A 1200 square feet house plan gives enough built-up area for a roomy 2 BHK with a study or a practical 3 BHK with two bathrooms on a single floor, costing roughly ₹24.6–34.2 lakh at standard quality in Delhi NCR in 2026. If 1,200 sq ft is your plot size instead (30×40, 40×30 or 20×60), you will usually build a G+1 home to get three bedrooms. This guide covers five layouts with room sizes in feet, north-facing and orientation tips, 3D ideas and a cost table by floor.
Planning a 1200 Sq Ft House in India
Most house plan 1200 sq ft India searches fall into two groups. If you have 1,200 sq ft of built-up area on a single floor, you are typically on a plot of 1,500–1,800 sq ft or larger, and the question is how to divide that area. If you have a 1,200 sq ft plot, setbacks usually leave a smaller footprint per floor, and the question is how to stack rooms across two floors.
Setbacks, ground coverage and floor limits vary by authority and plot, so confirm your buildable area first. For a 30×40 plot specifically, our 30×40 house plans and elevation guide covers single and multi-floor options and facade ideas in detail, so this article focuses on other plot shapes and on 1,200 sq ft of built-up area.
Five 1200 Sq Ft House Plans Compared
| Layout | Plot | Floors | Built-up | Key feature |
|---|---|---|---|---|
| 1. 2 BHK + study | 30×50 or larger | G | 1,200 sq ft | Generous rooms, home office |
| 2. Single-floor 3 BHK | 30×50 or 40×40 | G | 1,200 sq ft | Everything on one level |
| 3. North-facing 3 BHK | North road, 30×50 or larger | G | 1,200 sq ft | Living on the north, bedrooms south |
| 4. Wide-frontage home | 40×30 | G+1 | about 1,800 sq ft | Shallow, well-lit plan |
| 5. Narrow-plot duplex | 20×60 | G+1 | about 1,700 sq ft | Light well at the centre |
1. 2 BHK with study (1,200 sq ft built-up)
For a smaller family that wants space rather than extra rooms: living room 14'×16', dining 10'×11', kitchen 9'×10' with utility 4'×7', master bedroom 13'×14' with attached bathroom 5'×9' and a 7-ft wardrobe wall, second bedroom 11'×13' with its own bathroom, study 9'×10' and a front balcony 5'×12'. The study can take a sofa-cum-bed for guests and later become a small third bedroom.
2. Single-floor 3 BHK (1,200 sq ft built-up)
The most requested layout: living 12'×16', dining 9'×10', kitchen 8'×10' with utility, master bedroom 12'×13' with attached bathroom, two bedrooms of 10'×12', a common bathroom and a 3'×4' pooja niche. Keep the passage to the bedrooms short by clustering them around a small lobby. For more three-bedroom layouts across plot sizes, see our 3 BHK house plan guide.
3. 1200 sq ft house plan north facing
With the road on the north, the entrance, living room 13'×15' and a sit-out naturally sit on the north side and receive soft, even daylight all day. Place the kitchen 8'×10' on the south-east with a window to the east, the master bedroom 12'×14' in the south-west, and the second and third bedrooms of 10'×12' along the west, with a common bathroom between them. Keep the north-east corner of the plan light, for example as the pooja niche or an open sit-out. Vastu texts traditionally favour north-facing plots for exactly this arrangement, and our guide to north facing house Vastu goes deeper into entrance positions.
4. Wide-frontage home on a 40×30 plot
A 40-ft frontage with only 30 ft depth gives a shallow plan where every room can have a window to the outside. Ground floor: parking beside the entrance, living 12'×15', kitchen 8'×10', dining 9'×10' and a parents' bedroom 11'×12' with attached bathroom. First floor: master bedroom 12'×13' with bathroom, a third bedroom 11'×12', a common bathroom and a wide front balcony. Keep the staircase at one end so it does not split the frontage.
5. Narrow-plot duplex on a 20×60 plot
A deep, narrow plot needs daylight brought into the middle. Ground floor: car parking at the front, living 11'×15', an open-to-sky light well of about 5'×8' beside the staircase, then kitchen 8'×10' and dining 8'×10', with a bedroom 10'×12' and bathroom at the rear. First floor: master bedroom 11'×14' at the rear with bathroom, a second bedroom 10'×12', a common bathroom and a family lounge at the front. Placing the stair next to the light well lets it work as a ventilation stack.

- West sun: in NCR the afternoon sun on west walls is harsh; place the staircase, stores or bathrooms on the west, or shade west windows deeply.
- South-facing plots: use a deep front balcony or jaali screen to cut glare while keeping the facade open.
- Cross-ventilation: give every habitable room windows on two sides where possible; in deep plots, a light well does this job.
- Setbacks: front, rear and side setbacks and coverage limits vary by authority and plot size; get them confirmed before planning.

1200 Sq Ft 3D House Plan Ideas
A 1200 sq ft 3d house plan helps you judge space and style before you spend on construction. The views worth asking for:
- Furnished top-down 3D plan: shows whether beds, wardrobes and the dining table fit with comfortable walking space.
- Front elevation in two options: for example, stone cladding with white plaster versus wood-look HPL louvres with grey texture.
- Living-dining eye-level view: tests ceiling height, window size and lighting.
- Night render of the facade: useful for planning exterior lights before conduits are buried in the walls.
Our 3D visualisation service produces these views from your actual drawings, so what you approve on screen is what gets built.

Figures use our calculator rates for structure and finishing at NCR base (Noida = 1.0). Multiply by 1.08 for Gurugram, 1.05 for Delhi or 0.97 for Faridabad, Ghaziabad and Greater Noida.
| Configuration | Built-up area | Basic | Standard | Premium |
|---|---|---|---|---|
| Single floor, 1,200 sq ft built-up | 1,200 sq ft | ₹19.8–24.6 lakh | ₹24.6–34.2 lakh | ₹34.2–50.4 lakh |
| 1,200 sq ft plot: ground floor | 900 sq ft | ₹14.9–18.5 lakh | ₹18.5–25.7 lakh | ₹25.7–37.8 lakh |
| 1,200 sq ft plot: first floor | 900 sq ft | ₹14.9–18.5 lakh | ₹18.5–25.7 lakh | ₹25.7–37.8 lakh |
| 1,200 sq ft plot: G+1 total | 1,800 sq ft | ₹29.7–36.9 lakh | ₹36.9–51.3 lakh | ₹51.3–75.6 lakh |
In Gurugram, a single-floor 1,200 sq ft home at standard quality works out to about ₹26.6–36.9 lakh. The first floor of a G+1 often costs slightly less per sq ft because it shares the foundation. All figures are indicative and exclude design fees, approvals, boundary wall and interiors. If your budget points to a smaller home, compare our 1000 sq ft house plan layouts.
Get Your 1200 Sq Ft Plan Drawn Properly
A layout from the internet is a useful starting point, but it will not match your plot's exact dimensions, road side, soil or local rules. A proper drawing set includes dimensioned floor plans, a structural design by a qualified structural engineer, electrical, plumbing and drainage layouts, working elevations and a sanction drawing prepared for your authority. It also becomes the basis for fair, comparable contractor quotes.
