A 4 BHK house plan typically needs 2,000 to 2,800 sq ft of built-up area, which on most Delhi NCR plots means a G+1 home on 150 to 250 sq yd, or a single-floor home only on large plots of around 50×60 and above. The best four bedroom house plan in India splits the family between floors, keeps one bedroom on the ground floor for elderly parents or guests, and plans parking and the staircase first. Below are five 4 BHK layouts with room sizes, plot sizes, orientation notes and 2026 construction costs by floor.
What Makes a 4 BHK Plan Work
With four bedrooms, the plan is really about zoning: public spaces, a guest or parents' room, and a private family floor. These are the room sizes we typically start from:
- Drawing / formal living: 13'×16' to 15'×18'
- Family lounge: 12'×14', usually on the first floor
- Dining: 10'×12' for six to eight seats
- Kitchen: 9'×12' with a 5'×7' utility and a store
- Master bedroom: 13'×15' to 14'×16', with a 5'×8' or larger bathroom and a dressing area 6'×7'
- Bedrooms 2 to 4: 11'×12' to 12'×14', each ideally with an attached bathroom
- Pooja room: 5'×6'
- Staircase: about 9'×14' for a comfortable dog-legged stair; leave space for a future lift shaft of roughly 5'×5' if you may need one
- Parking: 9'×16' per car, or a full stilt floor on larger plots
Many NCR families want an attached bathroom for every bedroom, plus a powder room for guests. Bathrooms are among the costliest spaces per sq ft, so plan them carefully.
Five 4 BHK Layouts by Plot Size
| Layout | Plot size | Floors | Approx. built-up | Parking |
|---|---|---|---|---|
| 1. Compact duplex 4 BHK | 30×40 (1,200 sq ft) | G+1 | 1,900–2,000 sq ft | One car |
| 2. Standard G+1 4 BHK | 30×60 (200 sq yd) | G+1 | 2,400 sq ft | Two cars |
| 3. Corner-plot 4 BHK | 40×50 corner | G+1 | 2,600–2,800 sq ft | Two cars, side entry |
| 4. Stilt + two floors | 25×50 to 30×50 | Stilt+2 | 2,000–2,200 sq ft (excl. stilt) | Stilt |
| 5. Single-floor 4 BHK | 50×60 and above | G | 2,000–2,200 sq ft | Open or porch |
1. Compact duplex 4 BHK on a 30×40 plot
Ground floor: car porch at the front, living-dining 12'×20', kitchen 8'×10' with utility, parents' bedroom 11'×12' with attached bathroom and a powder room under the stair. First floor: master bedroom 12'×14' with bathroom, two bedrooms of 10'×12' sharing one bathroom, and a small balcony. It is tight, and this is the smallest plot where a 4 room house plan makes sense; the room sizes step down from the ideal list above.
2. Standard G+1 4 BHK on a 30×60 plot
The most popular NCR configuration. Ground floor (about 1,300 sq ft): two-car parking at the front, drawing room 13'×16', dining 10'×12', kitchen 9'×12' with utility and store, guest or parents' bedroom 12'×13' with attached bathroom, pooja room 5'×6' and powder room. First floor (about 1,100 sq ft): master suite 13'×15' with dressing and bathroom, two bedrooms of 11'×13' with attached bathrooms, and a family lounge 12'×13' opening onto a front balcony. Our G+1 house design ideas cover elevation and staircase options for this type of home.
3. Corner-plot 4 BHK on a 40×50 plot
Two open sides let you separate entries: the main door on one road and a service or kitchen entry on the other. Place a double-height drawing room 14'×18' on the corner for a strong elevation, with dining 10'×12' and kitchen 9'×12' behind it and a guest bedroom 12'×13' on the ground floor. Upstairs, the master suite 14'×16', two bedrooms of 12'×13', all with bathrooms, and a lounge overlooking the double-height space. Corner plots often have setbacks on both road sides, so check the buildable area carefully before planning.
4. Stilt plus two floors on a 25×50 or 30×50 plot
Where the plot is narrow, a stilt floor for parking frees the upper floors entirely for living. First floor: living 12'×16', dining 9'×11', kitchen 8'×10', and a bedroom 11'×12' with bathroom. Second floor: master bedroom 12'×14' with bathroom, two bedrooms of 11'×12' with a shared or attached bathroom, and a small lounge. Stairs become a daily climb, so plan the structure to take a small lift, even if you install it later. Whether stilt floors are permitted, and how they count towards height and FAR, varies by authority.
5. Single-floor 4 BHK on a large plot
On plots of 300 sq yd and above, or on farm plots, everything can sit on one level: living 15'×18', dining 11'×12', kitchen 10'×12' with store and utility, master bedroom 14'×16' with dressing and bathroom, three bedrooms of 12'×13' each with a bathroom, and a pooja room. Arrange the bedrooms around a courtyard or along a garden-facing wing, so every room gets light and cross-ventilation without long dark corridors. This is the most comfortable 4 BHK for elderly family members but uses the most land.

On a 4 BHK plot, setbacks, ground coverage, FAR and height limits together decide whether you need a single floor, G+1 or stilt plus two. These rules differ between MCD, DTCP Haryana, the Noida and Greater Noida authorities and GDA, and they change over time, so confirm them for your specific plot.
For comfort, keep the master bedroom and main living spaces away from direct west sun, use the staircase, stores and bathrooms as a buffer on the west or south-west, and give the kitchen morning light from the east where you can.
Vastu texts traditionally place the master bedroom in the south-west, the kitchen in the south-east, the pooja room in the north-east and guest rooms in the north-west. With four bedrooms there is usually enough flexibility to follow these without sacrificing daylight. Our approach is architect-led: function first, and remedies that do not need demolition.
Bye-law limits vary by authority and plot; always verify on the official portal before submitting drawings.
4 BHK House Plan 3D and Walkthroughs
For a home of this size, a 4 bhk house plan 3d model is money well spent. It lets you check the double-height space, staircase headroom, the view from the entrance and the elevation materials before construction. Ask for a furnished walkthrough of the ground floor and at least two elevation options; changing a render costs very little compared to changing concrete.
4 BHK Construction Cost by Floor (2026)
Figures are based on our calculator rates for structure and finishing at NCR base (Noida = 1.0), using the standard 30×60 G+1 layout. Multiply by 1.08 for Gurugram, 1.05 for Delhi or 0.97 for Faridabad, Ghaziabad and Greater Noida.
| Floor / configuration | Built-up area | Basic | Standard | Premium |
|---|---|---|---|---|
| Ground floor | 1,300 sq ft | ₹21.5–26.7 lakh | ₹26.7–37.1 lakh | ₹37.1–54.6 lakh |
| First floor | 1,100 sq ft | ₹18.2–22.6 lakh | ₹22.6–31.4 lakh | ₹31.4–46.2 lakh |
| G+1 total | 2,400 sq ft | ₹39.6–49.2 lakh | ₹49.2–68.4 lakh | ₹68.4 lakh–₹1 crore |
| Single-floor 4 BHK | 2,000 sq ft | ₹33–41 lakh | ₹41–57 lakh | ₹57–84 lakh |
Most 4 BHK homes in Gurugram and Delhi are built at standard or premium specification, so expect a G+1 of this size in Gurugram to cost roughly ₹53–74 lakh at standard rates. These are indicative ranges, excluding design fees, approvals, boundary wall, lift and interiors. Run your own numbers through the construction cost calculator.
Is 4 BHK the Right Size?
- Choose 4 BHK if you have a joint family, regular long-stay guests, or need a dedicated home office alongside three bedrooms.
- Consider a 3 BHK plus lounge if the fourth room would mostly sit empty; a first-floor lounge can be converted later. Compare our 3 BHK house plan layouts.
- Think about rental income: on a 30×60 plot, some owners prefer a 3 BHK per floor across G+2 instead, keeping one floor to rent.
Get Your 4 BHK Plan Drawn Properly
A 4 BHK is a large investment, and the drawings should match it: dimensioned plans for every floor including the terrace, a structural design by a qualified structural engineer (critical for double-height spaces, cantilevered balconies and any future lift or floor), coordinated electrical, plumbing and HVAC drawings, working elevations and a sanction set that meets your authority's bye-laws. Fixing all of this on paper keeps the contractor's quote honest and avoids costly site changes.
