A 40x40 house plan sits on a 1,600 sq ft square plot and can hold a spacious 3BHK on a single floor, or a 4BHK to 5BHK across ground plus one, with about 1,150–1,250 sq ft of covered area per floor after setbacks. The square shape is the real opportunity: with 40 ft of frontage and 40 ft of depth, you can plan around a central court, give almost every room an outside wall and fit two cars without losing the front room. This guide covers three 40 by 40 house plan layouts with room sizes, corner-plot and orientation notes, elevation advice, and indicative 2026 construction costs for Delhi NCR.
Why a 40x40 Plot Plans Differently
A 40×40 ft plot is 1,600 sq ft, about 178 gaj (square yards) or 148.6 sq m. Most Indian plots are long and narrow, and the plan is a straight sequence from front to back. A square plot is different: it is wide enough to organise rooms around a centre rather than along a corridor.
- Wide frontage: 40 ft fits two cars (about 18–20 ft) plus a 15–18 ft wide drawing room or entrance.
- Short depth: the rear rooms are never far from the road side, so daylight is easier to manage than on a 60-ft-deep plot.
- Risk of a dark centre: the middle of a square footprint is the furthest point from every wall, so it needs a skylight, courtyard or stair void.
Setbacks, ground coverage, FAR and height limits vary by authority, road width and colony, and a square plot may attract side setbacks that a narrow plot does not. The layouts below assume roughly 1,200 sq ft covered per floor; confirm the permissible figures for your plot before design is frozen. The smaller square format is covered in our 30x30 house plan guide.
Layout 1: Single-Floor 3BHK around a Central Court
A complete single-level home is realistic on this plot, which suits older parents, anyone who wants to avoid stairs, and owners building in phases.
- Two-car parking: 18'×17', front corner
- Entrance foyer: 6'×8'
- Living room: 14'×16', at the front beside the parking
- Central court or skylit family area: 10'×12'
- Dining: 11'×12', opening onto the court
- Kitchen: 10'×11', with a 4'×8' utility
- Master bedroom: 13'×14', with attached bathroom 5'×8' and wardrobe wall
- Bedroom 2: 12'×12', with attached bathroom 5'×7'
- Bedroom 3 or study: 11'×11'
- Common bathroom and powder room: 5'×7'
- Staircase to terrace: 7'×12', beside the court
An open court needs good waterproofing and drainage; a covered court with a polycarbonate or glass skylight and high-level ventilation is easier to live with in NCR dust and monsoon. Our guide to courtyard house design goes deeper into both options.

With about 2,400 sq ft built across two floors, a 40x40 plot comfortably houses a joint family, with a full bedroom suite for parents on the ground floor.
Ground floor (about 1,200 sq ft covered)
- Parking for two cars: 18'×17'
- Drawing room: 13'×16'
- Family lounge and dining: 13'×18', around a skylit stair
- Kitchen: 10'×12', with store 4'×6'
- Parents' bedroom: 12'×14', with attached bathroom 5'×8'
- Guest bedroom: 11'×12', with attached bathroom 5'×7'
- Puja room: 5'×6', in the north-east where the plan allows
First floor (about 1,200 sq ft covered)
- Master bedroom: 14'×15', with dressing 6'×7' and bathroom 6'×8'
- Bedroom 4: 12'×13', with attached bathroom 5'×7'
- Bedroom 5: 11'×12', with attached bathroom 5'×7'
- Family lounge: 13'×14', over the parking
- Balconies: 5'×16' at the front, 4'×10' at the rear
Keep the stair central so neither floor needs a long corridor. Reserve a 5'×5' lift shaft next to it even if the lift comes years later.
Layout 3: Two Side-by-Side Homes or Stacked Floors
A square plot opens an option that narrow plots do not have: splitting the building vertically into two 20-ft-wide duplexes for two brothers or two generations, each with its own entrance and stair. The alternative is the familiar stacked format of independent floors over a stilt, where permitted.
- Side-by-side duplexes: each half about 20'×30' covered, with living-kitchen below and two or three bedrooms above; common wall and shared structure keep cost down.
- Stacked floors: each floor a 3BHK of about 1,200 sq ft, with living-dining 14'×20', kitchen 9'×11', three bedrooms and two to three bathrooms, over a stilt for three cars.
Whether a plot can be split into two dwelling units, and how many floors and units are allowed, depends on local bylaws, so this needs checking before design begins.
Corner Plots, Orientation and Vastu
Many 40x40 plots are corner plots, which changes the plan considerably.
| Situation | Planning advantage | Watch out for |
|---|---|---|
| Corner plot | Two frontages, light on two sides, separate gate for car and pedestrians | Setbacks may apply on both road sides; privacy for side-facing bedrooms |
| North or east facing | Living rooms enjoy the road side; easy daylight | Keep the north-east open and uncluttered for light |
| West or south facing | Parking and stair can act as a heat buffer at the front | Shade front glazing with balconies, fins or jaali |
| Mid-row plot | Simple approvals and planning | Centre needs a court or skylight |
Vastu texts traditionally favour a square plot and recommend an open centre (the Brahmasthan), the kitchen in the south-east, the master bedroom in the south-west and a light north-east. A 40x40 plan can meet most of these naturally with a central court. For a quick self-check of your layout, try our Vastu checker. Our stance remains architect-led: function first, and remedies without demolition where something cannot move.
40 by 40 House Plan Elevation Ideas
Forty feet is a generous frontage, and the risk is a flat, wide facade. Break it into volumes:
- Two blocks and a recess: a solid block over the parking, a glazed block over the drawing room and a recessed entrance between them.
- Horizontal cantilevers: long slab projections over balconies read well on a wide, low house.
- Stone base, light upper floor: stone or brick cladding on the ground floor, plaster and wood-finish louvres above.
- Corner wrap: on corner plots, carry the balcony or frame around the corner so both roads see a finished front.
40x40 House Construction Cost (2026)
Indicative 2026 costs at the NCR base rate, using ₹1,650–2,050 per sq ft (basic), ₹2,050–2,850 (standard) and ₹2,850–4,200 (premium) on about 1,200 sq ft per floor. Figures cover structure and finishing and exclude land, design fees, approvals, boundary wall and interiors.
| Configuration | Built-up area | Basic | Standard | Premium |
|---|---|---|---|---|
| Single-floor 3BHK | ~1,200 sq ft | ₹19.8 – 24.6 lakh | ₹24.6 – 34.2 lakh | ₹34.2 – 50.4 lakh |
| G+1 5BHK | ~2,400 sq ft | ₹39.6 – 49.2 lakh | ₹49.2 – 68.4 lakh | ₹68.4 lakh – ₹1.01 crore |
| G+2 or stilt + 2 floors | ~3,600 sq ft | ₹59.4 – 73.8 lakh | ₹73.8 lakh – ₹1.03 crore | ₹1.03 – 1.51 crore |
The same G+1 home at standard specification, adjusted for city:
| City | Multiplier | G+1, ~2,400 sq ft, standard |
|---|---|---|
| Gurugram | 1.08 | ₹53.1 – 73.9 lakh |
| Delhi | 1.05 | ₹51.7 – 71.8 lakh |
| Noida | 1.00 | ₹49.2 – 68.4 lakh |
| Faridabad, Ghaziabad, Greater Noida | 0.97 | ₹47.7 – 66.3 lakh |
A courtyard with a glazed roof, a corner plot with two finished elevations, or wide column-free spans will push costs towards the top of each range. Run your own figures through the construction cost calculator.
Get Your 40x40 Plan Drawn Properly
Square plots reward careful planning and punish generic plans: a stock layout will rarely use the centre well or respond to a corner. Before construction, you should have:
- A site survey with exact dimensions and levels, and both road widths if it is a corner plot.
- Working drawings with furniture, court drainage and car movement drawn in.
- Structural drawings by a qualified structural engineer, particularly for courts, cantilevers and future floors.
- Electrical, plumbing, drainage and rainwater layouts.
- Sanction drawings in your authority's format.
