30x30 House Plan: 900 Sq Ft Layouts for Square Plots

A good 30 by 30 house plan fits a comfortable 2BHK on one floor or a 3BHK over ground plus one, on a 900 sq ft square plot. Square plots are easier to park on and light from the front than narrow ones, but their centre gets dark quickly, so the best layouts arrange rooms around a central living space or a skylit stair. Why a 30x30 Square Plot Plans Differently

• Wide frontage: 30 ft lets you place a car and a full living room side by side at the front, which a 20-ft plot cannot.
• Short depth: only two bands of rooms fit front to back, so there is no long, dark middle zone as on a 20×45 plot.
• Dark centre: the middle of a square plan is far from every outside wall. With neighbours on two or three sides, a central light source is almost essential.
• Setbacks bite harder: where an authority requires side or rear open space, a square plot loses area on more faces than a deep one. Rules vary by authority and plot, so check yours before design.

The layouts below assume roughly 700–750 sq ft of covered area per floor. Your actual figure depends on the bylaws that apply to your plot.

Layout 1: 30x30 House Plan 2BHK on a Single Floor

The square shape suits a "living in the middle" plan, where every room opens off one central space and corridors disappear.

• Front open space: car parking beside a small entrance porch
• Living room: 12'×14', facing the road
• Dining: 8'×9', in the centre, lit by a skylight or clerestory window above
• Kitchen: 8'×9', opening onto the dining, with a 3'×5' wash area
• Master bedroom: 11'×12', with attached bathroom 4'6"×7'
• Second bedroom: 10'×10'
• Common bathroom: 4'6"×7'
• Staircase to terrace: 6'×10', in one corner

Put both bedrooms along the rear wall, with the bathrooms between them, so each bedroom gets a rear window and the bathrooms share a plumbing wall. Layout 2: 3BHK on G+1 around a Skylit Stair

Placing the staircase in the centre and topping it with a skylight or glass-louvred mumty turns the stair core into the light well that a square plan needs.

Ground floor

• Car parking: 10'×16', one front corner
• Living room: 13'×14', other front corner
• Central dog-legged staircase: 7'×10', with dining 9'×10' beside it
• Kitchen: 8'×10', rear south-east corner where orientation allows
• Guest or parents' bedroom: 10'×11', with attached bathroom 4'6"×7'
• Powder room: 4'×5', under or beside the stair

First floor

• Master bedroom: 12'×13', with attached bathroom 5'×8' and a 4'×6' dressing niche
• Third bedroom: 10'×11'
• Common bathroom: 4'6"×7'
• Family lounge: 10'×12', over the parking, opening onto a 4'×12' front balcony

Keep the first-floor bathrooms directly above the kitchen and ground-floor baths. The central stair also means no bedroom door opens onto the living room, which is a real privacy gain on a small plot.

Layout 3: Two Independent 2BHK Floors

A 30-ft frontage makes it easy to give an upper floor its own entrance, which is why square plots work well for owner-plus-rental homes.

• Ground floor (rental or parents): living-dining 12'×16', kitchen 7'×9', two bedrooms of 11'×11' and 10'×10', two bathrooms of 4'6"×7'.
• External staircase: 3'6"–4' wide along one side, starting from the front open space so tenants never pass through the ground-floor home.
• First floor (owner): same plan mirrored, with a bigger front balcony and the internal stair to the terrace.

Separate electricity and water meters and a stacked services shaft keep the two units independent. If the ground floor is for elderly parents rather than a tenant, add a connecting internal door at the stair landing.

Orientation and Vastu for a Square Plot

Square plots are often preferred in Vastu texts, which traditionally regard a square as a balanced shape. In practice, the road side decides the plan.

Vastu traditionally asks for the centre (Brahmasthan) to be kept open and light. On a square plot, the central dining or skylit stair in Layouts 1 and 2 does this naturally. 30x30 Elevation and 3D Planning

A 30-ft front is wide enough to balance one solid mass against one open element. Common approaches:

• Asymmetric front: a solid, stone-clad volume over the parking against a lighter, glazed living room side.
• Full-width balcony with planters: shades the living room glass and softens the front.
• Stair-tower feature: if the stair is on the front, express it with louvres or a jaali.
