If you need a house plan low budget enough to build for under ₹15 lakh in 2026, plan a simple rectangular 1BHK or 2BHK of about 550–800 sq ft on one floor, at basic to lower-standard specification. At the calculator's basic rate of ₹1,650–2,050 per sq ft, ₹15 lakh covers roughly 730–900 sq ft of structure and finishing, and far less if you also have to pay for approvals, a boundary wall and a borewell out of the same money. This guide shows three low cost house design layouts with room sizes, where the savings really come from, what to never cut, and a cost table you can check against your own budget.

What ₹15 Lakh Actually Buys in 2026

A low budget is not a reason to build badly; it is a reason to build less, and build it simply. The single biggest factor in cost is built-up area, so the first decision is how many square feet your money covers once the extras are set aside.

Keep a 15–20% reserve outside the construction rate for items the per-sq-ft figure does not include: design and structural drawings, sanction fees where applicable, the boundary wall and gate, water and electricity connections, a borewell or tank, and a modest contingency. On a ₹15 lakh total, that leaves about ₹12–13 lakh for the house itself, which at basic specification is roughly 600–780 sq ft.

  • Basic tier (₹1,650–2,050 per sq ft): RCC frame or load-bearing walls, vitrified or Kota floors, standard sanitaryware, economy emulsion paint, MS grills.
  • Standard tier (₹2,050–2,850 per sq ft): better tiles, branded fittings, UPVC or good aluminium windows. At this tier ₹12–13 lakh covers only about 450–600 sq ft.

Most families get more from a well-planned 650 sq ft basic-spec house than a cramped 480 sq ft standard-spec one, especially if the plan lets them upgrade finishes later.

Layout 1: Starter 1BHK (about 450 sq ft)

This is the lowest-cost simple house plan that still works for a couple or a small family, and it is designed to grow. It fits a 20×30 ft or 25×30 ft plot with room for a front open space.

  • Verandah or covered entry: 6'×10'
  • Living room: 11'×13'
  • Kitchen: 7'×9', single-wall platform with a window over the sink
  • Bedroom: 10'×12', with a built-in wardrobe niche
  • Bathroom: 5'×7', with WC and shower in one space
  • Wash area: 4'×6', open to the sky or under a short sheet roof
  • Staircase to roof: provision only, placed on the side wall so a future first floor can use it

Place the kitchen and bathroom back to back so they share one plumbing wall and one drain line. Design the foundation and columns for the final number of floors from day one; strengthening them later costs far more than the extra steel now.

Layout 2: Compact 2BHK (about 700 sq ft)

The most common request for a low budget house plan is a 2BHK, and 700 sq ft is where it becomes comfortable rather than tight. It suits a 25×40 ft or 30×35 ft plot on one floor.

  • Living-cum-dining: 11'×16'
  • Kitchen: 7'×10', L-shaped platform, with a 4'×5' utility behind
  • Master bedroom: 11'×12'
  • Second bedroom: 10'×11'
  • Common bathroom: 5'×7'
  • Small attached toilet to the master bedroom: 4'×6' (optional; dropping it saves the tiling, fittings and extra plumbing of a second bathroom)
  • Front verandah: 5' deep across the living room

Keep the plan a plain rectangle with both bedrooms on the rear or sides for privacy and the living room at the front. For more room-by-room options at this size, see our 2 BHK house plan guide.

Layout 3: 2BHK Built in Two Phases

If ₹15 lakh is what you have today but not what you need forever, build the ground floor now and plan the first floor on paper. This is often the smartest low cost house design, because the expensive part of adding a floor later (foundation, columns, staircase position) is already solved.

  • Phase 1, ground floor (about 650 sq ft): living 11'×14', kitchen 7'×10', one bedroom 11'×12', a second room 9'×10' used as bedroom or study, one bathroom 5'×7', and an external or internal staircase to the roof.
  • Phase 2, first floor (about 650 sq ft): two bedrooms 10'×12' and 10'×11', a bathroom and a small balcony, either as family space or as a separate rental unit if the stair is outside.

If renting the upper floor is the plan, an external staircase gives independent access; our guide to outside staircase design covers the options.

Where the Savings Really Come From

Cheap materials save far less than a disciplined plan. These are the choices that actually lower cost without making the house worse:

  1. A simple rectangular footprint: every extra corner, projection or curve adds wall, formwork and labour. A square-ish rectangle has the least external wall for its area.
  2. Stacked and grouped wet areas: kitchen and bathrooms on one side, one above the other in a two-floor plan, cut pipe runs and leak risks.
  3. Standard door and window sizes: 3'×7' doors and 4'×4' or 5'×4' windows are stock items; custom sizes cost more and take longer.
  4. Fewer, well-placed openings: cross-ventilation needs the right windows, not more windows.
  5. Efficient walling: AAC or fly ash blocks can reduce plaster and structural load; compare the options in our article on AAC blocks vs red bricks.
  6. No false ceiling, no elevation cladding in phase 1: a clean plastered and painted front with a good chajja looks better than cheap cladding.
  7. Final drawings before work starts: changes on site are the most common reason small budgets overrun.

What You Should Never Cut

Some items are cheap to do right during construction and very expensive to fix later.

  • Structural design: have the foundation, columns and slabs designed by a qualified structural engineer for your soil and the final number of floors.
  • Waterproofing: roof, bathroom floors and the damp proof course at plinth level.
  • Plinth height: raise it well above road and neighbouring ground levels so rainwater does not enter.
  • Concealed electrical and plumbing quality: wires and pipes inside walls should be branded and properly sized.

Low Budget House Construction Cost (2026)

The table uses the calculator's base rates (Noida and similar locations, multiplier 1.0). Figures cover structure and finishing but exclude land, design fees, approvals, boundary wall, borewell and interiors.

Get It Drawn Properly

On a tight budget, a proper drawing set is not an extra; it is what stops the money leaking on site. A downloaded plan ignores your plot's setbacks, road side, soil and bye-laws, which vary by authority, so confirm what applies to your plot before finalising. At minimum you need:

  1. A site measurement and a layout that fits your actual plot and setbacks.
  2. A furniture layout in every room, so you know the beds and wardrobes fit before walls go up.
  3. Structural drawings sized for the final number of floors.
  4. Electrical and plumbing layouts, so points are not decided by the contractor.
  5. A bill of quantities, so contractor quotes can be compared line by line.
