A 200 gaj house design works on 1,800 sq ft of land, usually a 30×60 ft plot, which is large enough for a 4BHK villa with two-car parking over ground plus one, or a stilt building with independent floors. After setbacks, most 200 gaj plots allow roughly 1,150–1,350 sq ft of covered area per floor, depending on the authority. This guide covers plot shapes, three practical 200 gaj house plan layouts with room sizes, villa elevation ideas and indicative 2026 construction costs for Delhi NCR.

200 Gaj in Sq Ft and Common Plot Sizes

One gaj is a square yard, or 9 sq ft, so 200 gaj is 1,800 sq ft, about 167 sq m. In NCR you will mostly see it as 30'×60', but other shapes appear in plotted colonies and farm-belt layouts, and each plans differently.

Plot sizeAreaPlanning character
30'×60'1,800 sq ftThe standard; two cars in front, deep plan needs a courtyard or light shaft
36'×50'1,800 sq ftWider front for a bigger elevation; rooms get more outside wall
40'×45'1,800 sq ftNear-square; suits a villa with side garden and a central stair
25'×72'1,800 sq ftNarrow and deep; tandem parking, strong need for mid-plan light

Ground coverage, FAR, setbacks, stilt and height rules vary between Delhi, Gurugram, Noida, Faridabad, Ghaziabad and panchayat areas, and with road width. The layouts below assume about 1,250 sq ft covered per floor on a 30'×60' plot. Confirm the limits for your plot before design. For room-by-room detail specific to the 30×60 shape, see our 30x60 house plan guide; this article focuses on how to use 200 gaj as a whole.

Layout 1: Single-Storey 3BHK with Courtyard

For families who want step-free living, a 200 gaj plot is one of the smallest sizes where a genuinely spacious single-storey home works.

  • Car porch: 18'×16', for two cars side by side
  • Drawing room: 13'×15', at the front
  • Central courtyard: 10'×12', open to the sky or with a skylight, lighting the middle of the house
  • Family lounge and dining: 13'×18', around the courtyard
  • Kitchen: 10'×11', with a 5'×8' utility and store
  • Master bedroom: 13'×14', with attached bathroom 6'×9' and walk-in wardrobe 5'×7'
  • Bedrooms 2 and 3: 11'×12' each, one with attached bathroom, plus a common bathroom 5'×7'
  • Staircase to terrace: 7'×12', with the foundation designed for future floors

Cover the courtyard with a retractable or fixed polycarbonate roof with high-level vents if dust and monsoon rain are a concern; it keeps the light and loses little of the airflow.

Layout 2: Villa 200 Gaj House Design, 4BHK on G+1

The most popular choice for owner-occupiers. The ground floor holds formal and family living with a parents' suite; the first floor holds the private bedrooms.

Ground floor (about 1,250 sq ft covered)

  • Two-car porch: 18'×16'
  • Drawing room: 13'×16', with a double-height section at the front if you can spare the upper floor area
  • Family lounge and dining: 13'×20'
  • Kitchen: 10'×12', with utility 5'×8'
  • Parents' bedroom: 12'×13', with attached bathroom 5'6"×8'
  • Powder room: 4'×6'; pooja: 5'×5' near the north-east
  • Staircase with lift shaft: 8'×13' stair plus a 5'×5' lift shaft

First floor (about 1,250 sq ft covered)

  • Master bedroom: 14'×15', with bathroom 6'×10' and dress area
  • Bedrooms 3 and 4: 12'×13' and 11'×12', each with an attached bathroom
  • Upper lounge or study: 11'×13'
  • Front and rear balconies: 4'×14' and 4'×10'

A second floor or terrace room can be added later for a home office, gym or guest suite. For more ways to zone two floors, see our G+1 house design ideas.

Layout 3: Stilt Plus Independent Floors

Where stilt parking and additional floors are permitted, many 200 gaj owners build a stilt with three or four independent floors, keeping one for the family and renting or gifting the others. Each floor typically holds a 3BHK: living-dining 14'×22', kitchen 10'×11', master bedroom 13'×14', two bedrooms of about 11'×12', three bathrooms and front and rear balconies. The stilt parks three to four cars depending on column spacing. A lift, separate meters and a stair that serves all floors without passing through a flat are essential. Structural design for four or five levels must come from a qualified structural engineer, with the foundation sized for the full height from the start.

Facing, Light and Vastu

  • North or east facing: the easiest to plan; living room and balconies in front, bedrooms at the rear.
  • West facing: use deep balconies, fins or a jaali screen on the front and keep glass shaded from afternoon sun.
  • South facing: put the car porch, stair and store in front as a heat buffer, and open the rooms to a rear garden or courtyard.
  • Middle of a 60-ft-deep plan: always needs a courtyard, light shaft or skylight over the stair, or the dining and stair areas stay dark.

Vastu texts traditionally place the kitchen in the south-east, the master bedroom in the south-west and a light, open north-east. A 200 gaj plot has enough room to accommodate most of this without compromising daylight. We follow architect-led Vastu: function first, with practical remedies rather than demolition.

200 Gaj Villa Elevation and 3D Design

A 30–40 ft front gives space for a proper villa elevation. Approaches that suit this size:

  • Double-height entrance: a tall glazed or stone-clad entrance bay gives presence without cluttering the whole front.
  • Stone and wood-look cladding: natural stone at the base or on one mass, with HPL or aluminium wood-finish louvres above; durable and low maintenance.
  • Cantilevered balcony boxes: projecting frames around the upper bedrooms add depth and shade glass.
  • Integrated boundary and gate: design the gate and front wall with the elevation so the house reads as one composition.

A 200 gaj house design 3D model is worth commissioning before construction; at this budget, a small change to window sizes or cladding caught on screen saves real money on site. Our 3D visualisation service works from your actual drawings.

200 Gaj House Construction Cost (2026)

Indicative 2026 costs at the NCR base rate of ₹1,650–2,050 per sq ft (basic), ₹2,050–2,850 (standard) and ₹2,850–4,200 (premium), on about 1,250 sq ft per floor. Excludes land, design fees, approvals, boundary wall, lift and interiors.

Noida1.00₹51.3 – 71.3 lakh
Faridabad, Ghaziabad, Greater Noida0.97₹49.7 – 69.1 lakh

On a 200 gaj budget, the biggest swings usually come from the elevation (cladding and glazing), the flooring choice, and whether a lift and basement are included, not from the structure itself. Fix these decisions in the drawings before tendering so contractor quotes can be compared line by line. Villas with imported stone, large glazing and home automation go beyond these ranges; our villa construction cost guide covers that end of the market.
