A good 2 BHK house plan fits two bedrooms, a living-dining area, a kitchen and one or two bathrooms into roughly 650 to 1,000 sq ft of built-up area, and most Delhi NCR plots from 20×40 upwards can take one on a single floor. The right layout depends less on the total area than on your plot width, which way it faces and whether you want parking or a second unit later. Below are six 2 BHK layouts with room sizes in feet, orientation and Vastu notes, and 2026 construction costs by floor.

What a 2 BHK House Plan Needs to Include

Before comparing layouts, agree on the minimum room sizes that make a two bed house plan comfortable to live in, not just legal on paper. These are practical sizes we use as a starting point on NCR homes:

  • Living room: 11'×14' to 13'×16', enough for a three-seater sofa, two chairs and a TV wall
  • Dining: 8'×10' for a four-seater table, often merged with the living room
  • Kitchen: 7'×9' minimum for an L-shaped counter; 8'×10' if you want a fridge inside and a small utility door
  • Master bedroom: 11'×12' to 12'×14', with space for a queen bed and a 6-ft wardrobe
  • Second bedroom: 10'×11' to 11'×12'
  • Bathrooms: 5'×7' minimum, 5'×8' is more comfortable with a shower area
  • Utility or wash area: 4'×6', ideally beside the kitchen
  • Car parking (if needed): about 9'×16' per car

Add walls, a short passage and the staircase (if you plan to go up later), and these rooms land between about 650 sq ft for a tight plan and 1,000 sq ft for a relaxed one.

Six 2 BHK Layouts by Plot Size

The table gives a quick comparison; each layout is described in detail after it. Built-up areas are indicative and depend on the setbacks your authority applies.

6. Two 2 BHK units (G+1)30×40 or larger850 sq ft per floor2 per floorStilt or front

1. Compact 2 BHK on a 20×40 plot

With a 20-ft frontage, rooms line up front to back. Living room 11'×14' at the front, then kitchen 7'×9' and a common bathroom 5'×7' along one side wall, with bedrooms 10'×11' and 11'×11' at the rear. A 3-ft passage links them. Keep the kitchen and bathroom on the same wall so one plumbing shaft serves both. Light is the challenge on a narrow plot, so a small open-to-sky duct or a skylight over the passage makes a real difference.

2. Low-cost 2 bedroom house plan

For the lowest budget, use a plain rectangle of about 25'×26' with no offsets: living-cum-dining 12'×14', kitchen 7'×9', one shared bathroom 5'×7' and two bedrooms of 10'×11'. Aligned walls, standard door and window sizes and a single toilet cut plumbing, waterproofing and tiling cost. Leave a staircase position marked on the plan so a first floor can be added later without breaking walls.

3. Standard 2 BHK on a 25×40 plot

This is the most common family layout. Living 12'×15' with a dining nook 8'×9', kitchen 8'×9' with utility 4'×6', master bedroom 11'×13' with attached bathroom 5'×8', second bedroom 10'×12' and a common bathroom 5'×7' near the living room for guests. Two bathrooms add cost but avoid the morning queue, and resale buyers expect them. For G+1 options on this plot size, see our 1000 sq ft house plan guide.

4. Family 2 BHK with parking on a 30×40 plot

The extra width lets you park one car at the front and still keep generous rooms: living 13'×16', dining 9'×10', kitchen 8'×10' with utility, master bedroom 12'×14' with attached bathroom and a 6-ft wardrobe wall, second bedroom 11'×12', common bathroom and a small pooja niche. The rear bedrooms stay quiet and away from the road, and the car porch doubles as a shaded entry.

5. 2 BHK house plan in a village

On larger rural plots the priorities change: cross-ventilation, a shaded verandah and outdoor work space matter more than squeezing area. A good 2bhk house plan in a village places an 8'-deep verandah across the front, a central living room 13'×15', two bedrooms of 12'×12' on either side, and a kitchen 9'×10' at the back opening onto a courtyard or yard. Bathrooms can sit at the rear corner with an outside door as well. Keep the plinth higher than the surrounding ground to guard against waterlogging.

6. Two 2 BHK units on G+1

Many NCR owners build a 2 BHK for the family on the ground floor and a matching 2 BHK above to rent or for a married child. Each floor repeats layout 3 or 4, with a staircase of about 8'×13' at the front or side so the upper unit gets independent entry. Stacking kitchens and bathrooms directly over each other keeps drainage simple. If you expect to need a third bedroom soon, compare these with our 3 BHK house plan layouts before you finalise.

Orientation, Setbacks and Vastu for a 2 BHK Plan

Setbacks decide how much of the plot you can actually build on. Front, rear and side setbacks and ground coverage limits vary by authority (MCD, DTCP, Noida Authority, GDA and others) and by plot size, so confirm the numbers for your plot before drawing the first line.

Orientation shapes where rooms go. In north India, west-facing bedrooms heat up badly on summer afternoons, so put the living room or a buffer such as a balcony or staircase on the west where possible. North and east light is softer and suits living rooms and kitchens.

Vastu texts traditionally recommend the kitchen in the south-east, the master bedroom in the south-west, the pooja space in the north-east and the entrance on the north or east. On a small plot not every preference will fit; we plan for function and daylight first and use practical adjustments, such as the cooking direction or furniture placement, rather than forcing an awkward plan.

Setback and coverage rules change and differ between authorities; always verify on the official portal or with your architect.

2 BHK House Plan 3D Views: Are They Worth It?

A 2 bhk house plan 3d view helps you see the elevation, room proportions and furniture fit before construction starts. For a compact home it is most useful for three things: checking that the master bedroom takes a bed plus wardrobe without crowding, testing elevation colours and materials, and showing the family how the living-dining space will feel. A flat 2D plan remains the drawing your contractor builds from, so treat 3D as a decision tool, not a substitute.

2 BHK Construction Cost by Floor (2026)

The table uses our calculator rates for structure and finishing at NCR base rates (Noida = 1.0). Multiply by 1.08 for Gurugram, 1.05 for Delhi and 0.97 for Faridabad, Ghaziabad or Greater Noida.

ConfigurationBuilt-up areaBasic (₹1,650–2,050)Standard (₹2,050–2,850)Premium (₹2,850–4,200)

Two 2 BHK units (G+1)1,700 sq ft₹28.1–34.9 lakh₹34.9–48.5 lakh₹48.5–71.4 lakh

These are indicative 2026 ranges and exclude design fees, approvals, boundary wall, borewell and interiors. The upper floor of a G+1 often costs a little less per sq ft because it shares the foundation. Common Mistakes in 2 BHK Plans

  • Undersized master bedroom: a 10'×10' room cannot take a queen bed and a proper wardrobe.
  • Bathroom opening into the living room: place the common bathroom off a short lobby instead.
  • No staircase provision: adding a floor later becomes costly if the columns and foundation were not designed for it.
  • Kitchen without cross-ventilation: an exhaust alone is not enough in NCR summers; give it a window or a utility door.
  • Ignoring storage: plan wardrobe walls and a loft at drawing stage, not after the plaster is done.

Get Your 2 BHK Plan Drawn Properly

Layouts from the internet rarely match your exact plot dimensions, road side or local bye-laws. A properly drawn 2 BHK plan includes a dimensioned floor plan, a column and structural layout from a qualified structural engineer, electrical and plumbing drawings, an elevation, and a sanction drawing that matches your authority's rules. It also locks room sizes before the contractor quotes, which is the simplest way to keep costs under control.
