Boundary wall construction cost in Delhi NCR in 2026 is typically about ₹2,400 – ₹3,800 per running foot for a 6 ft high, 9" brick wall with RCC pillars, a proper foundation, plaster and exterior paint on both faces. Cheaper options such as precast concrete panel walls cost roughly ₹900 – ₹1,600 per running foot, while stone-clad or grille-topped front walls cost more. This guide shows the per-running-foot rate by wall type, what makes up that rate, worked examples for common plot sizes and how to calculate the cost of your own compound wall.

Boundary Wall Cost Per Running Foot by Wall Type

Contractors usually quote a compound wall cost per running feet (rft), meaning per foot of wall length at a stated height. The ranges below are indicative 2026 NCR base rates for a wall about 6 ft high above ground, including foundation, and assume normal soil and reasonable site access. Treat them as planning figures, not fixed prices.

Wall type (about 6 ft high)Indicative cost per rft (2026)Where it suits
9" brick wall, RCC pillars, plastered and painted both sides₹2,400 – ₹3,800Most urban homes; strong, easy to finish and clad
AAC or concrete block wall with RCC pillars and tie beam₹2,000 – ₹3,200Faster build; needs good plaster and waterproofing
Half wall (about 3 ft) with MS grille or louvres above₹2,300 – ₹3,800Home fronts that need light and visibility
4.5" brick wall with closely spaced pillars₹1,600 – ₹2,400Low walls only; weak as a tall boundary wall
Precast concrete panel wall (panels between precast posts)₹900 – ₹1,600Farmhouses, large plots, factories, quick fencing
Chain-link or barbed-wire fence on angle or concrete posts₹250 – ₹600Agricultural land, temporary or secondary boundaries

Apply your city factor to these rates: roughly 1.08 for Gurugram, 1.05 for Delhi, 1.0 for Noida and 0.97 for Faridabad, Ghaziabad and Greater Noida, the same factors our construction cost calculator uses for the house itself.

What Makes Up the Per Running Foot Rate

A boundary wall looks simple, but most of its cost is below eye level. The breakdown below is for the most common case, a 6 ft high 9" brick wall with RCC pillars about every 10 ft.

ComponentIndicative ₹ per rftNotes
Excavation, PCC and footing₹500 – ₹900Depth and width depend on soil and wall height
RCC plinth beam₹250 – ₹400Ties the wall together and resists settlement cracks
RCC pillars with footings (share per rft)₹300 – ₹500Closer spacing or larger gate pillars cost more
9" brickwork, 6 ft high₹950 – ₹1,200Bricks, mortar and labour
Plaster and exterior paint, both faces₹300 – ₹600About 12 sq ft of face per rft at ₹25 – ₹50 per sq ft
Coping on top₹80 – ₹150Sloped RCC or stone coping with drip
Totalabout ₹2,400 – ₹3,800Before cladding, grille, gate and GST

As a thumb rule, each extra foot of height on a 9" brick wall adds very roughly ₹250 – ₹400 per rft, but tall walls also need bigger footings and pillars, so have the engineer check anything above about 7 ft. Decorative finishes such as stone cladding (about ₹150 – ₹350 per sq ft of face) or exterior tiles (about ₹100 – ₹220 per sq ft) are extra; our boundary wall design guide compares these finishes and design ideas.

How to Calculate Boundary Wall Cost for Your Plot

A simple boundary wall cost calculator works in four steps:

  1. Measure the running length. Add every side you need to build, then subtract the gate opening. Leave out any side where a neighbour's wall already stands and is shared by agreement.
  2. Pick the wall type and height for each side. Many owners build a designed front wall and plain side and rear walls.
  3. Multiply length by the per-rft rate, then by your city factor.
  4. Add the extras: main gate, gate pillars, grille, cladding, lighting, meter box niche and GST if not included.

Worked examples (9" brick wall, 6 ft, NCR base rate)

PlotApprox. wall lengthEstimated wall cost
100 sq yd (30' × 30'), 10 ft gateabout 110 rft₹2.6 – ₹4.2 lakh
200 sq yd (30' × 60'), 12 ft gateabout 168 rft₹4.0 – ₹6.4 lakh
500 sq yd (50' × 90'), 15 ft gateabout 265 rft₹6.4 – ₹10.1 lakh
1 acre farmhouse, square plot, precast panel wallabout 835 rft₹7.5 – ₹13.4 lakh
1 acre farmhouse, square plot, 9" brick wallabout 835 rft₹20 – ₹32 lakh

For a 200 sq yd plot in Gurugram, multiply by 1.08 and the wall comes to roughly ₹4.4 – ₹6.9 lakh before the gate. In colonies where side walls are shared with neighbours, the length, and the cost, can fall sharply.

Factors That Push the Cost Up or Down

  • Soil and levels: filled or soft ground, or a neighbour's plot at a different level, needs deeper footings or a proper retaining wall, which is designed and priced differently.
  • Height: bye-laws and society rules often limit height, especially on the road side and on corner plots; confirm the limit before designing.
  • Pillar spacing and size: heavy gates need larger RCC pillars; long walls need movement joints.
  • Finish: plain plaster and paint on sides and rear, and cladding only on the front, keeps the average rate down.
  • Access: narrow lanes in older Delhi colonies add material handling cost.
  • Material prices: bricks, cement and steel rates move through the year, so check how long a quote is valid.

When you collect quotes, ask each contractor to state the wall height above ground, footing depth, brick or block type, pillar size and spacing, plinth beam size, plaster and paint specification, coping detail and whether GST is included. Two quotes that differ by several hundred rupees per running foot are often describing two very different walls. A written specification, ideally with a simple section drawing, is the only reliable way to compare them.

Is the Boundary Wall Included in House Construction Cost?

Usually not. A per-sq-ft house construction rate covers the building's structure and finishing; the boundary wall, main gate and external paving are almost always priced separately, as explained in our guide to house construction cost per sq ft. When comparing contractor quotes, check whether the wall is included, at what height and with which finish.

Most boundary wall cracks start underground. Spend on the footing and plinth beam first; finishes can always be upgraded later.

Ways to Save Without Weakening the Wall

  • Build the wall along with the house foundation work, when excavation equipment and labour are already on site.
  • Use precast panels on long rear or side boundaries of large plots, and brick only at the front.
  • Keep the design simple on sides and rear; one well-detailed front wall does the visual work.
  • Agree a shared wall with neighbours in writing where the layout allows it.
  • Do not reduce foundation depth, skip the plinth beam or thin the wall to save money; repairs cost far more.

On poor soil, tall walls or where the wall retains earth, get the footing designed by a qualified structural engineer.
