor, corridors are the first place 100 sq ft quietly disappears.
2. L-shaped 3 BHK with family lounge
On a wide or corner plot, bend the plan into an L around a small front or side garden. One arm holds the public zone: drawing room 13'×15', a combined family lounge and dining 12'×18', and the kitchen 9'×10' with utility. The other arm holds the bedrooms: master 12'×14' with bathroom and walk-through wardrobe, two bedrooms of 11'×12', one attached and one common bathroom, plus a 4'×5' powder room near the entrance. The inner corner of the L gives almost every room a second window onto the garden, which improves cross-ventilation noticeably. This layout suits families who entertain guests in the drawing room but want the everyday living space separate. On a corner plot, the garden side can also take a second, service entry to the kitchen.
1500 Sq Ft Plot: Duplex and Rental Options
3. Duplex 4 BHK on a 30×50 plot
With about 1,100 sq ft covered per floor, a G+1 gives four bedrooms without cramping any of them. Ground floor: one car parking 9'×16' in the front open space, living 13'×15', dining 10'×10', kitchen 8'×11' with utility, a parents' bedroom 11'×12' with attached bathroom, and a powder room under the stair. The dog-legged staircase, about 8'×13', sits along a side wall near the centre of the plan. First floor: master bedroom 12'×14' with bathroom and dressing, two bedrooms of 11'×12' sharing a bathroom (or each with a compact 4'6"×7' attached bathroom), a family lounge 10'×12' at the stair landing and a 4'-deep front balcony. Ask your structural engineer to design the foundation and columns for a second floor if you might add one later.
4. Owner 3 BHK on the ground, rental 2 BHK above
Many NCR owners use a 1,500 sq ft plot to live and earn. The ground floor becomes a complete 3 BHK: living-dining 12'×20', kitchen 8'×10', master bedroom 12'×13' with bathroom, two bedrooms of 10'×11' and a common bathroom. The first floor becomes an independent 2 BHK: living 12'×14', kitchen 8'×9', two bedrooms of 11'×12' and 10'×11', two bathrooms and a front balcony. The staircase must be reachable from the front open space without entering the owner's home, and each floor needs its own electricity and water connection. Orientation, Setbacks and Vastu
At 1,500 sq ft you finally have enough room to plan for comfort rather than just fitting rooms in:
- Heat: in NCR, keep bedrooms off the west wall where possible, and use the staircase, store, utility or bathrooms along the west and south-west as a buffer.
- Light: give the living and dining rooms north or east glazing; add a skylight or a 4'×8' open-to-sky court if the plan is deep.
- Setbacks: front, rear and side open spaces differ between MCD, DTCP Haryana, the Noida and Greater Noida authorities and GDA. On a 30×50 plot, they decide whether one car fits at the front.
- Vastu: Vastu texts traditionally recommend a north or east entrance, the kitchen in the south-east, the master bedroom in the south-west and a pooja room in the north-east. A 1,500 sq ft plan usually has room to follow most of these. We still put daylight and function first and use remedies that need no demolition.
Setbacks, coverage and height limits vary by authority and plot; confirm them on the official portal before drawings are finalised.
1500 Square Feet House Plan 3D Views
A 1500 square feet house plan 3d model earns its fee on this size of home. It shows how the separate dining area actually feels, whether the drawing room furniture fits around the doors, and how the front elevation reads from the road. Ask for a furnished 3D of the living-dining zone and the master bedroom, plus two elevation options in different materials. Treat it as a decision tool; the contractor still builds from the dimensioned 2D and structural drawings, and changing a render costs far less than changing a wall.
1500 Sq Ft House Construction Cost (2026)
These figures use our calculator rates at the NCR base (Noida = 1.0): ₹1,650–2,050 per sq ft for basic, ₹2,050–2,850 for standard and ₹2,850–4,200 for premium specification. They cover structure and finishing, not land, design fees, approvals, boundary wall or interiors.
| Floor / configuration | Built-up area | Basic | Standard | Premium |
|---|---|---|---|---|
| Single-floor 3 BHK (layouts 1 and 2) | 1,500 sq ft | ₹24.8–30.8 lakh | ₹30.8–42.8 lakh | ₹42.8–63 lakh |
| 30×50 plot: ground floor | 1,100 sq ft | ₹18.2–22.6 lakh | ₹22.6–31.4 lakh | ₹31.4–46.2 lakh |
| 30×50 plot: first floor | 1,100 sq ft | ₹18.2–22.6 lakh | ₹22.6–31.4 lakh | ₹31.4–46.2 lakh |
| 30×50 plot: G+1 total | 2,200 sq ft | ₹36.3–45.1 lakh | ₹45.1–62.7 lakh | ₹62.7–92.4 lakh |
For the single-floor 1,500 sq ft home at standard specification, the city multipliers give these ranges:
| City | Multiplier | 1,500 sq ft, standard |
|---|---|---|
| Gurugram | 1.08 | ₹33.2–46.2 lakh |
| Delhi | 1.05 | ₹32.3–44.9 lakh |
| Noida | 1.00 | ₹30.8–42.8 lakh |
| Faridabad, Ghaziabad, Greater Noida | 0.97 | ₹29.8–41.5 lakh |
A single-floor home needs a larger roof and foundation per sq ft than a G+1 of the same area, so it sits towards the upper end of each band. Plug in your own area, floors and city in the construction cost calculator.
Get Your 1500 Sq Ft Plan Drawn Properly
A standard plan from the internet rarely fits: it ignores your setbacks, the road side, where the sewer and water lines enter, and what your authority will sanction. A proper drawing set for a 1,500 sq ft home should include:
- A measured site survey and a bye-law check for coverage, setbacks and permitted floors.
- Furnished floor plans for every level, showing door swings, wardrobe depths and the car in the parking bay.
- Structural drawings by a qualified structural engineer, designed for the final number of floors.
- Electrical, plumbing and drainage layouts, so points are not decided on site.
- Working elevations and a sanction set in the format your authority accepts.
