A house plan 20 x 30 is built on a 600 sq ft plot, which is enough for a 1BHK on a single floor or a proper 2BHK across ground plus one. With roughly 450–550 sq ft of covered area per floor, the design goal is to make a small footprint feel generous through open planning, vertical space, light from above and storage built into the walls. This guide covers three 20 by 30 house plan layouts with room sizes, the space-making techniques that matter most on small plots, orientation notes, and indicative 2026 construction costs for Delhi NCR.
What a 20x30 Plot Gives You
A 20×30 ft plot is 600 sq ft, about 67 gaj (square yards) or 55.7 sq m. It is common in urban villages, older colonies, smaller plotted schemes and towns on the edge of NCR. Compared with a narrower 15x40 plot of the same area, the 20 ft width is a real advantage: two rooms can sit side by side, and the staircase does not have to eat half the frontage.
Setbacks on small plots are sometimes minimal, but ground coverage, FAR, height and parking rules still differ by authority and colony. The layouts below assume about 500 sq ft covered per floor. Check the permissible limits for your plot before design. Our 600 sq ft house plan guide covers the same area on other plot shapes.
- Width: 20 ft fits a living room plus a staircase, or a bedroom plus a kitchen, across the plot.
- Depth: 30 ft allows two bands of rooms with a small open area or shaft between or behind them.
- Parking: a car is possible only by giving up most of the ground floor, so most owners plan for two-wheelers.
Layout 1: Ground-Floor 1BHK with Room to Grow
A starter home for a couple, a rental unit, or the first phase of a family house.
- Front open space: 20'×4' for two-wheelers and the entrance
- Living room: 11'×13'
- Kitchen: 7'×9', open to a 7'×8' dining nook
- Bedroom: 11'×11', with a 2'×6' built-in wardrobe
- Bathroom: 4'6"×7', with a 3'×4' wash area outside
- Staircase to terrace: 3'6" wide, dog-legged, about 7'×10', along one side wall
Even if you build only the ground floor, design the foundation, columns and stair for the final number of floors. Adding strength later is far more expensive than building it in now.

The most practical use of a 20x30 plot for a family of three or four: shared spaces downstairs, bedrooms upstairs.
Ground floor (about 500 sq ft covered)
- Living room: 11'×14', at the front
- Kitchen: 7'×10', with dining 8'×9' open to it
- Guest bedroom or study: 9'×10'
- Common bathroom: 4'6"×7'
- Staircase: 7'×10', centre of one side wall, with storage beneath
First floor (about 500 sq ft covered)
- Master bedroom: 11'×12', with attached bathroom 4'6"×7'
- Second bedroom: 10'×11'
- Common bathroom: 4'×6'
- Small family lounge or study niche: 7'×9', at the stair landing
- Front balcony: 3'6"×10'
Stack the bathrooms directly over each other and over the kitchen. On a plot this small, a single wet core saves money and keeps pipes away from bedroom walls.
Layout 3: G+2 with a Rental Floor or a Two-Level Home
Where the bylaws allow a third level, a 20x30 plot can earn its keep. Two approaches work:
- Owner's duplex plus one rental floor: ground and first floor as in Layout 2, with a self-contained 1BHK on the second floor (living 10'×12', bedroom 10'×11', kitchen 6'×8', bathroom 4'6"×7').
- Stilt for two-wheelers plus two 1BHK floors: suitable for pure rental, provided the stair lobby is shared and services are separate.

How to Make a 600 Sq Ft Home Feel Bigger
The difference between a cramped 20x30 house and a comfortable one is rarely the area. It is how the space is handled.
| Technique | How it helps | Where to use it |
|---|---|---|
| Open living-dining-kitchen | One large room instead of three small ones | Ground floor |
| Skylight or shaft over the stair | Brings daylight to the centre of the plan | Mid-plot, on the side wall |
| Double-height living area | Adds volume and connects floors | Only if you can spare 80–100 sq ft of upper floor |
| Sliding or pocket doors | Frees the wall space a swing door needs | Kitchen, bathroom, study |
| Built-in storage | Removes bulky loose furniture | Under the stair, bed walls, over doors |
| Ceiling height of about 10' | Rooms feel taller and cooler | All floors, within permitted building height |
Keep the palette light and consistent, use fewer, larger windows rather than many small ones, and avoid internal corridors wherever possible. Our article on small house design ideas has more of these ideas in detail.
Orientation, Vastu and the 20x30 Elevation
On a small plot, the road side usually gets the only large windows, so the facing matters. North and east fronts are the easiest for living rooms; west and south fronts are better served by a deep balcony, jaali or louvres in front of the glass. Vastu texts traditionally recommend the kitchen in the south-east and the main bedroom in the south-west; on a 20-ft-wide plot, mirroring the plan achieves much of this. Where it cannot, our approach is architect-led: function and daylight first, remedies without demolition.
For the elevation, one idea is enough on a 20 ft front: a single box frame around the balcony, a vertical strip of stone or louvres on the stair side, and plain textured plaster elsewhere. A 20x30 house plan 3D view is still worth doing, because it shows how narrow the front looks from the street and whether the balcony depth is right.
20x30 House Construction Cost (2026)
Indicative 2026 costs at the NCR base rate, using ₹1,650–2,050 per sq ft (basic), ₹2,050–2,850 (standard) and ₹2,850–4,200 (premium) on about 500 sq ft per floor. Figures cover structure and finishing and exclude land, design fees, approvals and interiors.
| Configuration | Built-up area | Basic | Standard | Premium |
|---|---|---|---|---|
| Ground-floor 1BHK | ~500 sq ft | ₹8.3 – 10.3 lakh | ₹10.3 – 14.3 lakh | ₹14.3 – 21.0 lakh |
| G+1 2BHK | ~1,000 sq ft | ₹16.5 – 20.5 lakh | ₹20.5 – 28.5 lakh | ₹28.5 – 42.0 lakh |
| G+2 with rental floor | ~1,500 sq ft | ₹24.8 – 30.8 lakh | ₹30.8 – 42.8 lakh | ₹42.8 – 63.0 lakh |
The same G+1 home at standard specification, adjusted for city:
| City | Multiplier | G+1, ~1,000 sq ft, standard |
|---|---|---|
| Gurugram | 1.08 | ₹22.1 – 30.8 lakh |
| Delhi | 1.05 | ₹21.5 – 29.9 lakh |
| Noida | 1.00 | ₹20.5 – 28.5 lakh |
| Faridabad, Ghaziabad, Greater Noida | 0.97 | ₹19.9 – 27.6 lakh |
Small houses often land nearer the top of a range per sq ft, because the stair, bathrooms and kitchen are fixed costs spread over less area, and narrow lanes can make material delivery harder. Try your own numbers in the construction cost calculator.
Get Your 20x30 Plan Drawn Properly
On a 600 sq ft plot, an error of a few inches in the stair or a door swing costs a usable room. Before construction, you should have:
- A site survey with exact dimensions; small plots are frequently irregular.
- Working drawings with furniture, wardrobes and door swings drawn in.
- Structural drawings by a qualified structural engineer, designed for the final number of floors, especially where neighbouring buildings share or abut your walls.
- Electrical, plumbing and drainage layouts.
- Sanction or regularisation drawings in your authority's format, where required.
