A stilt parking house design lifts the entire building onto columns so the ground level becomes covered parking, with the entrance lobby, stair, lift and meter room tucked into the same space. Stilt plus four floors is the common builder-floor format across Delhi NCR, typically giving one self-contained flat per floor. This guide explains how stilt + 4 floors works, what to check in the rules, three layouts with room sizes, the structural points that matter, and a floor-by-floor cost at 2026 rates.

What "Stilt + 4 Floors" Means

The stilt is an open, column-supported level at ground, used for parking and access. Above it sit four residential floors, usually one flat each, topped by the terrace, stair mumty, lift machine room or overhead space and water tanks. Owners typically keep one floor, give one to family and sell or rent the rest, which is why the format dominates plotted colonies in Gurugram, Delhi and Faridabad.

  • Why stilt: it solves parking for four households without giving up a living floor, and it lifts homes away from street dust and noise.
  • Why not a plain G+3: without the stilt, ground-floor parking eats into the ground-floor flat, and there is rarely room to park four families' cars.
  • What it demands: a lift, a well-lit stilt, a column grid that suits both cars and flats, and a structural design that deals with an open ground storey.

Stilt Parking Rules in Delhi and NCR: What to Check

Stilt rules are where owners most often get wrong information. Each authority treats stilts differently, and the rules are revised from time to time. Check these points for your specific plot:

  • Number of floors: whether your plot is eligible for stilt plus four, or only stilt plus three or fewer. In Haryana, the stilt-plus-four policy has been revised over the years and was paused at one stage, with conditions linked to factors such as road width and plot eligibility.
  • FAR treatment: in many cases a stilt kept open for parking is not counted in FAR, but conditions apply.
  • Stilt height: bye-laws usually control the stilt's clear height and the overall building height. Do not assume a figure; confirm it.
  • Use: the stilt must generally stay open for parking. Enclosing it into rooms or shops is a common cause of trouble with completion and occupancy certificates.
  • Dwelling units and parking: some authorities cap the number of units per plot and require a minimum number of parking spaces per unit.
  • Fire and structural requirements: taller residential buildings can trigger fire safety provisions and structural safety certification.

Disclaimer: permissible floors, stilt height and FAR treatment differ between MCD, DTCP Haryana, the Noida and Greater Noida authorities, GDA and other bodies, and change over time. Confirm the current rules on your authority's official portal or with a registered architect before design.

Planning the Stilt Level

The stilt is a car park first, so the column grid should be set by the parking bays, not dropped in wherever the rooms above happen to have a wall. For bay, gate and ramp sizes, see our car parking design for home guide.

  • Column spacing: two cars side by side between columns need roughly 17–18 ft clear between column faces; one car needs about 9–10 ft.
  • Core position: put the stair, lift and lobby to one side or the rear, so they do not split the parking.
  • Services: a meter room for all flats, a small guard or utility room, a car-wash point with drain, and sufficient lighting on a timer or motion sensor.
  • Drainage and levels: keep the stilt floor above road level with a gentle ramp inside the plot, and slope the floor to channel drains at the gate.
  • Security: a strong gate and grills between columns where the rules permit, without turning the stilt into an enclosed room.

Layout 1: 200 Gaj (30'×60'), Stilt + 4 with a 3BHK per Floor

About 1,250 sq ft covered per floor. Stilt: three to four cars, two side by side at the front and one or two behind, depending on column spacing.

  • Stilt: lobby 8'×10', stair 8'×13', lift shaft 5'×5', meter room 4'×8', guard room 6'×8'
  • Living-dining: 14'×22'
  • Kitchen: 10'×11', with utility balcony 4'×8'
  • Master bedroom: 13'×14', with attached bathroom 5'×9'
  • Bedroom 2: 12'×12', with attached bathroom 5'×7'
  • Bedroom 3: 11'×12'; common bathroom 5'×7'
  • Front balcony: 5'×14'

A skylight or openable glazing over the stair brings light into the middle of this 60 ft deep plan. Our 200 gaj house design guide compares this format with a G+1 villa on the same land.

Layout 2: 300 Gaj (45'×60'), Stilt + 4 with a 4BHK per Floor

About 1,750 sq ft covered per floor, the size many buyers look for in premium builder floors. Stilt: four to five cars.

  • Stilt: lobby 10'×12', stair 8'×14', lift shaft 6'×6', meter and guard rooms
  • Living: 15'×18'; dining 12'×14'
  • Kitchen: 10'×12', with utility 5'×8'
  • Master bedroom: 14'×16', with dressing 6'×8' and bathroom 6'×10'
  • Bedrooms 2 to 4: 12'×13', 12'×12' and 11'×12', each with an attached bathroom
  • Servant room: 8'×10', with toilet 4'×6', entered from the utility
  • Front and rear balconies: 5'×18' and 4'×12'

Layout 3: 125–140 Gaj (25'×45' to 25'×50'), Stilt + 3 or 4 with a 2BHK per Floor

About 850–900 sq ft covered per floor. On a 25 ft frontage, the stilt takes one car comfortably and a second in tandem; side by side is very tight once columns and the stair are placed.

  • Stilt: two cars in tandem, two-wheelers, stair 7'×12' and lift 5'×5' at the rear or side
  • Living-dining: 12'×18'
  • Kitchen: 8'×10', with a 3'×5' utility balcony
  • Master bedroom: 12'×13', with bathroom 5'×8'
  • Bedroom 2: 11'×11'; common bathroom 4'6"×7'
  • Front balcony: 4'×12'

Structural and Orientation Points

  • Open ground storey: a stilt has no infill walls, so it is much less stiff than the floors above. Delhi NCR lies in a relatively high seismic zone, and this "soft storey" effect must be addressed in the structural design by a qualified structural engineer.
  • Columns straight through: columns must run from foundation to roof without shifting. The flat layouts above have to fit the parking grid, not the other way round.
  • Foundation for the full height: design for all five levels plus the lift and tanks, even if you build in phases.
  • Orientation: on west- and south-facing plots, put the stair and lift core on the hot side as a buffer; on north- and east-facing plots, keep the living room and balcony at the front.

Stilt + 4 Construction Cost, Floor by Floor (2026)

Our construction rates are ₹1,650–2,050 per sq ft (basic), ₹2,050–2,850 (standard) and ₹2,850–4,200 (premium). A stilt has little brickwork, no doors, windows or bathrooms and simpler finishes, so from the stage split our calculator uses, we plan it at about 55–65 per cent of the full floor rate. Our plot-size guides count the stilt at the full rate to stay conservative, so their totals run slightly higher. Figures below are for the 200 gaj layout at NCR base rates and exclude land, design fees, approvals, lift, boundary wall and interiors.
