Warehouse construction cost in India in 2026 typically works out to about ₹1,200 – ₹2,000+ per sq ft of covered area for a complete PEB (pre-engineered steel) warehouse with foundations, industrial flooring and basic services, of which the steel superstructure alone is roughly ₹550 – ₹1,100 per sq ft. An RCC-framed warehouse usually costs more and takes longer, so it only makes sense for smaller, multi-storey or special-purpose buildings. This guide breaks down warehouse construction cost per square foot, compares PEB and RCC, and lists the items that sit outside most quotes.

Warehouse Construction Cost Per Square Foot (2026)

The ranges below are indicative for Delhi NCR in 2026 and assume a single-storey warehouse on a reasonably level plot with normal soil. They are per sq ft of covered (built-up) area and exclude land, approvals and GST.

ScopeIndicative cost per sq ftWhat it usually covers
PEB superstructure, basic₹550 – ₹800Frames, purlins, girts, single-skin roof and wall sheeting, gutters, erection
PEB superstructure, heavier specification₹800 – ₹1,100+Taller eaves, wider spans, insulated panels, skylights, ventilators, crane or mezzanine provisions
Complete PEB warehouse (turnkey)₹1,200 – ₹2,000+PEB plus foundations, plinth, industrial floor, drainage, basic electrical and plumbing
RCC-framed warehouse, single storeyTypically above the turnkey PEB range for the same spanRCC columns and beams with steel-truss or RCC roof, floor and basic services

These figures agree with the component costs in our PEB structure guide, which explains how frames, purlins, cladding and accessories are designed and priced.

Where the Money Goes: Turnkey PEB Warehouse Breakdown

A turnkey warehouse is much more than the steel shed you see. The table splits a typical turnkey rate into its main packages, so you can check which parts a supplier or contractor has actually priced.

PackageIndicative ₹ per sq ftMain cost drivers
Soil test, foundations and plinth₹250 – ₹350Soil bearing capacity, column reactions, plinth height, filling
Industrial floor (VDF / trimix with hardener)₹250 – ₹400Slab thickness, rack and forklift loads, reinforcement or fibres, flatness
PEB superstructure and cladding₹550 – ₹1,100Span, eave height, wind load, sheet thickness and coating, insulation
Rainwater drainage and building civil works₹50 – ₹100Gutters to drains, plinth protection, apron
Basic electrical and plumbing₹100 – ₹200High-bay lighting, power points, toilets, water supply
Turnkey totalabout ₹1,200 – ₹2,150Commonly quoted as ₹1,200 – ₹2,000+

Notice that the floor and foundations together can cost as much as a basic steel superstructure. Owners who compare only the PEB supplier's rate are usually surprised by the final bill.

PEB vs RCC Warehouse: Which Costs Less?

For most single-storey storage and logistics buildings, a PEB warehouse construction cost is lower than RCC once you account for time, spans and the cost of internal columns. The main differences:

  • Span: PEB frames give wide column-free bays that suit racking layouts and truck movement. RCC needs many more columns or very deep beams for the same width.
  • Speed: PEB fabrication runs in the factory while foundations are built on site, so the building is usually ready months earlier. For a leased warehouse, earlier rent often outweighs any small cost difference.
  • Height: tall eaves for high racking are straightforward in steel and costly in RCC.
  • Expansion: a PEB can be extended by adding bays at the end wall.
  • Where RCC wins: multi-storey warehouses, heavy loads on upper floors, small godowns where a simple structure is enough, and some fire or corrosion-sensitive uses.

Many projects combine both: an RCC office, toilet and security block at the front with a PEB storage hall behind. A qualified structural engineer should confirm the system for your loads and site.

Example Budgets by Warehouse Size

These rough totals use the turnkey PEB range of ₹1,200 – ₹2,000 per sq ft. Larger buildings tend to sit towards the lower end per sq ft because fixed costs such as design, mobilisation and end walls are spread over more area; small ones tend to cost more per sq ft.

Covered areaTypical useTurnkey PEB estimate
10,000 sq ftLocal distribution godown, small manufacturer's store₹1.2 – ₹2.0 crore
25,000 sq ftE-commerce or FMCG regional stock point₹3.0 – ₹5.0 crore
50,000 sq ftLogistics or 3PL warehouse₹6.0 – ₹10.0 crore

Add site development, fire-fighting, approvals and GST on top (see below). For owners with a basic budget, a lower rack height, single-skin sheeting and a simpler floor keep the rate towards the bottom of the range; cold storage, temperature control or heavy racking push it well past the top.

Factors That Change the Rate

  • Clear height: taller eaves mean heavier columns, more wall cladding and taller racking; decide rack height first.
  • Floor loading: racking post loads and forklift wheel loads set the floor thickness and reinforcement. Under-designed floors crack and dust.
  • Span and bay spacing: very wide clear spans and long bays increase steel weight per sq ft.
  • Wind and seismic loads: set by location and exposure under the Indian Standards; open sites need heavier bracing.
  • Cladding: single-skin colour-coated sheets are cheapest; PUF or rockwool sandwich panels cost more but cut heat gain.
  • Natural light and ventilation: skylights, ridge vents and turbo ventilators add cost but lower lighting and cooling bills.
  • Docks and doors: dock pits, dock levellers, rolling shutters and canopies are priced separately.
  • Soil: weak or filled ground can need deeper footings or ground improvement, found only through a soil test.
  • Steel prices: PEB quotes are sensitive to steel rates at the time of order, so check the validity period.

Costs Outside Most Warehouse Quotes

Ask for each of these to be listed separately so quotes can be compared on the same basis:

  • Land, stamp duty and any change of land use
  • Architectural, structural and MEP design fees
  • Building plan approval and other statutory clearances, which vary by authority
  • Fire-fighting and detection systems, fire water tank and pumps; many warehouses need a fire NOC, as explained in our guide to fire NOC in Delhi and Haryana
  • Boundary wall and gate; our guide to boundary wall construction cost covers per running foot rates
  • Internal roads, truck parking, hardstanding and external drainage
  • Electrical substation, transformer, DG set and power connection
  • Docks, levellers, racking, material handling equipment
  • Office and amenity block, security cabin, toilets for drivers
  • GST: confirm whether the rate includes it
Compare warehouse quotes on steel tonnage, sheet thickness and coating, floor specification and a clear list of exclusions, never on the headline per sq ft rate alone.

How to Keep Warehouse Construction Cost Under Control

  1. Fix the operation first: rack type and height, dock count, truck sizes and future expansion decide the building, not the other way round.
  2. Get a soil test early so foundations and the floor are designed on real data.
  3. Design the floor properly: it is the part of a warehouse that works hardest and is hardest to repair.
  4. Keep the column grid simple and repetitive to reduce steel weight and fabrication time.
  5. Have the PEB design checked by an independent structural engineer before fabrication.
  6. Plan approvals and fire safety from day one; redesigning after sanction or inspection is far costlier.
