Builder floor construction cost in Delhi NCR in 2026 is typically ₹2,050–2,850 per sq ft of built-up area at standard specification, with basic builds from about ₹1,650 and premium floors up to ₹4,200 or more. On a 300 gaj plot with stilt plus four floors of about 1,750 sq ft each, that works out to roughly ₹1.63–2.32 crore for the building, or about ₹41–58 lakh per floor once the stilt is shared out. This guide gives floor-wise construction cost, city-wise rates, the extras outside the per-sq-ft figure, and how to keep a builder-floor project on budget.
What Builder Floor Construction Cost Covers
A builder floor, or independent floor, is one self-contained flat per level in a low-rise building, usually over a stilt. Whether you are an owner building for your family, a small developer, or co-owners splitting a plot, the construction cost is the same calculation: built-up area of every level multiplied by a rate for the specification, adjusted for city.
The per-sq-ft rates in this guide cover structure and finishing: foundation, RCC frame, brickwork, plaster, flooring, electrical, plumbing, doors and windows, and painting. They exclude land, design fees, approvals, the lift, interiors and the other items listed later. If you are still deciding whether this format suits you, our comparison of independent floors and apartments in NCR covers the lifestyle side.
Builder Floor Cost Per Sq Ft by Specification and City (2026)
These are the rates our construction cost calculator uses, with the NCR city multipliers applied: Gurugram 1.08, Delhi 1.05, Noida 1.00, and Faridabad, Ghaziabad and Greater Noida 0.97.
| Specification | Noida (base) | Delhi | Gurugram | Faridabad / Ghaziabad / Greater Noida |
|---|---|---|---|---|
| Basic | ₹1,650 – 2,050 | ₹1,733 – 2,153 | ₹1,782 – 2,214 | ₹1,601 – 1,989 |
| Standard | ₹2,050 – 2,850 | ₹2,153 – 2,993 | ₹2,214 – 3,078 | ₹1,989 – 2,765 |
| Premium | ₹2,850 – 4,200 | ₹2,993 – 4,410 | ₹3,078 – 4,536 | ₹2,765 – 4,074 |
Most builder floors meant for sale in good sectors are built at the upper end of standard or at premium, with vitrified or stone flooring, branded fittings, a modular kitchen and a designed elevation. Floors built purely for rent are often at basic or lower-standard specification.

Worked example: a 300 gaj (2,700 sq ft) plot with about 1,750 sq ft covered per level, a stilt and four floors, at NCR base rates. A stilt has little brickwork, no bathrooms, doors or windows and simpler finishes, so based on the stage split in our calculator we plan it at about 55–65 per cent of the full floor rate.
| Level | Area | Basic | Standard | Premium |
|---|---|---|---|---|
| Stilt | 1,750 sq ft | ₹15.9 – 23.3 lakh | ₹19.7 – 32.4 lakh | ₹27.4 – 47.8 lakh |
| Each residential floor | 1,750 sq ft | ₹28.9 – 35.9 lakh | ₹35.9 – 49.9 lakh | ₹49.9 – 73.5 lakh |
| Total, stilt + 4 | 8,750 sq ft | ₹1.31 – 1.67 crore | ₹1.63 – 2.32 crore | ₹2.27 – 3.42 crore |
| Per floor, stilt shared | — | ₹32.8 – 41.7 lakh | ₹40.8 – 58.0 lakh | ₹56.7 – 85.4 lakh |
In Gurugram, the standard-specification building comes to roughly ₹1.76–2.50 crore, and in Delhi about ₹1.71–2.44 crore. For a smaller 200 gaj plot, the floor-by-floor figures are worked out in our stilt parking house design guide, where stilt + 4 at standard specification comes to about ₹1.17–1.66 crore.
What Moves Your Cost Within the Range
Two builder floors of the same size and specification can still land at opposite ends of a range. The usual reasons:
- Number of bathrooms: each bathroom adds plumbing, waterproofing, tiling and sanitaryware. A 4BHK floor with five toilets costs noticeably more per sq ft than a 3BHK with three.
- Soil and foundation: filled or weak soil, a high water table or a basement pushes the foundation well beyond its usual share.
- Site access: narrow lanes in older Delhi colonies, restricted truck timings and no space to store material all add labour and handling cost.
- Neighbouring buildings: party walls and old adjoining structures may need protection during excavation.
- Elevation and glazing: large glass, stone cladding and projecting frames can move the rate more than any internal finish.
- Flooring: imported marble or large-format tiles versus standard vitrified tiles is often the biggest single finish decision on a sale floor.
- Phasing: building floors years apart means remobilising and redoing terrace waterproofing, so it usually costs more overall than building in one go.
Does One Floor Cost More Than Another?
The middle floors cost almost exactly the same. The differences sit at the bottom and top of the building:
- Foundation and stilt: the foundation is sized for the whole building and is spent before any flat exists. Treat it as a shared cost, not a ground-floor cost.
- Top floor: carries the terrace waterproofing, parapet, stair mumty, lift overrun and water tanks. Many owners also add a terrace room or garden, which is extra.
- Common areas: the stair, lift lobby cladding and stilt finishes serve all floors.
When co-owners or family members split a building, the fairest method is usually to share the foundation, stilt, stair, lift, terrace and approvals equally, and to let each owner pay for upgrades inside their own floor. Put this in writing before construction begins.
Costs Outside the Per Sq Ft Rate
Builder-floor budgets most often overrun on items that were never in the per-sq-ft figure. List each one separately in your budget.
- Lift: essential above two floors, both for daily use and resale. Our home lift cost guide covers types and budgets.
- Architectural and structural design, including a structural engineer's design for the full height and the open stilt.
- Approvals and statutory charges, which vary by authority, plot size and number of floors, plus fire safety compliance where applicable.
- Separate electricity meters and water connections for each floor, and sub-meters for common areas.
- Boundary wall, gate and stilt security
- Underground and overhead tanks, often one set per flat, plus pumps
- Elevation upgrades such as stone, HPL or aluminium louvres beyond basic paint
- Interiors: modular kitchens, wardrobes and false ceilings for each floor if selling furnished
- GST on the contract, if not already in the contractor's rate
Building Yourself or Through a Collaboration
Plot owners in Delhi and Gurugram commonly choose between building on their own and a collaboration arrangement, where a builder constructs the building in exchange for some of the floors. Self-building means paying the full construction cost but keeping control of the specification and every floor. A collaboration needs little or no cash from the owner but gives up floors, and quality depends on the builder's specification. Terms vary widely, so have any agreement reviewed by a lawyer and insist on a written specification that is attached to it.
How to Keep Builder Floor Cost in Check
- Fix the drawings first: architectural, structural and services drawings complete before tendering.
- Repeat the floors: identical plans stacked vertically reduce formwork, cutting and plumbing complexity.
- Stack wet areas: kitchens and bathrooms directly above each other on every floor.
- Compare itemised quotes: the same specification sheet for every contractor, compared line by line.
- Buy steel and cement directly in bulk where you can manage the logistics.
- Track stage-wise bills against the stage split: foundation and plinth about 12 per cent, RCC frame and slabs about 23 per cent.
